A 111-year-old mansion in New Jersey has been put on the market for a meager $10. What’s more, the owner is even offering the buyer $10,000 to help with the cost of moving. But, as they say, if it seems too good to be true, then it most probably is. In this case, for instance, the generous offer comes with an almighty catch.
The aforementioned house is in the desirable Montclair area of New Jersey. And if the price tag wasn’t enough to entice buyers, surely they’d love its position on a street named Pleasant Avenue? Indeed, its very name makes it sound a lovely place to live.
And it was renowned local architect Dudley S. Van Antwerp who constructed the property in 1906. He set up his own design practice in the early 1900s and was responsible for the architecture of Montclair Wachtung Avenue Congregational Church and the Yacht Club in Bayside, Long Island, among other buildings.
This particular home for sale, however, has six bedrooms and three and a half bathrooms in the main building, with an exterior tennis court and carriage house. The Colonial-style structure covers nearly 4,000 square feet and sits on more than two and a half acres of land.
Given its enticing features, then, it’s perhaps no surprise that the house has a list price of $1.35 million. But that steep sum is nothing out of the ordinary for Montclair. In fact, the area has many homes worth in excess of $1 million.
But perhaps that list price was bolstered by the fact that the house has some historical significance. That’s because famed athlete Aubrey Lewis, the first African American to captain the Notre Dame football team, once lived there. Lewis also would go on to become among the initial group of African American agents in the FBI.
But after Lewis died in 2001, the land on which the mansion is situated was purchased by BNE Real Estate Group. And while BNE originally planned to build eight houses where the current one stands, that idea soon hit a snag.
Why? Well, the real estate firm can’t just rip the house down. When it bought the property, in fact, it agreed to a condition by the Montclair Historic Preservation Commission to save the home and the history it represents.
This all means that the asking price for the building is less than the cost of a trip to the movies. And if $10 for such a large and historically significant property sounds too good to be true, that’s because the price comes with an almighty catch.

Totally agree! It's ridiculous. So the home is historical, but not the location? and yet you're expected to stay within a quarter mile?? Isn't it easier to just sell this at the value it's worth, take that money and build other houses quarter mile down the road?

the catch is NOT that you have to relocate the home. the catch is that you can only relocate it within 1/4 mile from where it is. THAT stipulation will ensure that the house is NEVER sold. plus you must renovate under the guidelines that the historical society puts on it...

In 1975 my husband and I had a 2 bedroom 1 bath house moved about ten miles. It cost $ 8,000.00 back then , but the house only cost $800.00. So for $8,800. We ended up with 3 bedroom 2 bath home. I can't imagine how much that one would cost to move!!

yeah this sounds exactly like the kind of nightmare any new home buyer needs.
The main problem is finding land within 1/4 mile of it’s current location, as per the purchasing conditions. Additionally, I’m sure the land in that area isn’t cheap, and there may not even BE an available lot to relocate it to.

Anyone who lives in NJ and has been to Montclair knows what makes this REALLY impossible. There isn't an empty lot available within a 1/4 mile of that location, which was one of the stipulations. So, the buyer would have to first buy another house right in the area, tear that down and THEN move this house to that location.
This will end up in court.

Suzy Advise :: Suzy, You can’t move in until you pay to move the house and buy land a 1/4 mile away to move the house to. Before moving you have to pay to have to remove any lead paint and asbestos, which I am guessing is not cheap. The once house is moved you would need to renovate and update the house.
You are looking at $300,000 $4,000,000 to do everything I would guess. It could be a good deal for anyone wanting to live in NJ and it’s very high property taxes. I am not one who want to live there.

The furnace, roof, and plumbing, etc would need to be checked and then you need an APPRAISER, to make sure home is okay to live in, and stairs with rials etc put in, and also TAXES paid ( must pay the years taxes or at least for the part of year left when moving it or buying it ,and a'''' lawyer'''' to do the '''DEED'' and that costs too. PLUS INSURANCE, you MUST have INSURANCE ,or you cannot have the home. That would cost as things always going on to be fixed in houses ,and this is one big one. So that $10.and then the moving fee and 'repairing fee' and also "landscaping fees,' in new place, can truly add up quickly to about one million dollars. At least.

