Moved to Arkansas from San Diego(native), I don't EVER want to move back. So many NICE people, low living expenses (gas, electricity, tax) and natural beauty. And 4 seasons are actually nice.
People are chasing affordable homes because investors destroyed the family home market by purchasing 40%-60% during the pandemic and they continue to buy. Where the people go, these investors move in and again ruin it for everyone. The gov needs to stop the investors.
investors play much less of a role than people think they do. are there certain scenarios where they can make things worse? most definitely, but the main problem is the housing shortage. when there isnt enough housing, thats when you see people paying for a home for over $100k over asking price and thats how prices gets so crazy so quickly.
States need to push a ban on Chinese investors buying land and property. They are the largest majority buying up US homes and land. And funny enough, US citizens can't buy land or homes in China. Everyone needs to be pressuring their congressman (Dem or Rep) on this issue!

Before moving ANYWHERE, ALWAYS check the crime rates, the demographics, and proprty taxes. Always check if you can get home owner insurance AND HOW MUCH THAT WILL COST. Also, check the politcal leanings to make sure they align with your values and beliefs. And check to make sure they're not a sanctuary state or city!

Honestly, Arkansas would have higher numbers if it weren't for the stigma that has surrounded the state for a long time. If you would have told me a few years ago I would be living in Arkansas I would have told you you're crazy, but I didn't know anything about the state other than the stereotypes you hear. But after moving to Northwest Arkansas a year ago, I'm sad I didn't move here earlier. We absolutely love it here. The cost of living is good, even in Northwest Arkansas where it's generally more expensive than the rest of the state. The weather is sooo much better than what I grew up with in Northern Ohio. The people are generally nice and welcoming. Arkansas definitely lives up to its name as the Natural State. It's absolutely beautiful and I'll never get tired of walking out my door and seeing the Ozark mountains in the background.

In South East Florida every Home Depot's moving supply department was moved to the front and was increased in size. People are moving out. The cost of living jumped very high very quickly, and businesses can't keep up with wages. Personally I am moving out of country until US will stabilize.
I can’t afford to live anywhere so there’s no sense watching the entire video. In the US country wide inflation is so high on the rise and the wages have stayed stagnant that there is no affordable living anywhere in 2019 I went from living in San Diego, California with the rent of $1640 With my second apartment in Mason, Ohio for $1170 then my third and last studio apartment in Miami, Florida in 2021 to living in my car after losing everything when you try to find a place to live, they want 3.5 times the annual income there is a lot of wage discrimination when it comes to renting, and overall if no one can afford to live on $13 an hour let alone $20 in most areas than there is something broke I mean really how is it that there is no affordable living anywhere? And they build all these new houses apartments and businesses all the time but yet nothing is affordable anywhere. I am beginning to think that we are overpopulated and we don’t have enough homes.

Hello, folks should transfer to Douglas, Ga region rural area the landscape view is impressive for folks to purchase a house here it affordable and eco-friendly not high traffic jam here which is good because most high traffic jam cause car accident. Inflation is increase in Douglas, Ga there is more restaurant, and store still finding a spot to be position for customer shopping. Douglas, Ga is a great way for folks open their business here, and improve the landscape view. Even you think the house is old or dull house can be revamp and you can form a new idea to make it exciting and amusement like game changer.

