Could add Amazon drop zone for extra $. Especially if porch pirates are running around the areas stealing packages. Advertise that for $10 month you would receive there packages. A buddy of mine did that in his Mini Mart and signed on over 300 neighbors.
That’s a better idea, Amazon already have a pickup near you as well. The mini mailbox has to be in a really good area and you spend on staff. Every single one of them I’ve use closed down becasue of low profit and lack of staff. Every month there was a new person. Employee don’t like it becasue it far too much work for one person.
That’s interesting because Amazon drop zones are free. Don’t see how they are charging individual customers. I definitely have to look into that cause that would be great idea.
Location could be the difference in success or failure with something like this. If the location is right and works, employees would be a good problem to have.

Thank you so much for this in depth video. I watched beginning to end. I've spent my life in food and beverage but I'm an entrepreneur at heart. I've always known, small businesses like small carry outs are key, but the real money comes from owning multiples of that one carry out. This idea gets me out of f&b and gives me the opportunity to duplicate one store over and over again.
I started a business in Vegas back in 2011 for $8000 and made $75k yearly WITHOUT working there after I got it started . I did make deliveries & pick up money since I lived near by anyway
This is the type of business I could never do. Maybe my wife. I'm far too unorganized to manage something like this. Seeing this behind the scenes was valuable for my self reflection here.
This by far is my favorite video. The business break down of a boss. Doesn't have to be the Trump tower to make money. Thank you Codie for giving us real people and real life situations. Thank you Lisa! For proving that we can get down and dirty and still look good doing it. Totally inspiring. Codie, these are building blocks for me. Thank you.
Great info. Only thing I wanted to state is most Realtors can do both residential and commercial. You are not required and do not need a commercial only Realtor. Key is can they do the job and or do they have the experience to get the job done. All Realtors have a fiduciary duty to their clients.
In addition to your current advertising methods, you might want to consider geofence marketing, where you can target a hyper-local area and/or specific days of the year. Best of luck to your new business!
I have been inspired by this story; thank you, Codie for bringing these stories to us. We live in the suburbs of Texas, primarily a gated community, and I have been looking for a low-cost business to invest in around this area. Thank you for all you do. I am subscribing NOW (:
Thank you Codie and Lisa for sharing with us. One question I had was, what's the average # of rented mailbox per month? I assume it's not 100% that's why I was curious.
I am currently doing my research and searching for locations.. would be sooo awesome to have a procedures manual to follow. That was an awesome gift to give the other guy for his store. Thank you for sharing info❤

Praying to the UA-cam gods that you see this. I've binged a lot of your content and first off THANK YOU for inspiring through your work. I was feeling SO overwhelmed and defeated but watching you has given me a second wind! I wanted to ask for advice: I frequent a tea shop in my city that's a HIT. I' go there at least once every two days and wanted to open something similar. I love the idea of "interning" there, to open my own BUT one of the managers told me that they will be expanding! Should I somehow find a way to get stake in the company? Own a location? Then that would me buying into a franchise and we don't like those right? Ahh, help?
Would love to hear about how we should be able to read P&L’s of a business, cash flow sheets, etc… I have a business and a business partner but I run the business and he is just a silent partner who put in the money so I always feel like an idiot when he starts talking all this business/accounting terminology. I really want to buy him out but not sure how to go about it. Asking because of how good your ability is to break down information and because of your business background. Would love a video on this and I’m sure many others would benefit from it. Thanks a bunch
Amazing information, great video flow of information and coverage of subject matters! You ladies are so BOSS! Thank you for the great video, I look forward to creating my own wealth!
I would like to understand more about the companies this business works with like usps, ups and fedex If ther is any agreement or any inicial fees, and what are the fees that they pay on packages brought in !!! Thanks
Probably this could be really profitable somewhere in the states next to Canada and Mexico as well. you can make a place where you can charge customers for holding packages daily and also charging Americans living in Canada and Mexico who need to keep their postal boxes in the states.
