    una bawal silang pumasok sa bahay mo without authorization pwd mo sila report sa pulis ng trespasing pwede mo nga sabihin na may nawala sa bahay mo. dito samin hindi ka pwde pwersahan paalisin ng landlord khit pa tapos na kontrata mo kailangan pa nila mag open ng reklamo sa housing authority but they cannot throw you out ng ganun ganun na lng. pwede ka tumawag ng pulis pag nagpumilit sila pumasok sa bahay mo, wag ka papayag lalo may pera kapa sa kanya. normal lng yang mga gasgas sa ding ding. call the police ireklamo mo landlord mo

    Okay na rin na iwanan nyo yan, walang windows tapos ang baba ng ceiling. Di maganda ang lay-out. Mas maganda, mag take ng photo before occupancy and after para may proof kau. Pag nag claim ang landlord ng damage sa property.

    Tumira kami basement 1998 dito sa Toronto with 2 kids for one year.Wala talagang privacy kasi nandoon yong electrical panel,furnace at shared laundry pa with landlord.Mabuti sa inyo dyan mi sarili kayong laundry. Di mabuti sa bata ang basement 6 years old pa bunso ko noon madalas sya nagkasakit dahil mataas humidity sa basement at bigla bigla pang lumalamig pero tiis lang talaga kami noon.Ng mapasa at mataas na sweldo ko lumipat na kami sa apartment then eventually nakabili ng bahay. Si bunsoy psychologist na at nurse naman ang panganay ko.

    In Alberta, damaged deposit or security deposit is not more than 1 month rent. With in 10 days of the end of tenancy agreement, the deposit is returned with interest full if there are no allowed deductibles. securrity deposit cannot be used as a lsst month monthly rental payment.

    Just suggestion before you leave ask landlord to come with you together and look all in basement if no worries then leave with no regrets just absorb as tenant experience one day maybe you own a house in Canada 😊

    Im not sure about tenancy law in Ontario, but in BC , it's at least 4 months notification for eviction, and after a few days, a damage deposit will be returned

    I'm not sure about rules for renting jan sa inyo but another comment here from Alberta. Dito, the 1 month damage deposit cannot be used to pay for the September rent for example in your case. It is supposed to be used if there is any damage to the property after you leave, after an inspection is done comparing it to the inspection when you moved in. If there are no damages, it will be returned to you. But then is that basement suite legal?

      Agree. Thats actualy the standard in any rental agreements but some tenants dont get it. Thats for the security of the landlord in case the tenant will leave and there is damage to the property or unpaid utilitiess. It wil lbe deducted from the deposit. Also if the tenant will leave before completing the lease contract, the deposit will not be returned.

    I hate most basement suites in Canada because of very low ceilings. The one you have looks like it only has 7 foot ceilings. The minimum ceiling height I'd accept in a rental is 8.5 feet.

      Ganyan ang mga lumang bahay rito mababa at maliliit window basement kaya mahirap magpa-rent kong di mo iparenovate accdg to ontario rental standards. Maraming mga rights ang tenants kesa sa landlords. Pwedeng mag complain pero pera time at stress ang katapat lalo na wala pang status.

      @@KLOWILOVER83222 This is why I only rent condos as there are plenty of units with 9 to 10 foot ceilings. My friend rented a basement near Danforth. The ceiling was so low I could easily hear footsteps over my head. The other crappy part about these basements is getting snowed in. You can't open the door unless someone clears the stairwell.

    Una sa lahat, hindi kayo basta-basta mapaalis or i-harass ng landlord lalong-lalo na meron pa kayo 1-mth deposit. Pwede nyo sila ireport sa authority. Know your rights as tenants. If you dont mind, magkano monthly rental nyo dyan at sa bago nyo lilipatan? And for how many bedrooms? Thank you.

      Currently Cad1870 for 1BR. Yung lilipatan namin Cad2250 for 2BR.

      @@michaelrsk I would suggest, take some picures or videos of the basement like corners, doors, cabinets, etc before you leave the place. Just in case meron sila bigla i-claim na na-damage nyo. But I think they can not do that kasi just in case meron man nasira lalo na appliances, eh part naman yun ng wear-and -tear kumbaga.

      Yun nga po. Yung over was not working since we came. Yung burner 2 lang yung gumagana out of 4. Yung ref may mga crack na yung compartments.

    Dapat lang talaga umalis na din kyo dyan, wala sa hulog may ari. If wala naman sira sa bahay at bayad nyo lahat ng utility bills pwede kunin pera sa kanya dapat. God bless you at sa new house nyo

    Makikibalita po kami about security deposit , may hiningi kasi samin yung landlord namin na ganyan. Bale we have final month rent, security deposit and key deposit with them. Nabasa ko nga now na hindi legal sa ontario ang paghingi ng security deposit. We live in ON too

      Illegal po ang security deposit. Check nyo po dun sa link sa baba under About rent->Rent deposits
      "The rent deposit can only be used as the rent payment for the last month or week before the tenant moves out. It cannot be used for anything else, such as repairing damage to the rental unit."

    I’m wondering on what grounds yang eviction letter . Ang tenant insurance $20 covers extensive damage .not first and last rent deposit . The last time na nagbigay ako ng end of tenancy it was one year in advance so the couple can prepare for next school year and some moving expenses . This kind of landlord should be reported to the city for exploitation .😂the fastest way to recover your money -small court …..

