39 minutes to NYC from The Sack is on an optimal, low traffic day and time of day/night but let’s be clear, if it’s anywhere near rush hour into Times Square, I’d give myself 1 1/2 hours or more, to be safe. Truthfully speaking. There are buses that take you to the GWB uptown manhattan that are quicker but still. Rush hour can’t be left out of the conversation. Trust me, I’ve lived here for 32 years. Took the bus into the city for most of those years and still do from time to time because driving your car into the city for any reason these days is a ‘temple rubbing, high stress experience’ from the minute you cross the toll and even before. You will have regrets.
Havkensack is nice but let’s be transparent about the transpo to The City.

I commuted to the city for 4 years and occasionally still do today. It depends on departure time. Any bus after 7:15am will bump into traffic more often than if you leave before 7:00am. I found that to be a consistent phenomenon. My bus was on time at least 80% of the time leaving at 6:55am. You have the 162 Express and also two train stations in town taking you to Hoboken with an easy PATH transfer. The commute is as hard as one makes it on oneself, in my opinion, respectfully.

It's gonna keep changing for the better. People used to say the same things about Hoboken and Edgewater. Now look at those places. You instantly associate them with money. You gotta realize the state is dumping PILOT fund money into a Hackensack revitalization. The people moving to Hackensack know what is coming. It's still a great commute to NYC and better than places that cost the same amount in Bronx, Queens, and Brooklyn. So people who are making good money, are ok with the current Hackensack lifestyle, and are patient for the future change are the ones moving in. Now is the perfect time to buy here, before prices go out of reach. The fact that your trash talking it -when it's not even that bad- makes me even more bullish on the future uptrend of this city. I respect your thoughts. I grew up in Bogota & went to Hackensack all the time. I know it's not the nicest place, in the area but hey man, they just put a Starbucks on River St and they got 2 McDonalds in the city. McDonalds is the best real estate company in the world and Starbucks invests in gentrifying locations. Think about what's going on there.

@@bergencountyrealestate I am in Delaware now, and I like the NYC vibe. I don't want to be in the city. You are close enough with mass transit to make a commute. I am retired at 50. How are the hospitals and medical offices in that area? Are there any tax abatement programs?