It has been one lovely home. If they would allow it to STAY there it would be worth repairing perhaps and living in it there. But still would need to pay a much higher amount and plus needing appraising and insurance and deeds so a lawyer etc. But would not need to pay to move it, and buy more land, separately, and still would need to pay the taxes .Probably furniture to as no sure about furniture, if it will come with it or not? Appliances may not be any good anymore though anyway. 'Much to consider..' IF the area in New Jersey would fix it up, and leave it on that land, and allow someone in NEED for a home move in then it would work. Like ( Habitat for Humanity) does. Still would cost more than $10.00

Forty years ago our middle class neighborhood had gorgeous tall trees, shade, etc. Now it's starting to resemble a parking lot in too many places. At 15 Yrs old I was homeless and living in the forest about four nights a week into the woods half a mile in so no one would see my fire. You get over being afraid of the darkness just outside of the campfires light. After a month I felt much more comfortable as I knew the sounds of every creature in the woods and it is actually deafening. I also passed two bear warning signs, great.
Why were they able to sell the property out from under the house, this situation is bogus, if the house is a historical landmark then so is the land. These people always have those secret loopholes only for themselves, they would never legally allow an average person to pull something like this, the whole lot of them are disgusting!

Better Solution: Real Estate company must move the house themselves, repair and renovate as code requires and then becomes free to sell this house at market price; all work in the relo/reno must be completed BEFORE the first ground is broken for the 8 new houses. This is a just solution.

I mean technically moving the house would almost be like buying a smaller house at around 300-400k max after moving it and renovating it. Then the guys can build their neighborhood on the property and you get a million dollar home for only 300k as a rough estimate. I think whoever had the funds could get a deal outta this

In addition to "moving the house" (a herculean task, by itself) you also have to remove, or at least alleviate, any and all "hazards", i.e. asbestos (which there is plenty of, and not readily accessible, without tearing into the walls), rusty plumbing, rotten wiring, termites and other bugs, etc. etc. ad infiniti, ad nauseum. Also, anything the local "authorities" get a wild hair up their fat ass about, now or in the future. forgetaboutit - It just ain't worth f**king with !! it's nothing but a big headache !! Also, is there any warranty, or guarantee, from the "house movers" that, 6 months, or so, from the "move", that, if you find a "problem" that you can trace to some carelessness on the part of the "movers", that you will be indemnified for the cost of repairs? NAAAH. There's (several) good reason(s) why nobody has "snatched up" this questionable "bargain"

It's a great deal if you can afford the land in that neighborhood and land is available. The price of the land in that area will be the problem. A moving price of 200,000 to move the house is nothing for a house of that size and quality.

I would say it's worth it. You are buying a million dollar house for a couple hundred thousand. And once the house is relocated, the land price will eventually inflate and you can probably sell it again for a million if not more for it's historical significant.

They may think they will LOOK historical but they will not BE historical and go back to the date of homes around it plus you would have a bunch of houses , and would look very out of place! Anything for money. But probably Taxes was high and owed and they would have just placed it up for taxes , and would have been easier than this!! They make more money this way. But owed taxes could have been very high we do not know? The land found for house may have owed taxes even and would need to be checked into well first. I dont think you preserve history once you move the house.

That is a great deal especially with these bay area home prices sky rocketing too bad I don't have any land!
I live there and that sums up the town pretty well
the worst part is what will happen to the land when the house has been successfully relocated- the building of 8 random, anonymous, architecturally insignificant, poorly landscaped, overpriced houses. not to mention that part of the historic significance of this house is the location. moving it somewhere it doesn't 'belong' reduces its importance to that of a 'specimen', an 'example', rather than the elegant, stately home it once was. but still better than the alternative, i suppose.

It seems to always be about GREED! Move 1 old mansion to build 8 McMansions in its place.... So stupid!
Last night I tried to find out if this house were still on the market and could find nothing that was updated. I went on BNE's site and there was nothing about the house there. I only found info on it on CNN's or CBS's site and another one.
