Shocking Developments that Could Scupper St James’ Park Extension Plans!

- Saudi Arabia's Public Investment Fund (PIF) is a carefully managed investment portfolio to enable Saudi Arabia to diversify its economy revenues, in order to move away from oil. This project is called 'Vision 2030' and is driven by the global effects of climate change.
The PIF invest in a number of industries and companies that include shipping, renewable energies. entertainment, hospitality and tourism. In a drive to increase their populations interest in sport, they have had desires to purchase a Premier League club for many years. For this reason, they chose Newcastle United, based on the clubs potential for massive fan interest, both locally but potentially globally. A successful Newcastle United will generate huge revenue streams in Saudi Arabia amongst its population, as they invest in their own football infrastructure.
The current owners have made it clear that they are not the owners of the club, but the custodians. The inference in this statement is that they are passing through. At some point in the future, 'ownership' of the club will change hands. To me this could conceivable mean 20 years or so.
Our new owners have made it clear since they purchased the club in October 2021 that we are a long term project whereby they hope we are challenging for the Premier League title in 5-10 years. Amanda Staveley has gone on record to state that their immediate concern is to build the foundations of the club through a state of the art training facility and our academy system.
She states - "To reach the top of the premier league, you don't just need great players, you need robust, strong foundations and we have to build them". This will take a few years to come to fruition.
Back in March 2022, Mehrdad Ghodoussi and Amanda Staveley stated in an interview with 'The Athletic' that they wouldn't be building a stadium somewhere else and would look to extend St James' Park to 60-65K, once other larger objectives have been fulfilled. They will then work closely with Newcastle City Council to try and achieve this. It's my view that they will look at expansion around the middle of this decade.
It's from these fundamental pledges and economic positions that I draw my opinions on a gradual growth of the club and that they won't be 'throwing' money at the club to expedite perceived success as quickly as possible. I don't believe they will make astronomical financial decisions in regards facilitating stadium expansion either. That means I don't believe they will spend potentially billions on attempting to relocate Leazes Terrace (for example), in order to increase our capacity by around 15 - 20K seats. It makes no economic sense to their wider objectives under Vision 2030. Neither do I believe that they will seek to compromise the history of our city, for stadium extension objectives.
I attempt in my videos to be balanced and see these complex circumstances from different positions that consider, planning, development, history, heritage, conservation and politics.
I enjoy well thought out and balanced views and I'm always looking to learn new things. My opinions are my own.
In this video I discuss the possibilities of expansion of St James’ Park but I reveal a shocking development that could play a significant part in any future decision.
I record the video in the beautiful Grade I listed building Alderman Fenwick House on Pilgrim St. I also talk briefly about its history and if you'd like to book the venue for a business, social, or creative need, you can visit their website www.afhouse.co.uk
Please excuse the typo re Charles Dickens. He visited in the 1850’s not the 1950’s.

Go on Eddie son...
Very interesting and professional presentation. As a Tranmere supporter on the Wirral, I hope the 'expansion' is agreed to the mutual benefit of all concerned parties in Newcastle. 80,000 Geordies singing & cheering on 'The Toon' -- now that is something to look forward to.
Fantastic informative video . . the moving of the pitch slightly to the northwest and then rebuilding the stands, looks a great idea and the best I have seen so far.
Cheers Chris 🤛🏻
Just happened to scroll across this, I found it facinating and informative.
Thanks for posting.
Thank you David 👍🏻
Thanks

Hi Ian, thank you very much for the £5! 🤛🏻
Great video! As an American Toon supporter I enjoy learning more about the city
Glad you’re enjoying them cheers Joe 🇺🇸
Another fascinating video Eddy. You keep coming up with them, and we will keep watching.
Seeing the Cathedral on the Hill as you drive in from Felling by-pass direction, Gateshead, is something that can never be replaced.
Appreciated Andy 🤛🏻
I really enjoy watching your videos. The quality is getting better and better since you started as well!.
