    I went to college at West Chester University by there (graduated in 2011) and it used to be bustling there. Went there in Jan 2023 and saw it like this and we were stunned. Unbelievably dead to still be open!

    Funny thing is the area is thriving and very high income. Brick and mortar mall stores just offer minimal value anymore. King of Prussia is 35 minutes away and offers high end luxury mall shopping, basically the only reason to go to a physical store in a mall these days anyway.

    This was the mall of my childhood. I actually went there tonight to go Christmas shopping and I was shocked by how bad it is. There might have been 6 stores there that were open. One section of the bottom floor is just medical offices. The rest looked like it was a barren wasteland. Exton is upper middle class...the problem is (by my count) there are around 10 or so shopping centers in the area. The over developed the area with shopping centers.

    The King of Prussia Mall expansion is pretty much what resulted in the downfall of this once great mall.

    I always liked this mall, it was the perfect size. I have many fond memories of taking my daughter there in the 90s, from pushing her in a stroller to dropping her off there as a teen. I also remember skipping school back in 1976 and driving there with some friends, lived in New Holland at the time.

    you are able to get to Round 1 (former JCPenney's 1st floor) from the mall concourse. when you mentioned that you could not, the supporting video was of the closed Sears mall entrance.

    My wife and I were in Exton twice. The first time we stayed there in 2019 for Philly Brickfest (greater Philly Expo Hall) and then in 2022 for Brickfair Exton which happened in the vacant Sears.

    Concord Mall in Delaware is also dead with only Macy’s and Boscoff’s as their anchor stores and the rest of the mall with one off non chain stores except for a (very) few chain stores. It’s a dump. I loved the Exton Square Mall, it’s a beautiful mall but sadly it also a victim and the retail decline 😭😭

    I was there two weeks ago and it is a big mall, only 4 or 5 stores in the place. Food court only had chick fil a and a pizza place. FYI best taco pizza I ever had

    Just went there yesterday it looks even more sad now. Upstairs only has hot topic and some closed stores are being used as other things. Downstairs is nothing but boscovs and Macy's and round one and a nail spa. You can see some spots slowly deteriorating it really is a beautiful mall in a great location it's really sad to see it.

    I shopped there a couple of times back in the 80s and early 90s. It's a shame to how this and other malls are going by the wayside.

    5:10 Brandywine Realty Trust didn't actually buy the mall because the deal fell through. It is still owned by Preit, which is trying to sell it, and the Plymouth Meeting Mall due to debt.

    This mall in the early 90s had a great arcade with The Ni ja Warriors in all its tri screen splrndor, and a good pizza place called Montesini. All the malls in the area are dead or gone except crappy KOP, which was always a soulless husk of yuppy hell

    With online shopping and superstores like Walmart carrying just about everything a person can want or need Malls are becoming obsolete. People are getting too lazy to go out and shop. It's much easier to just sign on to a website and shop having your purchases delivered to your front door. Not to mention, stores that still function on a public sales reliability are getting robbed daily creating millions in losses every year. Even the larger chain stores can't survive this way. Between thieves taking merchandise off of the shelves and employees that steal from their workplace, we'll be lucky to have any stores open in the next 10 years.

    This is the kind of thing that makes you wonder why are there homeless people in america. See you got infrastructure money you bring these people in you show them how to pour concrete do roofing work hang sheetrock do plumbing work and you re-establish this as living quarters for these people, you are now giving people job skills and your rebuilding the community😮😮 just like the migrant workers you send them into these towns and cities that's been devastated by hurricane tornadoes floods and you let them rebuild these communities and establish themselves as workers in the United States😮

      I would eat at the food court here in 2019,2021,2022,2023. There were homeless in that mall sitting down in the lobby downstairs next to the LensCrafters. I would have lunch in that section because it was quite and private. On several occasions I had to eat in my office because homeless guys were sleeping on the furniture in my lunch spot. It was disturbing and sad to see, even though I considered it to be an inconvenience that they were in my private lunch spot area, but I had time to address how I felt about it when I was alone with my thoughts, I started to realize how much the pandemic and the way it was handled had a lot to do with the conditions of this mall. When you start seeing homeless getting warm in abandoned malls. Your eyes open and your heart sinks and you finally come to the conclusion that our politicians and leaders in our government have failed us due to their selfishness and greed. It's sad to see the country decline like this.