Would like to know why Lisa chose to go independent vs franchising like Postal Annex or Goin Postal ? This has been a business I’ve been eyeing for many years but I’d never considered going independent
Best part.. what I’ve learned from 2 failed businesses. Every step of the way she’s looking at it to take herself OUT of the business and not creating a JOB for herself
@@LisaSongSutton I’d agree with David. Have you considered selling your playbook to entrepreneurs that are outside of your area? A document set that outlines all the processes used in your stores from customer interactions to shipping partner procurement? If you ever did I’d be very interested! I’ve looked into these companies selling buildout packages and they concern me a bit.
I am currently in my 50s and This is no time to taper retirement savings. I want to max out my retirement contributions and I also have another $200k in a savings account that i want to invest in a non-retirement account. Where should I invest it now?
Safest approach i feel to tackle it is to diversify investments. By spreading investments across different asset classes, like bonds, and international stocks, they can reduce the impact of a market meltdown. its important to seek the guidance of an expert

Very good timing for me to come across this incredible story! I am in the process of buying an existing postal annex franchise and already sent an offer. I will reconsider while the seller wants to send me a counter-offer! I will do my homework and try to follow your path. Good luck for your future and God Bless you😉
@@christopherburnett572 I accepted the seller counter-offer but he backed out!! He had a huge increase in sales and found a new employee. It is a cool business, but I am not sure about that $10k upfront training thing. If you have any type of previous business experience, you can easily get hired as an assistant manager at a ton of different businesses that would allow you to be trained/paid and learn basically the same thing. As a low level manager, you will have access to the store manager and can just pepper them with questions the whole time.
On the other hand, she basically treated it like a continuing education course - only she set the price she felt was fair for it. Considering similar courses at my local community college are about $1K a year, and her wages would have been, like, $800 for two weeks of labor, PLUS she built them a handbook while she was at it, $10K, I would say she paid WAY too much. The strategy has merit, but I wouldn't offer any higher than the $1K.
Me either on the 10k... but I would just go in and ask the owner can I intern here and work for free .. as long as I could copy his successful business
Having firsthand knowledge isn’t replaceable and it allows you to make customizable changes for your own needs. That way you create the SOP’s and train employees for YOUR store.
Definitely cheaper then USPS po boxes. Just don't understand why pay at all though unless you get a lot of very important mail. Most of mine is spam and I try to have everything emailed. But as a rural usps carrier, was nice delivering a box of mail and packages for that business strip to a place like this instead of each individual business and at times don't put their suit numbers like I knew who you are and which store your at
I'm wondering the same thing. They said that the emphasis should be on the mail boxes but I'm struggling to understand why some one would need one. Maybe it's a Las Vegas/Nevada thing?
Some businesses use this as their mail box. Some people have mail they want to always get handed to some people / always want someone to collect the package because they live in a neighborhood with a lot of package theft Some people don't want their spouses to know what they're buying
My mother has used a PO Box for years because she lived in other people’s homes and didn’t want to send her mail to their house. I used one when I moved to a new state and didn’t have a permanent home yet. My best friend uses one because of theft in her neighborhood. My favorite UA-camrs have them to receive cards, gifts, and art from fans. I’ve also used one to set up a business address for my business. I agree though, most of my mail these days is junk. LOL
I had one when I lived in Vegas. It works well for home businesses, if your renting and don't want to ( or can't) use the mailbox where you're located, and not having to worry about theft of packages. I used mine due to all of those.
I’m interested in opening a store in San Bernardino county can you give us upclose tour of the store how it looks and counter and Pegs on the wall it will be very helpful and breakdown of store square foot and signs and boxes sizes to order Thanks
From what I understand the realtors do NOT have a fiduciary responsibility they are being paid by the seller/landlord -- they have responsibilities but NOT fiduciary - they are transactional?? --- but I am in Florida -so maybe in other states it is different, OR, I am mistaken?? Looking forward to a more clear understanding -- thank you
I've never had one myself, so I'm trying to understand who the customer base is for PO Boxes? Don't most people have reasonable access to mail delivery at their own home or place of business?