Appreciated Jonathan 👍🏻
Brilliant watch thank you
The best I've seen yet on this subject.
Cheers bud 🤛🏻
Build it one under the capacity of Wembley and then its bellow that attendance we'll fill it more than the national Team
Great idea!
Make it 90,001 to Piss off the FA 🤣
One very informative video, liked the part at the beginning about that beautiful building on pilgrim street, live to see buildings like that also the history.
Glad you enjoyed it Edward 👍🏻
I suppose that if the pitch was allowed to be moved 20 metres to the NW and then the stadium redevelopment to fit 80,000 supporters and in return for the permission to do this, given it would be intruding into Leazes Park they could maybe give a very significant donation to improve and help maintain Leazes Park.
Definitely 👍🏻
This was so interesting video thank you from New Zealand
Top class vlog matey!! A lot of time with research and interviews took place in this video. Well done mate. You should work for History Channel.
Haha! I think the other channels have got it right though by knocking out videos on their beds or sofas 😅
Dae what they did with Beamish, take the listed buildings down brick by brick and rebuild in a more "suitable" area. Surely an option?
I’m doing a separate video about Leazes Terrace where I will discuss in detail. But basically that’s not a workable option for a few reasons Andy
Another great video Eddie, here's my comment - It's coming up! It is a fascinating problem, conservation versus modern needs. I am encouraged by the lady's open mindedness to structural changes, hopefuly her fears about ordinary fans being priced out are unfounded.
Me too Peter. I’m glad I reached out to her
We need to move , SJP is a fantastic stadium but its dated already compared with others.
I still say the arena site would be best option as nothing is set in stone yet with it & its still in the city centre
A large housing project and hotel are being built there bud. Plans are in and development starting soon 👍🏻
Moving the stadium north west and upgrading Leazers park for me is a win win situation. With a bit of ingenuity you could improve Leazers park for both the Wildlife and local people.
🤛🏻
I could see some of the ground being bought back by Reuben brothers and The Gallowgate being expanded (using crane style tech like Bombanera or Bernabau) by 10,000 seats. On top of that, safe standing to take it closer to 65,000. Then the last stand have the San Siro style structure with huge new screens (like Sofi stadium) for advertising, VAR etc. I am a United fan, but this will be the best club stadium in UK if that is done, and it is very achievable. Don't need to move anywhere.
👍🏻
100% Agree with what the lass said, if the explanation is going to be box tickets then don’t give them a inch. Good on her and hope she sticks to that.
Very interesting video Eddie , always a pleasure to watch . Thanks 👍
🤛🏻
Another great upload Eddy look forward to these great uploads keep up the great work mate
Appreciated Ken 👍🏻
I think they will just have to keep SJP where it is for the time being. Maybe they will have to reduce capacity temporarily while they redevelop?
Great explanatory video,
Take a look at man city s regeneration at eastlands and what spurs have managed to do, great local knowledge my mate great vlog and good luck Newcastle

Keep it up, the history of tbe ciry is crucial to the points you make, they go hand n hand 👊
Well said 🤛🏻
Excellent video my friend. I love documentary, history & newcastle. Keep up the good work. Very educational 👍👍👍
Thank you Joanne 😊
Brilliant video Eddie very interesting 👍
Cheers Andrew 👍🏻
What's happening to the land at Longbenton where a new stadium could be built and St James would be a community stadium so still used in town centre
I did a video specifically about this a few months ago and basically it’s a none starter.
The owners have pledged not to build a new stadium plus the j on snd is being used for other government projects
Great job as always. Love the history you bring with your content. And yes please do a video on prospective sites for the new training facility!
Will do Jeremy 👍🏻
Thanks again Eddie
Cheers Dougie 👍🏻
Wow, that was fascinating. Great job. I always thought expansion of the stadium was a fools errand, being aware of the listed buildings and conservation issues. But by the looks of it, when you factor in more money for conservation groups in this climate, makes things more optimistic. Maybe we could keep the cathedral on the hill
I definitely believe they’ll rebuild the East Stand and a deal will be struck 👍🏻
Excellent video, thank you.