    Sa bagong lilipatan ninyo, kunan mo ng video or pictures para kung aalis kayo, wala masabi ang landlord ninyo. Ganun din bago kayo umalis diyan, magwalk-thru kayo with your previous landlord. At kunan mo ng video habang nagwawalk thru kayo. This is for your own protection.

    Pare, I think hindi ka puwedeng paalisin agad ng landlord mo with that very short notice. But on the other hand, kung may malilipatan na agad kayo, it is better to moved on. You can take pictures or videos of your basement for reference, just in case your landlord questioned the condition of the basement after you left. Better yet show them personally.
    I used to rent, and I dont pay the last month because of the advance deposit - first and last.
    Another thing awkward yung location ng electrical panel, it is inside your room, as if you have no privacy, because when your landlord have problem upstair you have no choice but to let them in your room.

      Salamat. Meron naman na kami malilipatan pero yung start date is Sept 28 (Saturday) pa para 3 days lang yung overlap sa rent. Kaya sinasabi ko din sa landlord ko ngayon na kukunin ko na lang yung rent for September para makalipat na kami sa bagong bahay.

      Hindi naman sila pinipilit ipa alis.. they were given choices to leave at the end of their paid month and their 1 monnth deposit will be returned if theres no damage to the property and left the place clean after they leave or they pay another month if they wish to extend and landlord still holds their 1 month deposit. In canada and even other countries the 1 month deposit is technically tne security deposit that will be returned the day or 15days you vacate the place because the landlord will have to check the place if there is damages in the place. IF there is a damage it will be deducted from your deposit.

    In Ontario, landlords are **not** permitted to request a security deposit for covering damages to the property. The only deposits legally allowed are:
    1. **Rent Deposit**: This is typically equivalent to one month's rent and is meant to be applied to the last month's rent.
    2. **Key Deposit**: This deposit can only be for the actual cost of replacing keys or other access devices, and it must be refunded when the keys are returned.
    If a landlord asks for a security deposit or uses a rent deposit for anything other than the last month's rent, tenants can file a complaint with the Landlord and Tenant Board .

      @@michaelrskTawagan mo Landlord and Tenant board para alamin rights nyo as tenants at magreklamo kayo. Tama ba yung paalisin agad kayo same day during the holiday? Yung iba ngang tenants nasa news hindi nagbabayad nang rent for months at hindi pa rin sila ma paalis nang landlord dahil may tenant’s rights.

    Yung mga professional scammer na tenant nde mapaalis ng landlord kasi may "rights" sila at hinde pwede basta ma evict. I think you have more rights than them. Pwede kn rin cguro wag magbayad ng rent and file complaint sa LTB para makabawi sa landlord. You can call the police pag nangharass ang landlord. Ang downside is it can be stressful considering you have yout family with you especially for the kids.

      Dito po sa Canada, sa Ontario in particular, may tinatawag na month to month rent. Kung gusto nyo na umalis, kailangan nyo lang magbigay ng 60 days notice. I think we satisfied all the requirements kaya wala po kaming pinaguusapan na penalty. Ang hindi namin pinagkakasunduan is Security Deposit which is illegal in Ontario.

    There are so many wrong things about that basement apartment. Una yung electrical panel sa loob ng washroom is a no-no. Tapos from the looks of it parang hindi rin up to code yung mga windows. Your landlord cannot evict you you can refuse to leave especially may last month deposit ka. Sorry to hear that you are dealing with landlords from hell. You can complain sa LTB against your landlord.

      Nadisappoint ata dahil hindi nya makuha yung pera. Yung last na tenant na Pinoy na nag refer sa amin dito, hindi na nya nakuha yung deposit. Hindi ko lang alam kung ano nangyari.

    I dont think your landlord has the right to evict you lalo na bayad ka na sa last months rent mo… and she has to served you with the proper eviction notice from the city. Parang namemera na lang yang landlord trying to see if masisindak ka or kung lalaban ka.

      @@michaelrsk or i small claims court po if ever mag decide kayo na umalis ng maaga… make sure you save all communications between you and your landlord… or if ma save mo yung mga video clippings na pumapasok sila sa unit nyo without consent

      Hi @michaelrsk 2 beses din po kami nag rent ng basement dito sa brampton..bumababa po tlga ang may ari sa sa basement kapag may need po sila i check at ayusin sa basement pag wala kami..sinabi naman po nila samen yun bago nila kami nila tinanggap para mag rent ng basement nila..Sa awa naman ng Diyos lahat nmn po sila mababait at wala kami naging problema..dapat sinabi nila po sa inyo yun bago kayo nag rent sa kanila para wala po kayo naging problema sa kanila..yun po ang mali ng may ari ng bahay di nila kayo sinabihan na pag minsan need nila pumasok ng basement..

    grabe yung landlord nyo sir. based po sa nakita ko since nung lumipat kayo jan (OG subscriber) i dont think meron sila dapat icharge sa inyo. and i agree po sa ibang subscribers na report nyo po. baka better po ireport nyo in advance and ask help from friends nakatira nearby kung pwede kayo puntahan jan pag naglipat kayo para may witness nadin somehow. suggest take more videos pa and pictures sa mga sulok baka sadyain sirain or what. we support you sir! @michaelrsk
