For spec homes, what's being offered is solid at this price point. Board/batten front exteriors with brick facades and brick water tables coupled with hardiplank concrete siding, quartz countertops in the kitchen and all bathrooms, couffered ceiling in the dining areas of both homes with wainscoting, LVP stairs, tiled bathrooms, etc. As mentioned, the value proposition for what you're getting is awesome. Wire racks and acrylic tub/shower combos doesn't matter at this price point and are an easy fix. As always, great video.
Finishes are cheap, carpeting is cheap, and maybe one day when homes are over half million dollars they will stop with wire for closet shelves. The size of the bedroom, very nice space. This would be a no for me based on that weirdly situated loft. Thanks for the tour!
I fully own my home and I’ve been contemplating whether to sell or stay put. With potential changes coming to the housing industry and real estate market, timing is key. My preferred location is Stockbridge, so my ears perked up when I saw the title of this video. This home is disappointing for the price. I thought I would get A LOT more in the $530K price point in Stockbridge. The subdivision offers no amenities and house looks cheaply built with cheap builder grade materials. I would have to take out everything and upgrade, which adds at least another $50K to the price of this home.
These new homes have these upstairs lofts. I don’t understand them. Maybe a game area or pool table/gambling table. That way you see what people are doing. ???
Thank you for the tour and great details. I'm just a woman who has great taste and I've purchased a home built from the ground up before. However. I had to frequently ffwd through house #1. It's so cheaply made it's disrespectful. The finishing was offensive at that price point. The craftsmanship was lacking to the naked eye. I can't imagine what other mistakes I would notice if you were zooming in. Nice recovery on house #2. Thanks for all you do! Blessings

A builder’s name DOES matter. Some builders have a stellar reputation, while some others do not. For example, DR Horton is a builder I would NEVER use. They have been in the news far too much. Is DRB affiliated with DR Horton?
Bylaws and covenants enforcement-hiring HOA Management company, general lawn maintenance/upkeep of the common areas ie playground, Pavillion, mail kiosk and the front signage. I can definitely understand the sentiment though lol 😅💪🏾😆
I've always been curious about something that I wanted to ask you. With their still being racist, ignant and nosy ppl do you notify the builders and/or agents prior to walking the neighborhood and showing the homes? I always think about how those racist hoodlums took the like of that young man who was just looking at new builds.🙄