SC really surprised me. I lived there for several years and I can tell you that state is a messed up shithole. The job market is really bad, pay is low, rent is very expensive, and taxes are high. And good luck getting access to healthcare. I left in 2020 and will never go back.
People are just desperate and seeking that holy grail of affordable and cool like LA and NYC. I think most people will regret the relocation they did in the past 5 years and possibly move back. I'm hearing a lot of that about NYC. I don't blame the people either it's a good idea but these places just aren't that great especially if they're used to actually great worldly cities.
Dang. My nephew is 25 and got married and started his family in SC near goose creek. Got lucky landing a job in Boeing but who knows how long that will last. What many people don't understand, if your home price and interest rates directly contribute to how long you have to work. Right now many of these areas are like 2X the monthly cost from several years back. So now I need to work like 60 years instead of 30 to afford the same standard of living? Not worth it. This guy can't be trusted with data. Home prices have increased 18% since 2021 and he's made 200 videos since then stating that home prices are crashing.
It sucks when you get a mass influx of people into an area in a short period of time, especially if they are remote workers and getting paid way more than local wages. All it does is drive up the cost of homes and then prices out the locals. We need to address this remote working situation. They are getting paid way more than the locals are and it puts everything out of balance. It happened to my state of Idaho. It is a problem when home prices more than double in two years time. This isn't hard to handle when you are getting paid the same higher wages from the state you moved out of and sold your house for a bigger profit, thus making it easier to buy in the state you are moving to. You can afford to outbid the locals there, and that is really messing with our local state economies. It isn't good in the long term. We need to make some kind of laws to put a cap on this. Investors buying in mass is also really messing up the balance. We need some kind of check and balance on this because we are making it harder and harder for future generations to own their own home. This greed has got to stop.
I retired in late 2024 and relocated from the DC metro area to SC where homes are affordable with some of the lowest property taxes in the entire country. Income taxes aren’t at the absolute low end, but there are plenty of other states with much higher income taxes than SC. However, I have found the vehicle taxes in this state to be high, and if you bring a car in from out of state, then you will pay a one-time $500 “infrastructure fee” for the privilege. But the relatively low housing costs make it all worth it to me. I paid a fraction of the cost of what I would have had to pay for the same kind of property in the DC metro area.

The % growth rate without considering the base population isn't really the best metric IMO. And, I'd add migration is really about specific areas/metros/cities within states that have both high migration and decaying parts of them.

AS far as here in Northwest Arkansas, you forgot Tyson home office in Springdale and JB Hunt home office in Lowell. Those 2 are between the University of Arkansas in Fayetteville and Wal-Mart home office in Bentonville.
I would never live south and with the evident hotter, longer summers, the SW has water problems. North Carolina and Delaware are the only two that sound attractive to me.

The people migrating to DE are coming from PA, NJ, and NY. They are tax refugees that started migrating down here after Hurricane Sandy damaged the Jersey shore. I live in an area that is popular and I get calls from realtors all the time asking if I'm thinking about selling. 😂😂😂 the property tax isn't too bad either.

We are 2 of them in NC. Moved from Tucson to here. Homes are hard to find. Still renting one. In Winston-Salem we see homes cutting prices, however they are still way above 4 years ago. Note that metro Charlotte borders South Carolina. Wonder how many of those numbers contributed to SC over NC when in fact it's the same area.

It's still less expensive than California. I'm in Nevada. It's not good for the locals here, but compared to California, they move here too.
The mass relocation of remote workers is screwing up local economies. They are driving up home prices to ridiculous rates that the local wages can not keep up with. We need some kind of check on this. They aren't bringing in the businesses with them that can pay higher wages.
These are miniscule numbers of people moving to these states.
Now that the pandemic is over, very few people are moving anymore.

In South East Florida every Home Depot's moving supply department was moved to the front and was increased in size. People are moving out.
The cost of living jumped very high very quickly, and businesses can't keep up with wages.

In the US country wide inflation is so high on the rise and the wages have stayed stagnant that there is no affordable living anywhere in 2019 I went from living in San Diego, California with the rent of $1640 With my second apartment in Mason, Ohio for $1170 then my third and last studio apartment in Miami, Florida in 2021 to living in my car after losing everything when you try to find a place to live, they want 3.5 times the annual income there is a lot of wage discrimination when it comes to renting, and overall if no one can afford to live on $13 an hour let alone $20 in most areas than there is something broke I mean really how is it that there is no affordable living anywhere? And they build all these new houses apartments and businesses all the time but yet nothing is affordable anywhere. I am beginning to think that we are overpopulated and we don’t have enough homes.

