You can also remove the extra shelfing with the scrap that settlement mod. Id love to show you what i did with this place. I actually turned it into a sort of farmers bording house with a small 2 story green house that im pretty proud of lol

Yeah, me too. I was swimming down that river, I followed the meandering ditch from the river at Sanctuary Hills all the way down and just started swimming for fun, because I'd never done it that way before- you travel very fast swimming. And that's how I stumbled on this place. Unfortunately when I was in the boathouse a red enemy marker showed up on my compass, so I started lobbing grenades into that house! I blew the lady to bits, then read up on her in the Vault Dweller's Survival Guide. I went back a save and had that chat. Glad I did. As an aside I started getting settlers almost as soon as I powered the beacon, and one of them stepped on a landmine I'd missed. I heard a loud explosion, then someone yelled "Ugh!! It's broken!!" I thought he had somehow demolished something, but he was dragging his leg. I didn't know what to do, so I traded with him and put a stimpack in his inventory. It was all I could think of. I seriously was afraid this settler would be dragging a mangled leg the rest of his life! Next thing I know I see him hobbling over and start farming! Omg it was so funny! About 10 minutes later he's walking around like nothing happened, so I took back the stimpack.
back when i heard that there are spawn points inside settlement boarders i thought of building kill boxes. build a wall around it bristling with turrets. i got settlement management software, and built some, and it sorta works.

Spring Cleaning is the coolest mod ever! Even if I won't build I still find myself cleaning all the dirt from ground and make clean roads and sidewalks
btw.. at 6 mins in where Oxhorn shows the oversized teddy bear... its not the only one in the game....but i dont like that when you try and take it home in your inventory it shrinks to the normal small size..... sigh....my character wants a giant teddy bear on her bed at home...

the bar like in this settlement is possible without the mod in vanilla game. there is a mat glitch in the game. place any item you wish onto a mat corner so you can still grab the mat (easier to achieve if 2-3 mats are chained together using a curb or uneven ground.) then using the mat you can fiddle with the item you want to clip. for some reason the glitch causes non-selected items to clip others objects allowing the same thing as the mod used possibly more fiddly however. if you need a better example of this i'm sure there are a few youtube videos on this glitch.
In all the years of playing this game I've never seen this place before since when was this a place I'm going to have to check this place out in my game thanks for showing
Thank you. Gave me some new ideas. I use Egret to house all the Synth spies found in other settlements instead of killing them. In reference to the garbage pile in the boathouse and in fact many garbage piles that cannot be removed use no clip, the scrap node in underground, Just move around underneath it till it highlights.
I know that this is really really late but I use Covenant to house the secret synths cause I thought it was really ironic and funny that the place with the test to detect synths is populated with only synths.

There is a mod that'll help get rid of things like the leaf piles and garabage piles. I use it myself it's call scrap that settlement. I really recommend it!

I absolutely love this series. You have definitely raised the bar on all of my settlements. The soda station and slot machines from Vault-Tech workshop are a mainstay for each of my settlements. I wonder if they would be a more reasonable alternative to 17 bars?

I have never considered using Egret Tours Marina as a private home (I'm not really into the settler deal!) - but am now thinking about it for my next play-through. I wanted Oberland Station, but apparently you can't get rid of or move the 2 sisters out, so here at least you can kill Phyllis and take over! Why do I want this as my personal player base to live just me & Dogmeat?.....why because I really want that Diner! Plus, if you get the mod 'unlock settlement items', I can put a tugboat in the water :-) I am obsessed with living in a caravan or tugboat! Plus it's still pretty central and close-ish to Diamond City for trade.
Wonder if that teddy bear becomes normal sized if you grab it and drop it. There was the same thing that happened with items in Skyrim, so beware picking it up!

Suggestion. Box in spawnpoint with roof and walls inside the area. (Nice looking house with no door.) I did it in Hangmans alley like Oxhorn and I never get enemy inside.No traps.But Im only at level 20.It might get spawned at a harder level. The spawnpoint outside I make a straigt ore a U-shaped wall. That makes them not run straight forward. The enemy get stuck and slows them down. Video?
oh, btw, i just realised that when you show the spawn points, i saw a fast travel mat, on the mod page I linked it says that 1 spawn point is linked to the fast travel mat at Egret Tours Marina
I just tested this and you're right. That second spawn point is tied to the fast travel mat. I moved the fast travel mat to be closer to the other spawn point, and then I consolidated my defenses in that one area. Now no more dead bodies in my marina :P
I've been going through and watching all of your settlement videos, and I notice a lot in this episode and others that you are upset about some of the things you can't scrap. Idk if it exists for PC, but there is a mod I use on my PS4 that is a scrap anything mod that let's me get rid of garbage like that pile in the corner of the boathouse. Somethings when scraped reveal unfinished floors/walls (especially noticeable in The Castle), but others just look normal like that corner.

I don’t use very many mods bc they tend to be glitchy in general and I have to keep resetting the load order, but the only huge glitch i’ve run into recently is that the new update makes it so if you have Far Harbor you can’t get past the main menu so I had to disable that :/
Sam Ballard is right. I dont know if you have put it there. I put one on the ground in marina and I cant remove it. I would love to se if you could figure it out in a video. I think there is the same problem in Convenant.
Oh, yeah, that is found in resources. I already moved my fast travel mat, and it did not move the spawn point for enemies. I moved the mat on top of my boathouse so I don't get hit with missiles when I zone in :P

Tbh not a fan of most settlement. Don't get me wrong they're made well they just don't feel lived in instead of this omnipresent power that gave them things to live in
about the whole happiness thing at the start of the video i have this glitch where in my castle settlement my hapinness was at like 80 but then it kept going down and it still is. im worried about losing it. and yes i have enough power,food,water,and defenses and happiness boosting furniture like the pommel horse and plent of them but its still going down. does anyone know what i could do?

You inspire me to build, I love the "lived in" aspect. It does give it a wasteland-y look and it's quite clever :3

Never thought of using spring cleaner? Lets you scrap almost everything, including those ugly trash piles vines and all that rubble on the floors.
I like the Scrap a Little More mod. Cleans up what I need cleaned up, but not too much. Tried some other mods and made holes in the world,

Using the mod which repairs the main building makes this a whole lot more useful.
I use Rebuild Egret Tours Marina by Aurelianis. It's an excellent mod.

I recently found it for sure mt favorite settlement
I noticed that if you arm your settlers, they can defend themselves better. Combat armor and 556 rifles and they hardly ever lose.
You can also use weight benches to boost happiness in combination with bars.
That "Diner" is actually a red rocket just found that out

This is actually a fairly big settlement if you have the scrap everything mod to flatten the entire build space and then build a foundation on it

I would make Egret Tours Marina a central market, just a bit like the Nuka World market, with the ports for trading.

The spawn point at Hangman's Alley goes into a fire barrel. If that doesn't get them, the turrets will. I hope.

If you need to scrap that floorpiece then you should get the mod called "scrap that settlement". It let's you scrap pretty much everything.

Move your spawncarpet It might move the spawnpoint of the enemy.

I don't think it is. There should be an item in Resources > Misc and its called spawn carpet.

It’s a fast travel marker, they look just like welcome mats. They are in vanilla, you can find them under resources/miscellaneous.

What I've been seen that spawnpoint in middle is wrong place. It should bee near that bus on the road. I've have never get enemies in middle of town.
