- Prefab Pads has brought a European Designed Prefab Home to America. Last week I went to Chicago to check out their line of modular homes that are available now. They’re one of the first companies to successfully bring the Nordic look to America and here is a chance to get a tour of their largest model. In this video I check out their Milla Long, a 456 square foot prefab home with a 64 square foot loft. Watch to learn more about this cool prefab home.

WOW, $150K, that's insane! The whole purpose of these small homes was suppose be the affordability. These should not be more $30K.
For something this luxurious I would spend up to $75k, but agreed on defeating the purpose. This seems very high for the concept.
@@platnumphantasy That is far from luxurious. Seriously
Very overpriced for tiny home living. Dehumidifiers are a must as they get very mildewy. Also windows don't open to let in fresh air. Should have big windows that open from the bottom up for great ventilation.
But it's "Nordic"
@jeff5101 which means "neither genital"
Thank goodness you opened the cabinets.
Haha
Having the washer in the bathroom also means you can come in from exercising or doing yard work and throw the sweaty clothes right into the washer before you take a shower. I would put the bath towel in the dryer so it was nice and warm along with my clothes.
Finally! Something from the Midwest. Show me more!
It is super pricey for that small of a home, and I wish they had something larger.
❤ OMG a dryer in the bathroom is a great idea
The bathroom is the correct location for a washer and/or dryer, albeit there should have been a door to hide them. I did a complete remodel of my last home and the washing machine went in the bathroom. I couldn't do it here since I only replaced some of the existing fixtures and fittings in a very small bathroom.
But you need to time the dryer so you have a warm towel when you step out of the shower
I want mine in the bedroom. It makes more sense.
Kerry, my wife and I enjoy your videos and quirky sense of humor. Keep up the great work.
Dave from Nova Scotia
Price?
Thanks Dave!
@@vickydittfield9822 it's in the vid...so watch it. Not remember where...maybe near the end...as usually is.
Kerry, out in the wild, go to the origin of the deep dish pizza, Uno Pizzeria in Chicago. It is the best ever ! This is coming from a guy that lives on the beach on the Gulf of Mexico.
Seeing a place with your 6 foot plus up in there really helps at understanding the size of each room.
I Love the way you showed the loft area. You did it in a way that really Matters.
At my farm, the washer/dryer lives in the bathroom. You strip, clothes go in the washer, very convenient.
Finally! A small home with compact appliances in the kitchen. I would prefer different windows (transoms and windows that do not go to the floor) and no loft but that’s just me.
I presume these are customizable (for the price), but what you describe is a garden variety prefab -available cheap from many builders.
The premium windows and kitchen are what set this company apart. This is for premium lots and ADUs, not trailer parks.
@@skyak4493 I refer to size not quality. Full size appliances use space that is better allocated for storage. Most prefabs and mobile homes have full size appliances because they tend to cost less than than compact versions. When I renovate my daughter’s rental properties, I have found that the tenants appreciate the smaller, quality appliances.
Windows that go to the floor reduce the functionality of the space. You can get the same visual sense of an expansive space with a large window that is approximately 30-36” from the floor. Transom windows and skylights allow additional natural light.
The windows to the floor are probably a wash cost-wise vs the material and labor of adding a knee wall, a window sill, and wall finishes. Where would you add a transom window?
@@kschleic9053 Yes, it might be a wash cost wise but my point was about functionality, most specifically in furniture placement in very small spaces, not cost. Transom windows are placed above windows or doors. Historically, they would open and allow airflow into a room. Most modern transom windows are fixed. Clerestory windows serve a similar function. They are placed high upon the wall but are not in alignment with windows or doors. They allow additional light into a room while preserving privacy.
@@FGM013 if the concern is just flexibility in furniture placement, a common solution is to apply a blackout film to the inside surface of the window where necessary to keep the sun off the back of the couch or chair.
