In Alberta, damaged deposit or security deposit is not more than 1 month rent. With in 10 days of the end of tenancy agreement, the deposit is returned with interest full if there are no allowed deductibles. securrity deposit cannot be used as a lsst month monthly rental payment.

It is supposed to be used if there is any damage to the property after you leave, after an inspection is done comparing it to the inspection when you moved in. If there are no damages, it will be returned to you. But then is that basement suite legal?
Agree. Thats actualy the standard in any rental agreements but some tenants dont get it. Thats for the security of the landlord in case the tenant will leave and there is damage to the property or unpaid utilitiess. It wil lbe deducted from the deposit. Also if the tenant will leave before completing the lease contract, the deposit will not be returned.
I hate most basement suites in Canada because of very low ceilings. The one you have looks like it only has 7 foot ceilings. The minimum ceiling height I'd accept in a rental is 8.5 feet.

The ceiling was so low I could easily hear footsteps over my head. The other crappy part about these basements is getting snowed in. You can't open the door unless someone clears the stairwell.

Sa bagong lilipatan ninyo, kunan mo ng video or pictures para kung aalis kayo, wala masabi ang landlord ninyo. Ganun din bago kayo umalis diyan, magwalk-thru kayo with your previous landlord. At kunan mo ng video habang nagwawalk thru kayo. This is for your own protection.
Pare, I think hindi ka puwedeng paalisin agad ng landlord mo with that very short notice. But on the other hand, kung may malilipatan na agad kayo, it is better to moved on. I used to rent, and I dont pay the last month because of the advance deposit - first and last. Hindi naman sila pinipilit ipa alis.. they were given choices to leave at the end of their paid month and their 1 monnth deposit will be returned if theres no damage to the property and left the place clean after they leave or they pay another month if they wish to extend and landlord still holds their 1 month deposit. In canada and even other countries the 1 month deposit is technically tne security deposit that will be returned the day or 15days you vacate the place because the landlord will have to check the place if there is damages in the place. IF there is a damage it will be deducted from your deposit.

Yung mga professional scammer na tenant nde mapaalis ng landlord kasi may "rights" sila at hinde pwede basta ma evict. I think you have more rights than them. Pwede kn rin cguro wag magbayad ng rent and file complaint sa LTB para makabawi sa landlord. You can call the police pag nangharass ang landlord. Ang downside is it can be stressful considering you have yout family with you especially for the kids.

Dito po sa Canada, sa Ontario in particular, may tinatawag na month to month rent. Kung gusto nyo na umalis, kailangan nyo lang magbigay ng 60 days notice. I think we satisfied all the requirements kaya wala po kaming pinaguusapan na penalty. Ang hindi namin pinagkakasunduan is Security Deposit which is illegal in Ontario.
There are so many wrong things about that basement apartment. Una yung electrical panel sa loob ng washroom is a no-no. Tapos from the looks of it parang hindi rin up to code yung mga windows. Your landlord cannot evict you you can refuse to leave especially may last month deposit ka. Sorry to hear that you are dealing with landlords from hell. You can complain sa LTB against your landlord.
Nadisappoint ata dahil hindi nya makuha yung pera. Yung last na tenant na Pinoy na nag refer sa amin dito, hindi na nya nakuha yung deposit. Hindi ko lang alam kung ano nangyari.
I dont think your landlord has the right to evict you lalo na bayad ka na sa last months rent mo… and she has to served you with the proper eviction notice from the city. Parang namemera na lang yang landlord trying to see if masisindak ka or kung lalaban ka.

Different rules in different province..so it depends on the contract that you signed..it should be in the contract..

Yun nga po. Yung over was not working since we came. Yung burner 2 lang yung gumagana out of 4. Yung ref may mga crack na yung compartments.

Yung mga professional scammer na tenant nde mapaalis ng landlord kasi may "rights" sila at hinde pwede basta ma evict. I think you have more rights than them. Pwede kn rin cguro wag magbayad ng rent and file complaint sa LTB para makabawi sa landlord. You can call the police pag nangharass ang landlord. Ang downside is it can be stressful considering you have yout family with you especially for the kids.

Dito po sa Canada, sa Ontario in particular, may tinatawag na month to month rent. Kung gusto nyo na umalis, kailangan nyo lang magbigay ng 60 days notice. I think we satisfied all the requirements kaya wala po kaming pinaguusapan na penalty. Ang hindi namin pinagkakasunduan is Security Deposit which is illegal in Ontario.

There are so many wrong things about that basement apartment. Una yung electrical panel sa loob ng washroom is a no-no. Tapos from the looks of it parang hindi rin up to code yung mga windows. Your landlord cannot evict you you can refuse to leave especially may last month deposit ka. Sorry to hear that you are dealing with landlords from hell. You can complain sa LTB against your landlord.

Nadisappoint ata dahil hindi nya makuha yung pera. Yung last na tenant na Pinoy na nag refer sa amin dito, hindi na nya nakuha yung deposit. Hindi ko lang alam kung ano nangyari.

I dont think your landlord has the right to evict you lalo na bayad ka na sa last months rent mo… and she has to served you with the proper eviction notice from the city. Parang namemera na lang yang landlord trying to see if masisindak ka or kung lalaban ka.

@@michaelrsk or i small claims court po if ever mag decide kayo na umalis ng maaga… make sure you save all communications between you and your landlord… or if ma save mo yung mga video clippings na pumapasok sila sa unit nyo without consent
Yung text messages naka save po, pero yung security camera binili ko lang after the incident kaya wala akong naka save na videos.
Hi @michaelrsk 2 beses din po kami nag rent ng basement dito sa brampton..bumababa po tlga ang may ari sa sa basement kapag may need po sila i check at ayusin sa basement pag wala kami..sinabi naman po nila samen yun bago nila kami nila tinanggap para mag rent ng basement nila..Sa awa naman ng Diyos lahat nmn po sila mababait at wala kami naging problema..dapat sinabi nila po sa inyo yun bago kayo nag rent sa kanila para wala po kayo naging problema sa kanila..yun po ang mali ng may ari ng bahay di nila kayo sinabihan na pag minsan need nila pumasok ng basement..
