    You should compare MOP for EC and Private both in same area. It's not that much difference actually

    Hi. For the 300k plus initial downpayment, when do we need to pay? Cause if we dont sell the HDB, we dont have that amount of cash to pay up front. Tks

    9:15. Why the developers will charge interest if you don’t sell your hdb before taking keys? Developers will be paid by banks and cpf/cash. I don’t understand this.

      When they keys are ready and you’ve not sold your flat yet.

      @@KeepItRealEstateSG Again, I thought the policy is we have 6 months after taking new keys of the EC to sell away our hdb? If I don't need the proceeds from the hdb sale and could pay off the developers by bank loan and cpf, what is the issue? What am I missing here?

      ​@@shawnchua6631if your hdb still has loan, your EC can't get up to 75% loan and therefore your bank won't disburse the money to developers

    Understand that the price of north gia went up quite abit. Just to check if is possible to ask for some discount from developers? Thanks

    I actually wonder. For Deferred Payment Scheme, will MSR still be factored in upon getting the loan after TOP? What if the MSR requirement failed due to the high interest?

      Have advised some of my agent friends to buy resale ec cos of their situations. So it depends on your status, situation and financial situation.

      You must have sold off the EC, wait out 30 months before you can apply for another new EC. $55k resale levy is payable, on top of that income ceiling and family nucleus applies too. Any other questions call me at 91899935

      It can be under one owner one occupier but the spouse is subject to MOP as well tho not the owner.

    Can take 75% loan for EC? I think loan calculation is different for EC.

      Ec uses both MSR and TDSR whichever lower

    means only upgrader can afford to buy 4bedroom., no matter how i calculate, even if i capped at 16k salary celling i cant afford 4 bed room as 1st timer

      Actually you have to have a sizeable amount of capital to buy a four bedroom, be it upgrading or just first timer. HMU if need any advice :)

    A joke senario for you. IF dont talk about future la, based on today North Gaia 3 beds price, and me and my wife combined income only 7k, and we are old shit like 45yo le. how much our house need to sell to afford the North Gaia? XD
    or we can just keep the HDB and 准备后事了? 🤣

      Both husband and wife combined income about 6.5k per month, no saving, have a BTO 5room flat outstanding load 170k, how much we need to put in the cash in order to get a 3bedroom EC? Thank you. :P

      @@dsignerer 6.5k income MSR 20 years till 65 y/o can clear about 300k+ only. U will need to topup roughly 900k+ for the cheapest 1.2m unit (assuming still have)