Cheers Stephen 🤛🏻
You’re more than welcome, keep up the great work ⭐️⭐️⭐️⭐️⭐️
Question for everybody. Would we fill a 70,000 stadium every week.? I don't hence my belief that expanding it by another 12,000, 16000 max, is sensible.
Eddie, thank you for the effort you went to to produce that excellent video. Its nice to have fact instead of some of the unsubstantiated fiction that's doing the rounds. I would love to see an 80000 capacity SJP on its current site but its not going to be easy. No doubt significant opposition to overcome but hopefully if some benefits can be found for all it may be possible.
Appreciated Roger thank you 🙏
@@jasonlee4267 the video isn’t about the exact location Jason. I agree that it would be difficult to get over (probably) 60k in its current footprint. It isn’t about turning the stadium 90 degrees either
I always wanted this information. Thx u ❤️
Brilliant video !!
🙏
'Aye' to training ground vid. :-) Cheers from Japan.
Will do Simon 👍🏻
Really interesting Eddie, well done 👏
Cheers Michael 🤛🏻
Look money talks and Newcastle have won the biggest lottery ever so I can’t see a problem. It’s just a matter of options that the council agree to. There’s only one club in the city and the council should be supporting the idea of expansion not blocking every idea because eventually it will benefit everyone in the city. I’m a staunch West Ham fan but being married to a lush Geordie lass who only sees the black & white stripes of the toon I have grown a liking for the club. All the best for the future 👏🏼👏🏼⚒
Thanks Eddie for another great video
I'm new to your site and finding out some great and informative things about the history of Newcastle.
Keep up the good work 👍
Appreciated Gareth 🤛🏻
Cracking video, mate. Really appreciate the detail and to get the interview, that's excellent content 🍻
Appreciated Joe 🤛🏻
If a new ground is built on leazes park just north of where we are now, similar to the next door build at Tottenham, what would stop the council just swapping leazes park to the site of the existing ground? It's only a few hundred yards and would position the park right on the doorstep of leazes terrace which would look much better than a great hulking football stadium sitting mere feet away.
See my video description which articulates my view in this 👍🏻
Another great video mate lots of interesting information thanks 👏👏
You’re welcome 🤛🏻
As always Eddie , brilliant vlog, you are so natural and your research is second to none . Keep it up m8 👍🏼
Thanks Michael 👍🏻
Great Content Eddie!! I've been a newcastle fan for 35yrs. Always been ripped apart. Since Saudis took over, funny enough, it's stopped!!
Keep the content coming Eddie!! Toon Army ⚫️⚪️ Howay The Lads

Very good in depth video eddie.great research and broadcast.lets hope everyone will be happy with future changes.
Thanks John 🤛🏻
Definitely want to see the training facility video Eddy mate thanks
Not long now 👍🏻
The Yorkshire pudding design is very interesting. It seems the best option to me.
I agree ☝️

Great watch again! I’d love to see a video about training ground facilities etc. It’s all exciting times ahead for us.
Will do Ben 👍🏻
@@TynesideLife get in 🙂💪
Hi Eddie, great video as per usual with a lot of interesting facts. The football club has a big problem with rebuilding, especially as they are hemmed in on 3 of the 4 sides. My thought which I have shared with you on a previous occasion would to contact the owner of the land that the current Arena sits on, and do a deal where by the new SJP is built there and once the old SJP is pulled down, the land can then be given to the person who currently owns the Arena site for his future development.
Hi David. That land is already being developed soon for a large housing project and a hotel unfortunately 👍🏻
We cannot leave St James’ Park. It’s not even an option !!