Thanks Kerry. Really love this one. I agree that the combo of cabin and modern styling is fantastic. Thanks for going to Chicago for this one-my home town during growing up years. I prefer your pronunciation of Waukegan.😉
Glad you like it! Haha I was close 😆
"🤣too many windows 🪟!" Well I think that could be adjusted when designing, decide about the W/D, loft and which direction the corridor goes on. Nice middle of the country manufacturing! Thanks Kerry for going to the locations. ( loft space vs Kerry space=🥇)
🥶🖤🔔👍🏻🥰
Everytime I see one of these videos, I think about what it would look like with a deck, and what that would cost. They look so much better with outdoor space.
Unfortunately at 150k I’d feel like I was being rippped off. No deck in that budget
@@Kevin-wx4un Definitely not “ripped off”. You clearly have not been paying attention to the market. Take a look at high end “park models” that start at $120k for 399sf. This is priced the same per sf and every inch of it is premium quality vs PM "trailer playing dress up".
Counterpoint -I am sick of videos showing $200k tiny homes on $500+ lots. A house that is worth it’s price should be aparent without the million dolar views.
The price of a deck is just a few clicks away.
No range hood. Not good for such a small space. Or is that a hole on the outside of the wall to allow for range hood?
Nordic Steel Systems does a 12’x36 for $70k
I love the Euro style windows that both open and tilt
Mine do that and made in North Texas
Great tour. Sometimes it's nice to see them without furniture because many times they put too much furniture in it and too many knickknacks so you can't actually see the home.
Thank you for another great option Kerry. Just wish they made bigger homes. However, it does check a lot of the boxes.
The big windows always sound cool, but that place needs more standard windows that open so you can get good air flow to vent hot air. The problem with those big windows is they're going to act as a greenhouse in the summer and when the window seals eventually fail, which they will, those will be very expensive to replace.
There is essentially no pantry in that unit, all the kitchen cabinetry is going to hold kitchenware stuff.
They really need to build a unit 200 square feet more. Or two units that can be paired/joined together that overall would give you 200 square feet more. I think 700-800 square feet really hits the sweet spot at small, but extremely livable/comfortable.
I got the impression that all of the windows opened in the same way that the bedroom window opened.😊
@@doloresreynolds8145 there are 2 extra large windows in the living/kitchen area that seem to be fixed panels only, the rest open, that is what I understand and what it looks like.
Wdym window seals? Do you mean the seal between the frame and the moving door part of between the layers of glass?
@@miles5600 between the layers of glass. Window seals fail, it's just a matter of time. Those exposed to direct sunlight fail faster. You can tell a window seal has failed by moisture between the panes or if they're foggy but nothing happens when you try to wipe away the condensation, because the fog is inside the window. In that case, the glass needs to be replaced.
@@cancelbubble6535 maybe this isn’t really a problem with European tilt and turn windows. Overall they’re much better built than American slide windows and in my 30 years of living and having renovated multiple houses that were older than 30 years i’ve never seen those windows condense. They’re usually replaced in most homes after 30 years because of the improvements happening in the window industry, a new trend here where i live is triple pane that’s now seen in pretty much every new installation.
Well thought out design imo. I like it. Thanks for sharing another interesting prefab idea.
You bet, thanks for watching
I had two skylights taken out in the living room of my house, you don’t have to worry about bugs and spider webs. The heat in the Summer in your house isn’t so bad either. The loft doesn’t look very safe. Kids like to roll around an could easily fall from there. If you could have a separate space for a deep sink washer/dryer and cabinet above would give you a utility room. More kitchen and a little less living room. 👍🏻🇺🇸
Your wonderful. Thank you.
Thanks for watching 😃
I really like it. I think it is a very well-designed house!
Thanks for bringing it to us.
Thanks for watching!
I like the German style window.
Yeah they’re cool
I think that it's a European thing, I have encountered them all over, except the UK.