Most of our customers have a home based business (sometimes as a side hustle) and they don't want to their home address on business paperwork. They also need a secure place to receive important mail and packages.
Codie, what you said about Pavlov’s dog at 23:30 is even more true than you had time to detail in this video. This is another spectacular topic and a big thank you to your cohostess for sharing the secrets. Likewise if any of us do this business we will locate far enough away to not be in competition
Do you need to have some sort of license to be in this business? Or need to have partnerships with UPS, FedEx, etc? I believe that wasn't mentioned in the video.
Well… I’m doing this. In Cali. Rent won’t be easy but… it beats working at my current job. I must say tho… My fav part is her marketing strategy. Telling everyone she’s there, “face to face” flyers, small incentives as well. I’m doing all that! I just don’t know if I can rock those hills and a skirt. 😅
Lisa, great work! QUESTION: How is it that you’re allowed to use the UPS and FedEx signs in the windows? Sorry, I searched forever & couldn’t find the answer. Thanks!
My question is 'Why would people need Mailboxes when anything they need can be shipped or delivered to their apartment's or home address'? Let me know the advantages of having a mailbox. Thank you!
So they're basically safety deposit boxes? Do you have insurance on peoples items or anything like that? What happens if someone breaks in and steals everyone's stuff?
I'm curious, do you have to get permission from the shipping companies to open? Do you pay for daily pick up? Same with USPS, they must just deliver a bag of mail a day, so do you sort it, or is it like an apartment building where they sort it?
I love the video, I am just confused how this is a better/cheaper option than a usps po box? I look on the usps site and all of the same benefits are listed.. but it says a small box is $5.50 per month and a large is only $12.33?
USPS PO Boxes are very limited. They won't accept any packages from UPS or FedEx (i.e. Amazon packages, etc.) whereas our mailbox customers can send anything over to our store and we will sign/accept for them.
What if you live in small towns? Like 8000 people is the 'big' town in the area. Otherwise it's 1.5 hrs from a city. What startups are great for small towns like this?
I'd love to learn more about the partnership aspects with USPS/UPS/FedEx.. what that looks like etc. Do they see you as a partner, competitor? how is that structured?
Wow. I love this. You and Lisa give such great information. I feel like I could almost go and start one of these myself. Lisa do you do any one on one? Thanks again.
The average UPS Store does about $600k in gross revenue. The location profiled in your video looked empty. Is the $120k per year you advertise in your video owner cash flow for one location? Your video title is vague. Could be make $120k in sales or $120k in GM or $120k net EBIT etc. I seriously doubt it is doing $120k per year owner cash flow after all expenses are paid including labor.
Is the $120K revenue or income? Meaning, is the 120k profit or is that revenue before expenses? Because the business is not going to survive on 120K in somewhere like West Coast or East Coast cities. Two employees and 1,400 square feet and utilities and materials will be total that is way above $120K per year. It would be a loss. So please let me know if that's income reference as 120K which would be after expenses.
Wow! This is amazing and motivating with tons of information. Thank you Codie and Lisa. I tell every future business owner about you Codie. Great vid.

Codie I like that you understood that Lisa knew all about this business and you just let her go explaining.....good on you, thanks, bc
My mom works at USPS and has been wanting to change things up for a while I am definitely sharing this with her and hopes she goes for it!
Love these informational video! I need more of these in my life. Sooooo much to learn from different businesses and get the ideas flowing.
I am currently doing my research and searching for locations.. would be sooo awesome to have a procedures manual to follow. That was an awesome gift to give the other guy for his store. Thank you for sharing info❤
Would she ever offer a online training course on how to start a shipping buisness?
Lmao that’s the whole point you are probably a bot that works for her to create hype 😂
Well Codie, you certainly have your ship together. I'm about to retire for the 3rd time, 67 going on 45 and because of your vids, I have found another fountain of youth. Here I go!!! Your folks must be so proud of you!!!! Mahalo
Hell ya
I am literally addicted to learning about this! I can't stop watching you're stuff. I should be studying. Do you have Q and A somewhere? is there a place to send questions?