Very interesting, great content as usual Eddie 👍
Thanks bud 👍🏻
Hi Eddie loved this latest video. I message you not long ago to inform you that my wife's great grandfather was captain of Newcastle United in the early 1900's Alex Gardener. My wife told me when he finished playing he and his wife took over a pub in Newcastle. Do you know which pub and what area it was in . Hope that you can answer this question. Keep up the great work 👍
Hi Kevin, ooh I don’t know bud. Would you be able to find out for me and I may do a video 👍🏻
@@TynesideLife Hi Eddie. Will see what I can find out and I will let you know thanks
Great insight my friend 🙏
🙏
Great video Eddy, it will certainly be interesting to see what happens from here in terms of SJP because it is nailed on for our owners to want to expand either the stadium capacity to 80k or build a new stadium but question is where? Because it seems the likes of Town Moor and down by the Arena are a no go as things stand.
Great message Geordie 👍🏻
Always wondered, has it ever been figured out what capacity of SJP would be if they could have made the stands all the same size??
84,000 was the estimate
@@johnnyvolcano3198 That would have looked amazing, bet they would sell it out regularly to.
Great video great insight into the work needed hope u can get planning permission it will take forever getting everyone to agree as my team Nottingham forest have spent over 3 years waiting for planning permission just to knock down one stand and completely rebuild it 3 tiers high cuz of the council demanding this that and that making u jump hoops tho them with the extra Capacity , environmental Sustainability issues u name it they will make it difficult as possible
Great message Martyn and there are lots of problems for St James with it being a city centre stadium.
Good luck for next season 🤛🏻
Let’s look at Dubai, incredible architecture built on a desert, (Sand) designed by incredible architects & engineers.
My suggestion is a magnificent stadium built spanning over the river Tyne, by the quiet area of the que side, where there shouldn’t be any issues.
So basically the stadium would be built on a new bridge structure, spanning the river Tyne, this would be totally unique.
I am serious!
Wow!
Brilliant insight into the redevelopment of SJP mate. Let's hope something can be agreed which would enable thousands of more Geordies having access to SJP. Love the video and your channel mate 👍🖤🤍🖤🤍
Great message bud 👍🏻
Thanks ...
👍🏻
Well informed and educational as ever. Nice one Eddie!
Appreciated Owen 🤛🏻
Can't be extended any further coz of land availability....the only solution is to build again at a suitable site or just stick with what we have......I haven't a clue what the owner are gonna decide..but forget extending at st James......it can't be done....
I’d encourage you to watch the video Christopher. I think you’d make a different comment 👍🏻
Excellent video as per usual Eddie mate, well done
Cheers bud 🤛🏻
I know every move is controversial. For me the ideal first step would be to move the stadium 20 m north or so into Leases Park. This would mean the Leases would be closed for a year whilst being rebuilt. It would then give sufficient space for the Gallowgate to be expanded, however that would mean that stand being closed for a year. As for the option of a 2 year move to a temporary home, that's feasible. However with adding temporary stands at that venue, considering the amount of people looking to attend, Gateshead Stadium is completely out of the question. There is simply not enough room. The best option is Kingston Park, however the damage to the pitch of both football and rugby being played there would have to be taken into consideration.
I agree with you Nicola and I think they’ll rebuild a stand at a time over 3-4 years
@@TynesideLife Having looked at all the complications, I’m beginning to realise ultimately we are going to have to move from St. James Park. A realistic possibility is to do a deal with Newcastle Falcons to build a 80,000 stadium at Kingston Park, with a new stadium for the Falcons next door. There is plenty of land to do it, and the prospect of a stadium like the Milburn/Leazes stands on all sides would be stunning. I would love us to stay at St. James, but unless the owners act now concerning buying out the land behind the Gallowgate, it will be very difficult.
@@nicoladolby2154 planning is already in re the back of the Gallowgate Nicola unfortunately.
I’m sure the club aren’t in a position to make such a significant and swift purchase. Just my view
@@nicoladolby2154 that would never work, there was a massive objection to the falcons expansion back in the day. Also loads of new houses being built there and where is the parking and more importantly the pubs.
@@nicoladolby2154 the land around the Falcons ground is now being built on.
