    Many of my residential agents prefer not to include a 3D tour with their listings because it may deter potential buyers from visiting the property in person. They worry that viewers might notice something they don’t like during the 3D walkthrough, whereas during a physical showing, agents have the opportunity to address any concerns directly with potential buyers.
    My clients for 3D tours primarily come from the commercial real estate sector, including warehousing, offices, retail stores, and restaurants. I don’t offer MP but I use Realsee 3D tours, which offer more features and flexibility than Matterport. This makes it an easier sell for commercial real estate

    THANK YOU, NATHAN COOL! Well done! I've said this for a really L-O-N-G time to my one-and-only client . . . my beautiful bride/agent! I no longer shoot for her . . . can't do aerial drone shots. But, to me, Matterport was too much and didn't work much better than what we already were doing . . . if done well professionally. After 2 weeks, you deserve a lot more up votes!

    I love 2D floorplans when I'm looking at a house, helps to make sense of the photos and get a layout in your mind. Also i think 3D walkthroughs have the side effect of removing the motivation to go see houses in person.
    I like that photos and video give you a very clean, professional peek at a property but force you to come see the house if you want a true feel of it.

    I started offering vertical social media videos just a few months ago and they have been wildly popular with my clients. Osmo Pocket 3 is perfect for this. Super fast shot/tour with quick edits. Additionally, I’ve been offering quick videos with the agent talking. This is an interesting turn as my request for walk-through tours have gone down over the past year.

    Great video once again. Glad to have your feedback and the fact you make videos on subjects like this. Your channel was recommended to like 2 years ago and I have learned a wealth of knowledge from you. Hope people realize they can use your courses and learn new things or better the skills they may already have. Home video is something new to me that I am learning. If only it was as simple as slap a camera on a gimbal and walk around and make incredible videos. 😂

    I see social media becoming even more going forward. For good or bad. As news is less trusted by society as a whole, and generations that grew up on it come to age… it’s just what it is.

    Good rundown. For me, as a constant real estate shopper / looky-loo, 360 really doesn't add much IF the photos are well done and in a logical order. The quality is never really up to standard photo par, and it only really serves to put the pieces together when the standard photos have failed to fill in the gaps.

    Virtual tour providers started selling directly to real estate agents, trying to squeeze out real estate photographers. Now those providers are less relevant. Ha! Karma!

    Another very informative post here! I use the iGuide and it's great but not requested too much. The Cubicasa floorplans are requested on 90% of my photo shoots. Starting to offer social media vids now using my phone and DJI Osmo 6. Does your videography course cover those tools that I will be using? BTW, I have a few of your books and have taken one of your courses already. Great stuff! Thank you!

    Hi Nathan, Thanks for bringing this subject to our attention. You talk about videos being "dual purpose" (MLS and IG) but, don't those 2 uses require different camera orientations? Would I have to do landscape orientation for MLS and, then, reshoot again in Portrait mode for Instagram?

    What about having/using a 360° camera to create the walkthrough videos and then using software to do the reframing of the video. Insta360° software lets you crop both horizontal and vertical…. One camera, two ways of using one video…. Your thoughts on this??? And btw, love your videos sir!!!

      Great question, but I wouldn't recommend that. 360 cameras don't have the resolution or control that even a cellphone has, let alone a mirrorless camera. Being able to adjust settings for each room/video-segment is just not possible when capturing everything from all angles at once with a 360 camera, but it is when using a traditional camera. Also, you can easily dual-purpose your video footage taken with a traditional camera, if done right, so that you can provide wide- and vertical-format videos for all platforms.     For the walk-through videos, do they have to be less than a minute to be able to go onto Instagram? Can you share a link to one of the houses you’ve done that went on Instagram?

      Technically no, but realistically yes. Most IG reels are viewed for no greater than 20 seconds. Think of an IG reel as a "sizzle reel", to grab the viewers' attention enough to entice them to reach out for more information, which then generates a lead for your client.
