      this is a shipping business that has mini-mailboxes on the side. not a mini-mailbox business that makes 120k Not as clear cut as the title suggests

    Could add Amazon drop zone for extra $. Especially if porch pirates are running around the areas stealing packages. Advertise that for $10 month you would receive there packages. A buddy of mine did that in his Mini Mart and signed on over 300 neighbors.

      That’s a better idea, Amazon already have a pickup near you as well. The mini mailbox has to be in a really good area and you spend on staff. Every single one of them I’ve use closed down becasue of low profit and lack of staff. Every month there was a new person. Employee don’t like it becasue it far too much work for one person.

      That’s interesting because Amazon drop zones are free. Don’t see how they are charging individual customers. I definitely have to look into that cause that would be great idea.

      Location could be the difference in success or failure with something like this. If the location is right and works, employees would be a good problem to have.

    Great video ladies. Lisa's attorney training comes through, amazing how she takes a complex procedure and breaks it down nicely in easy to understand and follow steps. Lisa's friends turned partners are fortunate to have her because she empowers everybody. A waiter turned a shipping business partner blew my mind.

    Don't know why I never thought of this. I've been working in the warehouse industry for 3 decades now, mostly in shipping and receiving. I got really good at it. Even taught myself about import/export regulations, harmonized codes and commercial invoicing. Also made connections with plenty of freight brokers, all on my own. This would be the perfect business for me to start. Thanks alot for the idea!

    Lisa should have talked about what her commercial lease cost in addition to some of the cons in regards to this type of business. There are always pros & cons. I would definitely be interested in hearing them

    Your video’s kept me up until 3am this morning. I have a small hair salon within a residential neighborhood. I am the business, so I’m a prisoner to my space. Had to navigate the pandemic but came back strong. Still it’s me doing the hair. Haven’t found two more stylists to fill the empty booth rentals. Got Covid myself and that has sent the business into a tailspin as I’ve had serious long hauler issues for a year. Heading into surgery next week to remove tumors that I developed when sick. Not giving up. I’ve noticed that UPS and FedEx deliver all day everyday in my community so how about I close down the salon, don’t like doing hair anymore anyway and completely reinvent myself and put in something like Lisa has done within my existing space. I have a lease so why not. I have a slightly different idea that I’d love to run by you. Even got the name. I’ve been a business owner for many years. Change is scary but also exciting. I’m ready . I’m looking at laundry mats too. Not in my exciting space! Haha. How do I speak with you?

      I see no response here from the author/hostess...but it sounds like a good idea to me....so many ways to enhance it, like a coffee/conference lounge area in there too. I would LOVE that. Always wanted to have a coffee shop alongside another real business. that and the bookshare all in one place sounds amazing. Hey, even baked goods too. With independently owned and operated the possibilities are numerous... you could keep the hair salon - smaller scale in the back and do that evenings and weekends for the "Special" customers (ie big tippers, etc)
      Sorry to hear about your health issues - certainly hope that you have successful surgery and QUICK RECOVERY.

    Had an opportunity to buy a business like this last week for $65k. Talking with the owner, something wasn't meshing. His lease was up in a few months. I was afraid of rope a dope. No licenses/agreements with FedEx transferred etc. Decided against it. Went with my gut on that one.

    I just learned about virtual mail boxes 📦 it’s 5$ a month people just get a phone call that a package has arrived. So no more door step thieves.

    Interesting to listen how she got set up and started. Very helpful on that part but I may have missed it but there are other details I was looking for such as 1) Does her clients have full access to mailboxes 24/7? 2) I understand there are apartments around her store making it great for getting clients I was wondering if you have plenty of traffic but not apartments would the same thought process of these mailboxes apply? We've got plenty of traffic in our small town just not getting the clients we hoped for. Traffic count on average 35,000 per day.

      Just finished 2nd full month open and we are very close to meeting our fixed monthly expenses, but I don't have any employees except occasionally my teen daughter & husband who come in to help and learn in case I ever get ill. We are 25 miles away from the closest UPS Store or other pack & ship stores. We are spending lots of time educating Amazon shoppers about getting printable return labels, NOT UPS Store QR code. Key is location, location, location. Highly recommend being in a grocery store or Walmart strip mall if possible of an affluent suburb @@blahizake

    Thank you so much for this in depth video. I watched beginning to end. I've spent my life in food and beverage but I'm an entrepreneur at heart. I've always known, small businesses like small carry outs are key, but the real money comes from owning multiples of that one carry out. This idea gets me out of f&b and gives me the opportunity to duplicate one store over and over again.

    Great info. Only thing I wanted to state is most Realtors can do both residential and commercial. You are not required and do not need a commercial only Realtor. Key is can they do the job and or do they have the experience to get the job done. All Realtors have a fiduciary duty to their clients.

    I've binged a lot of your content and first off THANK YOU for inspiring through your work. I was feeling SO overwhelmed and defeated but watching you has given me a second wind!
    I wanted to ask for advice: I frequent a tea shop in my city that's a HIT. I' go there at least once every two days and wanted to open something similar. I love the idea of "interning" there, to open my own BUT one of the managers told me that they will be expanding! Should I somehow find a way to get stake in the company? Own a location? Then that would me buying into a franchise and we don't like those right? Ahh, help?