Very informative mate - thoroughly enjoyed this :)
Appreciated 🤛🏻
What has the old building you are showing us, got to do with any SJP expansion plan?
I’d recommend you watch the video I released today as I discuss this in detail 👍🏻
Bro, if the toon is to stay where it is.
You carnt touch leazers pk.
Nor the listed buildings.
The only other way is buy out the whole triangle from the black bull pub, re direct the main traffic down pit st.
Then spin the stadium 90 degrees.
Probly plenty of land left over for other buisness opportunities to enhance the mags aswel.
You heard it from the main person re Leazes Park bud. She’s the authority. There’s a conversation to be had 👍🏻
Hey David here Forest fan since 77 Is there any chance of building a new stadium elsewhere? Even dismantling the current stada and moving it Or is that too crazy? I love St James Park been there 3 times The support is insane The noise wow So 52.000 capacity with a 30.000 waiting list Bloody hell I hope someone has a plan cause an 80.000 seater stadium Fabulous Good luck Geordies ❤️⚽🥅🏐🍀😎🇧🇷🇬🇧😇🎧🔊
Great message David.
The expansion or relocation conversation is very complex with significant factors that could hinder both. I’ve covered the subject extensively if you get a chance to view the videos in my stadium playlist.
All the best and good luck for next season (apart from the first match) 😅
Very interesting - as usual. Chuckling at the potential about-face, now that cash is short, to allow encroachment onto Leazes Park......pragmatic solution and probably the way forward.
Looking like that’s the likely outcome 👍🏻
Was nice meeting you Eddie when you were in alderman fenwicks :) also keep up the good work love watching your videos in my down time
You too Khloe and I’m glad you’re enjoying them 😊
What a fantastic and informative post 👍
Appreciated Adriaan 👍🏻
Why couldn’t we play at Kingston park for a while?
If it's an entire rebuild of the stadium then thats gotta be at least 2 and a bit seasons in a temporary stadium and Kingston only has a capacity of 10k
Great video, as usual, Eddie 👍🏼
Cheers Jason 👍🏻
Very interesting video Eddy. I visited Leazes Park for the first time in years a few month back and thought it was in a very poor state. NUFC funded restoration & ongoing maintenance for space along the edge of the park seems a very sensible solution that benefits everyone.
Great message 👆
I honestly think the arena area is still viable. Although it’s been earmarked for residential development with Newby and Bellway homes. Developers will often sell for profit without having to lay a single brick…. Builders do this all the time….
Newcastle City Council Will off set the loss of an area earmarked for residential dwellings ie loss in residential council tax, against the entire cities economy getting a massive boost if the capacity is brought up to 90,000 each match day.
I’m more than confident the arena and surround area is the only place to be considered. 😊
Logistically it’s close to the railway station and access in and out of Newcastle is brilliant with the Redeugh Bridge and a dual carriageway heading West bound.
Hi Liam, you’re right about developers selling for profit.
There is a major point to consider however.
The owners have went on record stating that we’re not moving from St James’ Park. In order to carry out this arena land plan, they need to buy the land now and that would then be on public record. There’d be hell on from a huge section of our fan base and goes against what they’ve promised.
They have huge projects currently ongoing with the training facilities and generally rebuilding the club. They’re clearly just not in a position to make huge stadium relocation decisions, especially as we’re just a club with potential at the moment. Man Utd snd Everton are great examples of throwing money at a problem and look where they are.
We need to be competing at the highest level before we can consider building an 80k seater stadium. Imagine spending £400-500m on players over the next few years snd we’re sat in the bottom half of the table? The stadium would be half empty.
I can’t say for certain Liam but it’s my firm view that the arena land is the right place at the wrong time.
In addition, the city needs (desperately) more housing, far more than they need a relocated stadium.
Just my opinions 👍🏻
As always Eddie great factual video would love to know where the training ground would move to mate Mike Newcastle 👍
Video on its way next week Mike 👍🏻
Love your videos Eddie,...this one in particular is interesting.
