You are buying a condo on Maui, Hawaii. You offer just got accepted. What's Next? Here are the things to expect and do ... the process and timeline so to speak:
0:27 Celebrate! In todays competitive market this is AMAZING!
0:47 Make your earnest money deposit and show proof of funds
1:00 Select a home inspector
1:14 If getting a loan, give your lender everything they need.
1:25 Review condo association docs . This is financials, house rules etc
1:44 Review sellers disclosures & Preliminary title report
1:55 Review rental leases ( if a rental property)
2:11 Select how to hold title
2:29 Review wiring instructions IMPORTANT! some banks have limitations ( Alana has stories)
Give lender any thing else they need ( they will ask again)
2:44 wire money & Sign docs!
3:04 Final walk thru of condo
3:25 Closing ( review that we are not table funding /2 days prior everything has to be at Bureau)

i just saw an old video of a realtor saying that don't celebrate yet, not until closing. But I agree with you ... at this present market where multiple offers are being made, it is good to celebrate acceptance of offer. Of course the buyer need to follow through and do the steps you mentioned in order to have a successful close. Then celebrate again! :)

This is true.. however if you are prepared with a strong TEAM of Agent, Lender & escrow then you should not be worried. Plus Celebrating is a GREAT THING :)
