    Great video. So nice to finally see someone willing to talk about their own specific pricing structure. Usually everyone just says “it’s different everywhere so you’ll have to do your own research into your market.” Like, yes. That’s a given, obviously. But this type of content is so helpful for those of us starting out. Just subscribed. Thanks.

    I live and work in Mexico and my market is predominantly the VRBO & Airbnb market so I have chained my pricing to the renter's price. I tell my clients, "I charge you whatever you charge a renter for one night high season rent plus 20%. You'll probably use my photos for 3-5 years - until you paint or buy new furniture and want me to come back and do another shoot - and if you think my photos will get you JUST ONE night of extra rentals in the that time period, then my rate pays for itself handsomely." It's the easiest pitch in the world because it effectively says, YOU are the one that is making me charge this price. I also tell my clients that doing video is effectively and second shoot, so I charge the exact same price for video that I do for photography. I have almost never had a client argue my pricing and the only people that have every given me a hard time were people that sold real estate back in the States. For that argument, I again invoke a jiu-jitsu tactic and say, "If you sell real estate, you know It's all about location. You have to know your market. We're not in the States anymore."

    Famed architect Mies Van Der Rohe coined the phrase "Less is More" and that certainly applies to this business. I appreciate the content of this video as it has helped me narrow down the complexities of pricing and shows how easy it is to just keep it simple.     With the market being as hot as it's been they can just do photos (cheapest option) and still sell the house. I use structured pricing similar to what you have. I find that most agents in my area (Metro Atlanta) break their houses down with three options. They mostly want photos. If it is a luxury home then maybe video, 360 tour and/or drone. If they are close to the lake then defiantly want drone. I let them pick which option they want and give a discount off of any addtional services. That way they can pick exactly what they want with the budget they want to spend. It also allows me to do just the work they require, which helps with scheduling (more shoots) and less editing time.

    Great video. I’m fortunate to work in an area were most of my shoots are million dollar homes. I helped on agent last year sell 75 homes. My average invoice to him is $675. So as you said location and experience is everything.

    Thanks so much for this insight. I was a very busy Real Estate video service in Phoenix Arizona and we recently moved to Vero Beach Florida. It was very eye opening for me to see the difference in pricing here but you absolutely put everything in perspective regarding market research and kept me grounded. You never want to sell yourself short but you also don't want to price yourself out of the game either so your packaging strategies have helped to come to market here in a more "Valuable" way for all.     Good stuff. Nick is great cohost, more vids with Nick please! Behind the scene would be awesome to watch. I have a awesome day job that I love, but recently I got really interested in photography and the RE photo/video. I even have all necessary gear to start shooting, including drone and p107 license (like everything lol, except lightning yet). The hardest part is to start, to find the first client, and time to fit in the shoot having a family and a day job. Anyways, for me It would be more likely for fun and not for a sustainable income. Would be great to hear from you how did you start and at what point it stopped being a paid hobby and turned into the full time job. Love the content 🍿🍻

    Man, I got so lucky. I shot two normal real estate listings. Then I had a builder and a luxury wood company contact me. Now I only shoot multi-million dollar homes. I don’t shoot homes super often though. I mainly shoot weddings and small business stuff.

    Great video. I'm a bit south of you (manatee, Sarasota, and DeSoto counties) and run things a little bit different. I sell a package deal with still photos/ drone photos and a Matterport virtual tour for a flat rate of 350 for homes 4000 sqft and under. I charge an extra 150 for homes over 4000sqft (a rare occurrence) I do individual stuff and offer video, but that's a case by case basis usually and not something I base my business off of. Based off your quality of work, I'd say you have the ability to raise your price if you wanted to. I too discriminate on clients I work with and have dumped a couple because they were always unsatisfied or would ask for a complete package and then change to just wanting unedited photos because the package they agreed to up front was too expensive. Lesson learned.

    One of the problems with real estate video is that few sites pull the video URL from the MLS listing that the agent almost always has to rely on self-promotion for that video. Redfin is one of the only sites that shows the videos. This is where I think 3D tours is a better. They shop as the number two visual in the Zillow carousel which is the number one real estate audience. Agents made hate Zillow but it's where they make their money.

    Yes more videos like this are helpful, at least to my interests - although I honestly I also love watching you fly FPV drones as well. Meanwhile thanks for this very insightful video. I've had some thoughts on this business for sometime now, having owned two companies in the past, and thinking about how one can make a different impact in this business - albeit I have never done this business as of yet.     Great info! Unfortunately for me the pricing for real estate shoots in a ridiculous market (Silicon Valley) is really low. The realtors I spoke with are happy to take pictures and video with their phones. Go figure…

    Great video. Just a couple clarifying questions, if I may. How many photos are you delivering at each price point? How many drone photos? How do you handle when you’re not allowed to fly, do you discount the price? Do you still offer add on packages such as additional drone shots?

      Price doesn’t fluctuate if you can’t fly. I’m typically providing about 28 photos on average . However sometimes an agent has certain requests and I just let them know there are additional charges

    Excellent info and thanks for sharing. A lot of people seem so closed-mouth about pricing. Commercial real estate wasn't mentioned which can be anywhere from an acre or two to 10 or more acres. I'd like to know if you price those much differently. I find they are usually exterior drone shots from many angles and sometimes a simple mapping view.

      I've never done commercial but I have talked with a few photographers that do and they go with an hourly/half day/full day rate type system. The pricing would depend on your area.

    There's a lot of $1M+ house in Tampa. There's a house in my neighborhood in Talavera in Pasco listed for $727k. I think the average house price now is probably close to $350-400k.

    I am starting out as a RE photographer in Tampa Bay (St Pete) myself! This is exactly the pricing I was going to use going forward. I had trouble figuring out how much to charge for video work and you helped me a lot. Thank you!
    Also, I would love to see if you have an example (even someone else’s) of how basic video looks? I always do color grading etc, I am too used to it and don’t know how basic one would look

      I would say, a basic video is no color correction, minimal editing and no sound scaping like he mentioned, my less expensive video option will be iPhone video on a gimbal in regards to a video tour, and then higher tier being a XT-3 on a gimbal and, walk through actors (realtor) , scriptwriting, lav mics, etc

    I just found your channel, great content I will be subscribing. This topic is always on my mind. We are located in the SF Bay Area, a living wedge here is 100k annually. I still see shooters with packages under $200. Given cost of living that’s unsustainable. Most listings are 1m and up so a base price for good work should be $500 thats just what it takes to live here. We also need to be professionals (maybe a topic for a video). Let’s keep the conversation going, thanks for the content.

    I live in Santa Cruz ca. Even a 1200 square foot home is 1-2,000,000 so price is relevant. I pay $3900 a month for 1800 square feet. Thanks for the info. This is something I want to get in to.

    Video = walking through with a GoPro on a gimbal
    Drone = arial and fly through?

      We don’t use GoPros in houses we use professional cameras to do video. We also do not do shit box fly throughs