I think the question of where NUFC would play while SJP is being rebuilt is key. I have a suggestion which doesnt play on supporters sensitivities around sharing the stadium of light , we might possibly use Murrayfield stadium, Edinburgh. Its a 65,000 capacity stadium, 2.5hr car journey from Newcastle with excellent rail links. Edinburgh is a wonderful destination and games would probably sell-out for every match. I really think this is a feasible option?
PennyXxx
An interesting thought Penny! Could be workable 👍🏻
I also thought of Murrayfield, but it's just too far away. Travel costs would be too much, particularly if a ST holder attending every home game. Saturday games wouldn't be too bad, but midweek, when people finish work at 5, could prove problematic getting there for kick off.
Size wise, perfect but too many problems...that's of course if the jocks or the FA would allow it.
Hartlepool United would be interested in ground sharing for the right price !
Hi Penny
Very informative 👍👍. It's becoming a bit of a headache especially with 40k on the season ticket waiting list.
I remain optimistic they’ll expand. Will be a few years time though 👍🏻
@@TynesideLife waiting champions league place I'll settle for that😂👍👍
Just to say, the image of Charles Dickens says he visited in 1950's!!!!! It should read 1850's. Interesting video, thanks.
You’ll note that I said 1850’s in my narrative, but typed 1950’s on the image 🤪😅
I’m always making little gaffs like that. 😄
Personally I think they should Goethe 20m into leazes but put MILLIONS into the park and get it back to its original state making it a ‘boutique’ park. It would be amazing for families and wildlife.
Superb video btw. I LOVE how you plug local

This has to be the best option i have heard so far, restore Leazes park to its absolute best and guarantee a fund to keep it up for at least the next 25 years and hopefully we can get the space we badly need for SJP to be moved but upgraded to 80,000 which is what we need.
always feels weird but amazing to see me home town on youtube
😅
Eddie another top video as normal with some really interesting material ,it was a good interview with Mrs williams who seems she is a level headed lady to Weigh up the pros and cons of both side of the argument on the expansion , I am sure at some stage there could development and investment of Leezers park, Lets see what happens as personally would love to see the stadium expanded , it is a pity Mike Ashley sold that land at the back of the Gallowgate just another one of his decisions to pxss off the geordie nation ,We will have to see what the future brings us for St James Park.
The information on Alderman Fenwick house was interesting I never knew its history or its location ,I am sure there is other places in Newcastle that people do not know the history of some of these buildings

Comprehensive video on the possible future redevelopment of SJP and the future use of Leazes Pk Ed cheers. Thought it telling that attitudes towards retaining Leazes Pk in it's current form was more relaxed than 25 years ago due to it's poor maintainance. Surely a like for like land swap a demolished SJP converted into a beautiful well funded park area would be a win win. Leazes Pk is the only location we'd all feel is still affectively SJP aka the new White Heart Lane. Same pubs, walk to the ground etc. Keep up the good work Ed. For an "Oldie" 🤣😂🤣 you're a natural at this game👍🙌

@@TynesideLife 😂😂😂👌
Shephard and Hall were going to put money into Leazes park 25 years ago to take out the shopping trolleys, etc, but the Leazes group opposed it - why are they for it now?
Marion explains in the interview Charlie and she doesn’t say they are for it. Of course she doesn’t speak for everyone though
@@TynesideLife no critisicm of her, but she said PIF will hopefully do up the structures and put money in that the council aren't (I should have maybe said they are hypothetically more for it now than before) - this was the same scenario that Shephard and Hall had proposed and the park was probably in a worse state then than it is now. How to expand the ground or where to build a replacement is a big conundrum though - I think Mehrdad saying that it is our spiritual home is possibly a big pointer that they're not planning on moving anywhere else anytime soon.
I wondered if the East Stand could be built up (and back a metre or two) giving it two tiers with a cantilever tier. They might be able to get another layer in the North East corner too?
Also, I'm enjoying your tour of unique buildings in the city - some really interesting stuff!
