    Thank you for this info. I decided to knock down and rebuild. One advantage cost wise is that I don’t have to pay impact fees, since I’m not building on raw land, but replacing an existing building. So impact fees are almost all paid for already.

    would love to get some guidance around energy efficiency and how to incorporate this in a new build.
    where to spend money and what things might not be worth the cost. Is there reasonably priced things that that you would suggest for people who would like to be concious of energy and the environment when that may not be able to afford paying tens or hundreds of thousands of dollars?
    What inclusions/extras would add to the efficiency star rating if you wanted to be at a higher rate than standard?
    Things like Insulation, air seal/barriers, solar powered lighing/appliances.
    Also, is there any professionals other than the Builder that we should be talking to about this? Are there people other than an architect/draftsperson that would be able to guide you through much like the guy you had on the Smarthomes episode?

    Very helpful lads. I am interested in a partial knockdown / rebuild in a few years. We have just finished an extension which we'd love to keep and knock down original house to build a two level home as our views have been built out with houses in front since purchase. My query is if we're using the same footprint is it cheaper to knock down home and keep slab / flooring and all pipes etc underneath home that can be relocated to new position points or is it best to completely knock down and re do?
