Plot mein black money demand in high. Loan availability is low. Amenities and security is missing in most cases or they are super limited. Plus the area takes decades to fully develop. Till then some or the other house is under construction. By this time an additional floor is allowed so construction cycle starts again. In short permanent ghich pitch😂
Lot more issues associated with plots like maintanence of the building. Gentry around you etc.
You need to have an experience of living in a good society and living in ab independent house to understand all this.
Obviously we have some super exclusive areas with independent houses but they are way more expensive than 3 to 4cr.

@@abhishekmakkar1 old concept. Flats have increased many fold in value many times. We have flats in gurgaun selling in 50 to 100cr range let alone 3 to 4cr.
Lastly can't just ignore all the pros by saying whatever. All these things matter and that's the reason flats have appreciated more than floors since last few years. Ppl will only get more and more aware

@@abhishekmakkar1 lot of these flats are a older than 5 years. Lot of videos available on youtube comparing flats with plots. Just go through them if you are open to learn

Hype is already created. I was planning for investment but dropped the plan. Ready to move prop are available at 20% lower than fresh bookings, clearly a hype that rates will increase further, cannot sustain.