This woman covers ALL the ANGLES! Respect the HUSTLE!
Great video, and business idea! Lisa is a savvy business owner and extremely easy on the eyes. 🙂
Wow & WOW!. So much info, so naturally, clearly and cheerfully explained. Learned a whole lot and I'm very thankful. Muchas gracias from México.
Wow, great informative video! This kind of info is so real, I think it can't help but inspire someone who wants to start a business. Well done!❤
I love this video 😂. I appreciate how open people are on telling their business ideas and success stories!
Thanks! How do I get started ???
rewatch the video and get $22,000.
Ahh, help?
So glad I found this video. I been looking into a UPS franchise but now feel confident in doing this independently. Thank you!
Thanks!
Ahhh this is cool thank you!!
Codie u deserve urs for all ur expertise u share ty!
Thank you Codie!!’ Great info. Im a disabled veteran looking to start some passive income in Las Vegas. These videos REALLY help! 🇺🇸🇺🇸⚓️🤘🏼
There ain’t nothing passive about any income bud
I would like to understand more about the companies this business works with like usps, ups and fedex
If ther is any agreement or any inicial fees, and what are the fees that they pay on packages brought in !!!
She does literally Bloomberg content 👏👏👏👏👏 such a great way to go through steps and journey
Pavlov"s dogs...you're not wrong!😍😍😍Thank you ladies!!!
That was the most genius, gentle, correction of a word pronunciation I have ever seen.
Best part.. what I’ve learned from 2 failed businesses. Every step of the way she’s looking at it to take herself OUT of the business and not creating a JOB for herself
This was excellent! One of the most helpful I have ever seen on starting a business. Simple and smart. Thank You.
Thank you David!
The link to the blog post does not work. Very insightful video. Thank you for providing great value!!
A good number of people discredit the effectiveness of financial advisors in exploring new markets, but over the past 10years I’ve had a financial advisor consistently restructure and diversify my portfolio/expenses and I’ve made over $1.2m in gains… m…
I’ve been looking to switch to an advisor for a while now. Any help pointing me to who your advisor is?
My CFA 'Grace Adams Cook' , a renowned figure in her line of work. I recommend researching her credentials further. She has many years of experience and is a valuable resource for anyone looking to navigate the financial market.
I just looked her up on the web and I would say she really has an impressive background in investing. I will write her an email shortly.
Very good timing for me to come across this incredible story! I am in the process of buying an existing postal annex franchise and already sent an offer. I will reconsider while the seller wants to send me a counter-offer! I will do my homework and try to follow your path. Good luck for your future and God Bless you😉
Hey Pat any update on what happened with you? did you buy the business?
@@christopherburnett572 I accepted the seller counter-offer but he backed out!! He had a huge increase in sales and found a new employee. I got my escrow deposit back but lost more than 2 months going back and forth waiting for the closing of this purchase agreement...
I ended up buying another business instead
Patsimo do you have a format for the offer?
@@princediculen9101 yes I do
It is a cool business, but I am not sure about that $10k upfront training thing.
10k for a 2 week educational turn around from the CEO of his already successful business? Yeah I'll pay 10k
$10k 2 weeks into the deep end. Permission to copy everything from a successful operator.
This is more than worth it.
Think of the time she saved.
Thank you, Codie for the learning even though it does not seem the thing I will go into this kind of business. Chiayo!
Am doing research on this kind of business Mailbox etc in UK.
Some people have mail they want to always get handed to some people / always want someone to collect the package because they live in a neighborhood with a lot of package theft
Some people don't want their spouses to know what they're buying
My mother has used a PO Box for years because she lived in other people’s homes and didn’t want to send her mail to their house. I used one when I moved to a new state and didn’t have a permanent home yet. My best friend uses one because of theft in her neighborhood. My favorite UA-camrs have them to receive cards, gifts, and art from fans. I’ve also used one to set up a business address for my business. I agree though, most of my mail these days is junk. LOL
@@LifeAdviceSite all good points lol. Guess I just underestimate how many do have to do that.