@@anaalves3658i mean they were invented in Germany, but they’re now going all over the world with them also being used in some new construction in the UK. The Netherlands has a mix of UK casement windows and tilt and turn windows, it just depends what people like most cause tilt and turn windows swing in thus also need the space to swing in, UK windows don’t require space cause they swing out.
Very nice design! Great use of space and natural light! I could easily live there or have it as a rental. Thanks for the review.
⭐⭐⭐⭐ Kerry, your honesty & relatable persona comes through your videos. Plus The Pre-Fab homes are looking more appealing lately. Stay Safe & Healthy... Abrazos
Thank you! Appreciate that
I love the windows and home too. Tyvm for what u do. ❤
Thanks for watching
Finally!!! I knew in time they would arrive here in the US!!! This needs a deck! But thanks sooo much Mr. Kerry! I enjoy your videos, funny guy you are.
Thanks for watching Jada!
Having just moved back to Chicago after 18 years of too much Florida, I'm delighted to see a Chicago-based company in this space. I'm considering buying a few acres in unincorporated township of Illinois and placing four or five of these. What a nice way to establish a home in one and make rentals of the others. Call it AirBnB or normal rentals. Either makes great sense.
Kerry as always, thanks for doing the exploring for us. Detailed walk throughs are great. My only suggestion is for Prefab Pads to make an alternate to the loft that would allow the raised roof to allow in the light and then have some storage over the shower and washer/drier stack for boxes. That would be enough for me and still allow the volume of the higher ceiling. Since I am local to these guys, I might make a trek up to see them soon.
" They got the wood on the walls, they got the vault on the ceiling, ...they got the Steely Dan T-Shirt "
Thank you, I was hoping you would feature the east coast.
My pleasure 😃
Don't worry. Only locals know how to pronounce Waukegan. Welcome to Chicago.
Thank you!
Waugh Key Gun
I love the layout, it does seem spacious, I love the windows and the kitchen is very functional. Over-all I really like it. The only 2 negatives to me; the outside could use more curb appeal and the price seems a bit steep. Thanks Kerry for keeping us informed! 😊
Im curious about air & heating?
insulation? wall and ceiling R values?
Yes! You gave us numbers to work with within the space! That's a W for the tall people! 💪🏾💪🏾I'm just slightly taller than you, so I know what to expect if I can score one of these some day. If you're comfortable, I'm likely to be comfortable.
Thanks for this one. Hey, not many of the companies are located in the east, at least as far as I've seen. So it's great to see one we can get without a cross-country delivery fee. I really like this one. Yes, please keep showing the cabinets and closets, just a quick peep. Moving to a tiny home, where will I put all my stuff? is an issue, lol. The mix of cabin and modern just works! I actually like this kitchen, perhaps best of those I've seen for the space. The electric cooktop and oven on the island is sweet! The kitchen is set up so nicely, working in this one would be less cumbersome than in many I've seen. Prefab Pads did an excellent job!
Haha!! The Christmas tree scene was the best!
I love all the windows!
Me too
Looks like a mobile home with a peaked roof.
It is a MH lol.
Washer/Dryer in a bathroom is common here in older homes. Not sure if it's a West Virginia thing or what....but it works. Thx
I'm going to really consider buying the My Milla cabin, great price at only $98k! Although I'd request if it can slightly modify it. Put the bed where the couch goes, small dining table where fridge is, and put fridge between kitchen and bed.
Good Job Terry! Scandinavian style at a more reasonable price! 👊🏽
Thanks for showing us what a kitchen is
My pleasure
This is a great design and floor plan. I appreciate you sharing this on your channel. I want to put one on my vacant property for a rental. Thanks ☺️
Glad you like it, thanks for watching
@@KerryTarnow Keep posting! Love watching. Keep your eyes open please for Hurricane Proof. I am in Florida. Is there such a thing?
Bathroom laundry is also good for taking your dirty clothes off and putting them right into the washing machine ❤ personally I like my washer/dryer in the main closet (I'd LOVE IT in the bathroom with everything)... Anyway. You usually don't run the shower and laundry at the same time so it makes sense to me
Very Nordic
Very!