    Would love to hear about how we should be able to read P&L’s of a business, cash flow sheets, etc… I have a business and a business partner but I run the business and he is just a silent partner who put in the money so I always feel like an idiot when he starts talking all this business/accounting terminology. I really want to buy him out but not sure how to go about it.

    Probably this could be really profitable somewhere in the states next to Canada and Mexico as well. you can make a place where you can charge customers for holding packages daily and also charging Americans living in Canada and Mexico who need to keep their postal boxes in the states.

      @@LisaSongSutton I’d agree with David. Have you considered selling your playbook to entrepreneurs that are outside of your area? A document set that outlines all the processes used in your stores from customer interactions to shipping partner procurement?
      If you ever did I’d be very interested! I’ve looked into these companies selling buildout packages and they concern me a bit.

      @@christopherburnett572 I accepted the seller counter-offer but he backed out!! He had a huge increase in sales and found a new employee. I got my escrow deposit back but lost more than 2 months going back and forth waiting for the closing of this purchase agreement...
      I ended up buying another business instead

    It is a cool business, but I am not sure about that $10k upfront training thing. If you have any type of previous business experience, you can easily get hired as an assistant manager at a ton of different businesses that would allow you to be trained/paid and learn basically the same thing. As a low level manager, you will have access to the store manager and can just pepper them with questions the whole time.

      On the other hand, she basically treated it like a continuing education course - only she set the price she felt was fair for it. Considering similar courses at my local community college are about $1K a year, and her wages would have been, like, $800 for two weeks of labor, PLUS she built them a handbook while she was at it, $10K, I would say she paid WAY too much. The strategy has merit, but I wouldn't offer any higher than the $1K.

    Definitely cheaper then USPS po boxes. Just don't understand why pay at all though unless you get a lot of very important mail. Most of mine is spam and I try to have everything emailed. But as a rural usps carrier, was nice delivering a box of mail and packages for that business strip to a place like this instead of each individual business and at times don't put their suit numbers like I knew who you are and which store your at

      I'm wondering the same thing. They said that the emphasis should be on the mail boxes but I'm struggling to understand why some one would need one. Maybe it's a Las Vegas/Nevada thing?

      Some businesses use this as their mail box.
      Some people have mail they want to always get handed to some people / always want someone to collect the package because they live in a neighborhood with a lot of package theft
      Some people don't want their spouses to know what they're buying

      My mother has used a PO Box for years because she lived in other people’s homes and didn’t want to send her mail to their house. I used one when I moved to a new state and didn’t have a permanent home yet. My best friend uses one because of theft in her neighborhood. My favorite UA-camrs have them to receive cards, gifts, and art from fans. I’ve also used one to set up a business address for my business. I agree though, most of my mail these days is junk. LOL

      I had one when I lived in Vegas. It works well for home businesses, if your renting and don't want to ( or can't) use the mailbox where you're located, and not having to worry about theft of packages. I used mine due to all of those.

    From what I understand the realtors do NOT have a fiduciary responsibility they are being paid by the seller/landlord -- they have responsibilities but NOT fiduciary - they are transactional?? --- but I am in Florida -so maybe in other states it is different, OR, I am mistaken??       Most of our customers have a home based business (sometimes as a side hustle) and they don't want to their home address on business paperwork. They also need a secure place to receive important mail and packages.

    Well… I’m doing this. In Cali. Rent won’t be easy but… it beats working at my current job. I must say tho… My fav part is her marketing strategy. Telling everyone she’s there, “face to face” flyers, small incentives as well. I’m doing all that! I just don’t know if I can rock those hills and a skirt. 😅

    adding up the mail boxes at 100% occupany that is 3000+1800+350 about 60k a year, so im guessing another 60k a year in shipping and box sales.

      It's a mailbox for your personal or business mail, like a PO Box at the post office or UPS store that you can rent.

    I'm curious, do you have to get permission from the shipping companies to open? Do you pay for daily pick up? Same with USPS, they must just deliver a bag of mail a day, so do you sort it, or is it like an apartment building where they sort it?

    I love the video, I am just confused how this is a better/cheaper option than a usps po box? I look on the usps site and all of the same benefits are listed.. but it says a small box is $5.50 per month and a large is only $12.33?

      Customers are willing to pay more money for the convenience of the location vs. going to the USPS if it is out of their way.

      USPS PO Boxes are very limited. They won't accept any packages from UPS or FedEx (i.e. Amazon packages, etc.) whereas our mailbox customers can send anything over to our store and we will sign/accept for them.

    What if you live in small towns? Like 8000 people is the 'big' town in the area. Otherwise it's 1.5 hrs from a city. What startups are great for small towns like this?

    The average UPS Store does about $600k in gross revenue. The location profiled in your video looked empty. Is the $120k per year you advertise in your video owner cash flow for one location? Your video title is vague. Could be make $120k in sales or $120k in GM or $120k net EBIT etc. I seriously doubt it is doing $120k per year owner cash flow after all expenses are paid including labor.

    Is the $120K revenue or income? Meaning, is the 120k profit or is that revenue before expenses?
    Because the business is not going to survive on 120K in somewhere like West Coast or East Coast cities. Two employees and 1,400 square feet and utilities and materials will be total that is way above $120K per year. It would be a loss. So please let me know if that's income reference as 120K which would be after expenses.
