    I want to thank you for the wonderful and informative videos that you have posted about the current house buying market (2021). You were very helpful and instrumental while I was in the housing market.
    It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. I learned many things by watching your videos and was a step ahead of my real estate agent with one or two issues. This allowed me to be a more informed homebuyer and I was able to pass on some great information to my agent that was helpful in closing my deal.
    Thank you again for posting wonderful and informative videos.

    This!!! I have just spent the last week being given the run around. Im not actually sure i wanna buy a home anymore at this point due to how these lenders and agents have behaved

    Never work with a large bank as a lender. Choose a small local bank or credit union. I thought I could use the bank I was banking with to get my mortgage. No. They dragged out the process for more than 3 months. They treated me as a commercial buyer and I found out later they don't do many residential mortgages. I ended up stopping the lending process and my agent connected me with a local bank. The local bank gave me a one day turn around. The large bank made my home buying more expensive since I had to pay for the appraisal fee twice and it delayed closing by 3 months.

    What's happening in the market place in AR now? How much inventory is available and do you expect those numbers to drop due to current events?

      Great Question! Across Central AR, about 40% of the current inventory is under contract and we have about 20% less available inventory than what would be normal for this time of year. I do not think that these numbers will dramatically change over the next few months...but I do believe that when the general public feels safe again, we will see a huge increase in homes brought to the market and buyers looking!

    I’m really happy with the realtor I got through Zillow, but I watched multiple people walk in to view the same house with realtors whom seemed to irritate the customers and the customers literally walked into the house and walked right back out when it’s the most beautiful home I’ve ever seen in my life.

    I connected with a realtor in my area trying to get his help to get the USDA LOANS assistance, and his first answer was , you never gonna buy a house with USDA LOANS why are you not trying with FHA first time buyers program, but he never try to explain to me the difference between the programs , actually he make me feel so uncomfortable that I just quit to go further. I wish I could find somebody like you to make my dream come true. I really enjoy ur videos 🥰

    You are amazing!!! I’m a first time homebuyer in Philadelphia, Pa. I’m looking to purchase a new build or a great home in new castle county in Delaware state. I would like someone who would help me explore down payments assistance programs. Also, best loan type for me. Delaware state has a ton of areas that qualify for USDA loans and I would like a realtor that would be able to let me know if that’s best, and also if you can still place a down payment if you’d like with an USDA Loan.

    Does it cost to find a realtor/ lender?
    Does it affect my credit score to try and get approved?

      When you apply for a loan, the lender will need to pull your credit. That credit pull will be a hard inquiry but should not affect your credit too much! Technically it does cost you to have a lender & realtor. The lenders fees are changed to you as closing costs. There is no upfront cost to work with a buyer's agent but they most likely will be compensated for helping you with your purchase. The commission for your buyer's agent can be paid for by the seller of the home you buy! None of the buyers I have worked with have had to pay for my services, we always negotiate that the seller covers it! 😊