Thanks for going that extra kilometers, your a trooper.
I enjoy it! Thanks for watching
Seems like a cute small home. Personally I would want at least 1 more room, for an office. I do like the loft idea, which I would use as storage.
Yeah an office would be nice
Whack again Chicago is where you are for this video.
I really like this one! Price isn't crazy!
YAY! A dishwasher! VERY cool windows. Still missing a deep, soaking bathtub...
Glad you like it! Shower could probably be swapped for a tub
Another advantage of washer dryer in bathroom is you can put your dirty clothes right into washer before get into shower. 😀. I did enjoy the tour (always do like how you do these). It does look spacious and i like the 'feel' and layout and all the windows. I love windows as long as it's on private land and rural with lots of nature surroundings...to look at.
I shower mostly, and i really like this one, but i got to have a tub to soak in sometimes so i wonder if there is some kind of portable and removeable structure... that can go into a shower staff for occasional use. Where this stall looks big enough to hold one... to be used temporarily as a a small tub. Seems to me that i saw something like that in an ad many years ago. What i remember too is that it was even foldable and easy to store....until want to place it into shower stall when prefer a bath. I guess i should try on my own to see if i can find it again. Maybe it was a Japanese make is also the impression i have right now.
Great walkthrough. Love the dryer idea. Killer video Kerry. 👍
Sorry for the short & late comment. It was Wrestlemania tonight. I had a full living room. Still, I didn’t want to wait until tomorrow to watch this. 😎
Thanks for tuning in Billy! Hope Wrestlenania was a banger 🙌🏼
I enjoy your videos and the exposure of what is possible. I always wonder how comparable these are to a custom built home. The base price of various prefabs seem to be in the $400+ per sq ft, which seems very high. I welcome a video explaining how prefab is more cost efficient. I always habe the same issue with tiny homes.
I need pull out and pull down cabinets for accessibility. I'd also like a dining shelf on the other side of the island so I can roll up to it for dining.
thanks terry always welcome to come to Canada Ontario... .
The bathroom fan on the kitchen wall looks like it was the cheap option. There should be a vent system that comes out behind the cook top and is dicted out the floor. A subzero refrigerator would be nice. I would like to see some real top shelf modular home parts that can be fit together to create a custom look.
Thanks Kerry, I hope this comment is helpful: This home is very cute. But. At $155k, as pictured, most people are still going to find it too expensive, as a one bedroom tiny home.
I think overall the tiny home trend isn't going to go as viral as it could until companies find ways to reduce both their costs and their expectations.
The consumer is comparing these homes to stick built homes in their minds. Not to other tiny homes. There is no point to going with something like this unless it is substantially cheaper than a stick built home of a similar size.
The only people that will see this as priced well are people who can afford whatever home they want anyway. But the average person will look at this home as being worth no more than $100k at best. And probably lower than that.
One company that seems to have figured out the dilemma in building tiny homes is the Incredibox company on the east coast. They use Amish workers.
I sincerely hope this comment helps someone.
The incredibox website says that their homes range from $19k-$149k. It would be surprising if they're offering a model 450sqft or larger with similar amenities at a price significantly lower than the model in this video.
@@Charlie_snail Yes they have a nice variety of homes for less than $100k. They sell different types of tiny homes with different price points.
People have to keep their heads about these tiny homes. Yes they are very cute but buyers can't just go off whether they like them or not. Instead their cost has to make sense. Or else one won't be happy for long, their purchase will quickly cause remorse and not seem worth the ongoing expense. Leading to problems.
My brother has his washer and dryer in the bathroom. He uses the dryer to have a heated towel.
Sweet
You said it right the first time.