I was waiting for my state (SC) like there’s no way sc didn’t make this list. I’m here to tell you that it’s noticebly getting populated fast solely due to pricing/affordability. Half a million dollar house in Texas is a quarter mill here to say the least. Road work is underway in order to keep up. Great vids btw!
Hello, folks should transfer to Douglas, Ga region rural area the landscape view is impressive for folks to purchase a house here it affordable and eco-friendly not high traffic jam here which is good because most high traffic jam cause car accident. Inflation is increase in Douglas, Ga there is more restaurant, and store still finding a spot to be position for customer shopping. Douglas, Ga is a great way for folks open their business here, and improve the landscape view. Even you think the house is old or dull house can be revamp and you can form a new idea to make it exciting and amusement like game changer.

I'm glad the population growth is slowed way down in Florida. The traffic is getting unbearable. Housing is jacked up about 3x what it should be.

SC really surprised me. I lived there for several years and I can tell you that state is a messed up shithole. The job market is really bad, pay is low, rent is very expensive, and taxes are high. And good luck getting access to healthcare. I left in 2020 and will never go back.
People are just desperate and seeking that holy grail of affordable and cool like LA and NYC. I think most people will regret the relocation they did in the past 5 years and possibly move back. I'm hearing a lot of that about NYC. I don't blame the people either it's a good idea but these places just aren't that great especially if they're used to actually great worldly cities.
Dang. My nephew is 25 and got married and started his family in SC near goose creek. Got lucky landing a job in Boeing but who knows how long that will last. They used to live in CA but of course they wanted to have a house now so they left to buy the dream elsewhere. Honestly Idk how their doing with their bills and new baby.

What many people don't understand, if your home price and interest rates directly contribute to how long you have to work.
Right now many of these areas are like 2X the monthly cost from several years back. So now I need to work like 60 years instead of 30 to afford the same standard of living? Not worth it. And people are slowly starting to come to terms with this reality.

They are in coming down slowly in Florida. Statistically the average person can't afford a decent home though.
It sucks when you get a mass influx of people into an area in a short period of time, especially if they are remote workers and getting paid way more than local wages. All it does is drive up the cost of homes and then prices out the locals. We need to address this remote working situation. They are getting paid way more than the locals are and it puts everything out of balance. It happened to my state of Idaho. It is a problem when home prices more than double in two years time. This isn't hard to handle when you are getting paid the same higher wages from the state you moved out of and sold your house for a bigger profit, thus making it easier to buy in the state you are moving to. You can afford to outbid the locals there, and that is really messing with our local state economies. It isn't good in the long term. We need to make some kind of laws to put a cap on this. Investors buying in mass is also really messing up the balance. We need some kind of check and balance on this because we are making it harder and harder for future generations to own their own home. This greed has got to stop.
I retired in late 2024 and relocated from the DC metro area to SC where homes are affordable with some of the lowest property taxes in the entire country. Income taxes aren’t at the absolute low end, but there are plenty of other states with much higher income taxes than SC. However, I have found the vehicle taxes in this state to be high, and if you bring a car in from out of state, then you will pay a one-time $500 “infrastructure fee” for the privilege. But the relatively low housing costs make it all worth it to me. I paid a fraction of the cost of what I would have had to pay for the same kind of property in the DC metro area.

The % growth rate without considering the base population isn't really the best metric IMO. And, I'd add migration is really about specific areas/metros/cities within states that have both high migration and decaying parts of them.

AS far as here in Northwest Arkansas, you forgot Tyson home office in Springdale and JB Hunt home office in Lowell. Those 2 are between the University of Arkansas in Fayetteville and Wal-Mart home office in Bentonville.

The people migrating to DE are coming from PA, NJ, and NY. They are tax refugees that started migrating down here after Hurricane Sandy damaged the Jersey shore. I live in an area that is popular and I get calls from realtors all the time asking if I'm thinking about selling. 😂😂😂 the property tax isn't too bad either.

In Mississippi, that would be around $3000. But it also depends on where you live. So technically $2000 a year on a 360 K house is pretty cheap.

We are 2 of them in NC. Moved from Tucson to here. Homes are hard to find. Still renting one. In Winston-Salem we see homes cutting prices, however they are still way above 4 years ago. Note that metro Charlotte borders South Carolina. Wonder how many of those numbers contributed to SC over NC when in fact it's the same area.
