    One thing I noted is we can't see whether parking spots were included within the sale of that unit that you are comparing. So if it's actually truly apples to apples and just floor height difference because that can add a significant price difference.

    Penthouse (and lower Penthouse) floors are frequently different floor plans. Higher end buildings like Shangri-la typically have a change in floor plan after a certain floor. 101 Spadina (in pre sales) has multiple different changes as you go up in height and there are fewer units per floor.

    That height rule of thumb has crazy value to be able to upgrade from 8th floor to a skyline view for 15k! Definitely worth waiting for a higher unit.

    Why would maintenance fees differ between two identical units in the same building? The two units in 633 Bay had $1018 vs. $877.

    Just bought a condo for 595 same unit different floor sold for 755 at peak 2022

    something to take into account is maintenance fee in first condo, increased $200 making it less appealing financially.

      Has had a good board focused on low operational costs. Some layouts are great. Northeast facing units will be looking on to a construction site relatively soon and likely lose some/all light. Pay close attention to what you're looking at/over.

    130 is nothing they'll go more. They can sell 200-300 higher than asking in up market but can't sell for now than 130 less than comparable?

    Understanding the GTA Condo market is really easy ?
    it's a Crash/Correction.... and it can only persist/exacerbate further into fear/capitulation stage of the collapse in 2025/2026

    Talking bs 130 is justified dependent on location builder.