The reason they put the washer and dryer in the bathroom is because the plumbing is already in there. I would like to know where they would be putting a furnace and a hot water heater? I do see a problem with all those windows since you were losing a lot of storage space in the whole house with those. It would be easy enough to make Windows and don't go down so far and create some cabinets below them
This is the 1st prfab i can actually see myself in. I would sleep in the loft (w skylight), tble off kitchen. A wardrobe, sofa and tv in the backroom. Add solar panels and a deck....SOLD! $$$$
Glad you like it!
@@KerryTarnow Oj my gosh. I'm watching all your videos. For the last 4 years I've been slowly downsizing my life and upsizing my faith. The more I reduce the better I feel and thrive. I'm onto something. Thanknyounfor these videos. They are very inspiring to me and your a very pleasant "spokes model"? I don't know what else to call you....I grew up watching Star Search. I also think you film & produce so I guess your more like a musi an playing all those instruments at once using his whole body. I love it. Show some modular in the Pacific NW. I'm an Interior Designer by trade. We can find a third partner and open a franchise...huge Scandinavian population here and mountain cabins are already a norm....Cha-ching!

Chicago..... Ferris Buelleer's Day Off. Great movie
Haha
Downy's new pooh scented dryer sheets coming soon.
Many older homes have the laundry in either the bathroom or the kitchen.
Nice , just gotta pay a lot to get it to San Diego . Great layout ,good to see Midwest get some factories with options . Are sprinklers and title24 insulation an option?
How about pantry shelves to left of washer/dryer opening to hallway 🌞
Obviously, you have seen the Seinfeld episode where Kramer is obsessed with heating his clothes... LOL If not you should. it's hilarious...
I think the living room is like living in a fishbowl with all of the windows, but it could be nice if it's on a large open lot with lots of beauty. Just need window treatments... As for the windows/doors that open at the top, they are exactly like the style I have seen in Belgium, visiting my daughter. I love the way they work...
I probably have but need to go back and watch it. Very funny series
Your videos are great😊
Thanks
Yes a very nice video.
Nice unit, Kerry! Great price. Thanks!
Thanks for watching Joe!
Got a dream in chy
This is a great video, Kerry! You got involved & showed how to live in it. 😁
Yes! Thank you!
Thanks again. I guess I missed the price. 🤔 The price in Tucson, AZ?
P.S. Thank you for sharing your time and effort with us!

I'm sorry Kerry - you can only show us what they are offering, but was this unit finished? I have seen other units that were laid out better and looked more finished than this one. The cooktop should never be in the island/peninsula. I continually see them in the island, and they are always being touted as a great place for the kids to sit and do their homework or have a snack - little kids are at too high a risk of burning themselves or setting something on fire. I know this peninsula doesn't have a breakfast bar on it - but really - not the best layout.
First thing I noticed about this design was the big window between the sink counter and the Peninsula. If they had moved that window to the other side of the peninsula and maybe make it a large transom window so as not to lose any wall space at floor level, they could have wrapped that counter around and created a better kitchen workspace. And not a single drawer in that cabinetry??? What the heck? Where does the silverware and utensils go, just for starters?
Next question what is that large tile size paneling on the walls and ceilings? It looks horrible. That bathroom drain is meant to be on the side next to the wall and the drain pan inclined, so the water runs over to the drain. I wouldn't be crazy about straddling that thing when I shower. I noticed in the bedroom that there isn't a door over the closet area - sliders or barn doors would be possible. The sky light in the kitchen is a great feature though.
Craft Modular in Canada is building a prettier and better laid out home for less money. Why does it seem that these types of homes built in the US are more expensive than those built elsewhere? This doesn't hold true for all of them, but more often than not it does seem to be the case. I like the look of the black clad house further down from this one better. Thank you Kerry, for showing us what is available.
whats the R value?
Take the loft. I have cats good place for their beds and plus high space to look down from. And for storage. In small homes you usually rotate fall winter clothes with spring summer clothes. I’ve lived in many places with laundry in the bathroom.
Great place for cat beds!
Needs an island fan above the cooking stove to suck out that high heat steak smoke.