I had one when I lived in Vegas. It works well for home businesses, if your renting and don't want to ( or can't) use the mailbox where you're located, and not having to worry about theft of packages. I used mine due to all of those.
Great Vid. Obviously helps that Lisa is well educated and is drawing from other experience. Very educational.
You ladies are too cute! Love the energy and information. 🙌🏽🙌🏽🙌🏽
I liked this detailed video with Lisa as a real business owner with realistic information.
Thank you for this video!! She is awesome!! Love that you guys share this, always wanted to this business. Had no idea where to start!
Success leaves clues. Absolutely brilliant 💪
How long did you do the research about the location? I'm thinking about starting a retail store..
Is there a way that you can ask Lisa about where can we get some of this upfront training to run a place like this at?
I’m interested in opening a store in San Bernardino county can you give us upclose tour of the store how it looks and counter and Pegs on the wall it will be very helpful and breakdown of store square foot and signs and boxes sizes to order Thanks
From what I understand the realtors do NOT have a fiduciary responsibility they are being paid by the seller/landlord -- they have responsibilities but NOT fiduciary - they are transactional?? --- but I am in Florida -so maybe in other states it is different, OR, I am mistaken?? Looking forward to a more clear understanding -- thank you
6:15 hmmm. lightbulbs going off here. I'll let ya know how it pans. Good shit ladies!
I've never had one myself, so I'm trying to understand who the customer base is for PO Boxes? Don't most people have reasonable access to mail delivery at their own home or place of business?
small business owners, people who travel a lot, renters, people who are away from home for extended periods of time
Most of our customers have a home based business (sometimes as a side hustle) and they don't want to their home address on business paperwork.
adding up the mail boxes at 100% occupany that is 3000+1800+350 about 60k a year, so im guessing another 60k a year in shipping and box sales.
Is Lisa selling that SOP? I would like to get information on how to purchase that manual❤
Being honest this (business model) caught me off guard, was unaware that it was owner operated. Props to her!
HI Have a question requarding with the mail boxes do the employee load the mail in the boxes or the USPS mail main loading the boxes
Lisa, great work! QUESTION: How is it that you’re allowed to use the UPS and FedEx signs in the windows? Sorry, I searched forever & couldn’t find the answer. Thanks!
What a great channel both these lady’s are amazing thanks you for your inspiration. My new favourite channel 😁
It's a mailbox for your personal or business mail, like a PO Box at the post office or UPS store that you can rent.
nope
I'm curious, do you have to get permission from the shipping companies to open? Do you pay for daily pick up? Same with USPS, they must just deliver a bag of mail a day, so do you sort it, or is it like an apartment building where they sort it?
I love the video, I am just confused how this is a better/cheaper option than a usps po box? I look on the usps site and all of the same benefits are listed.. but it says a small box is $5.50 per month and a large is only $12.33?
Customers are willing to pay more money for the convenience of the location vs. going to the USPS if it is out of their way.
USPS PO Boxes are very limited. They won't accept any packages from UPS or FedEx (i.e. Amazon packages, etc.) whereas our mailbox customers can send anything over to our store and we will sign/accept for them.
Hola ,porque no lo pones en español tambien,,,quisieramos oirte en español para aprender,y tendrias mas
What if you live in small towns? Like 8000 people is the 'big' town in the area. Otherwise it's 1.5 hrs from a city. What startups are great for small towns like this?
Great video and breakdown! Are there mailboxes on the left side of the store?...was curious about the total count and vacancy rate.
I love this kind of videos. Very informative and gives amazing ideas. Good job Codie!
This video is golden. Thank you for sharing.
I'd love to learn more about the partnership aspects with USPS/UPS/FedEx.. what that looks like etc. Do they see you as a partner, competitor? how is that structured?
We can help.
Wow. I love this. You and Lisa give such great information. I feel like I could almost go and start one of these myself. Lisa do you do any one on one? Thanks again.
Prolly an odd thing to notice, but the paint that's sealing her OSB box storage probably added over a decade to the functional life. Great call.