LIKE the layout, look, and finish, with the exception of the narrow, vertically oriented windows. Is there an option to have the narrow windows horizontally oriented? Either way, the modern cabin look is appealing and the interior layout effectively optimizes the available space.
Cost to move to site? Cost for a foundation and utility set-up. For the size this looks good but NO closets. I am TRULY a minimalist but I still have to wear something. I'm just trying to figure out the "final" costs. Piece of land, foundation, utilities, drive, move costs with set-up, window treatments, somewhere to shelter the car and store some tools and gardening gear, and a driveway. Maybe $400,000? Really like the space and appreciate moving away from traditional "manufactured" home look.
Very nice house !👍
If people don't like the giant windows they can always put window coverings over the bottom half. I do see their point about not wanting to live in a fishbowl.
The 12 feet wide really makes it feel like a real house, not cramped. If you don't need to move it, that's the way to go.
Glad you like it
Thanks!
Thank you!
Great sized bathroom and layout.
Agree!
It’s gorgeous and spacious but where’s the hot water heater/waterless tank?
Pantry would be nice? Vaulted areas could house some extra storage.
Great idea!
salem structures in salem ohio is a great tiny home builder for decades
I'll check them out thanks
I only recently realized that prefab homes are rated like mobile homes or autos. And sales tax is prohibited and other taxes too. Make sure you know your budget. Im now looking at the largest ADUs I can build that qualify for our minimum square foot and qualify as a "home", not a version of a trailer.
Great video ! Just wondering what the R value is. I live in the cold for six months of the year. 🇨🇦
Great unit! Love the layout!!
Not a fan of built-in kitchen appliances. When the time comes for replacement, it is EXTREMELY difficult to find the correct size.
Glad you like it
Lower cabinet doors with shelves behind are so last century! They need to be deep drawers, a la IKEA! The house is cool though, except for wood walls. Yuck. Loft= attic. No beds; just storage. In Florida, being under 500 sq. Feet, THAT IS A TINY HOUSE! Not so tiny, huh! Great shows Kerry!
There are a lot of single wide manufactured homes that cost well under $100,000. Champion homes for the instance.
thats true
Worth the trip. Nicely done and clean look but cozy. Thanks, Kerry. P.S. I'd love it, if you gave dimensions, including side wall and peak height, length and width, at your conclusions, when you give the pricing. I always click the links to investigate further, but these prefab companies like to keep the price a secret, and some of them keep the dimensions, especially wall and ceiling peak height, a pretty good secret, too. 🤔
Great idea, thanks
I am from Chicago. Grab pizza and hotdogs while you are there.
I will never say you are ignoring Illinois again. I will not even mention the amount of windows.
I appreciate all of your effort.
Thank you.
I forgot to get pizza 🤦♂️
no range hood, EPA doesn't like that indoor air pollution is real. Or is that a hole on the outside of the wall to allow for range hood?
A full length window in the bathroom only requires a long window cover. Who thought that’s a good idea. 🙄. Otherwise, a nice concise layout there. Thanks.
The only thing I'd be worried about is the burner placement for the stovetop. Risky for burn accidents. Especially with kids and that loft needs a rail so no one falls off while sleeping. Can ya tell I have grandbabies? 😂 Otherwise a nice place.
I’d put a skylight in the loft.
Pam here: lofts and seniors are not compatible. It would be storage for me. I would build pull out ‘trays’ to slide out and be reachable. Multiple hang points for the ladder?
Great idea Pam. Yeah there are multiple hang points
This is so perfect!
Glad you like it!
Love this Nordic look❤but too many huge windows. I like a lot of privacy. There is No pantry in this home😪
Def would want build ins in the bedroom for hanging clothes& drawers. Thank You🥰
Nice home, I see value in the price, mahalo

Nice, but no where for food storage and clothes storage without the loft. Mainly, primary bedroom isn’t big enough for a king bed.
