To my mind, the Agency is the best property in the game. You get access to the whole Contract DLC which can make you a fairly easy million, but also if you buy all the additions, you get an apartment, weapons and vehicle workshop, something like a 21 car garage, a safe that accumulates money over time, it's better than any apartment

I own most of these things. The only plane on the list I own is the Alkonost, but I bought it on sale, and I actually like just flying around in it. I'll also probably buy a Titan and a Miljet if they ever go on sale.
I bought one "low end apartment" on my second character because there's a house in the hills you can buy that has a nicely designed yard with a big pool. I know I can't do anything with it but I just really like that property, the 6 car garage gives me nostalgia for early days of GTAO. It just sucks that the interior is trashy when the exterior of the property looks luxurious and is in the Vinewood Hills. I wish Rockstar would update some of these interiors and add some kind of mini game or activity to normal apartments, maybe even a "renovation" upgrade to old properties that grants access to a unique mini heist or some other kind of nefarious business that operates out of the house.
It's kind of crazy that in Vinewood Hills the best safe house is Franklin's apartment to this day I think,less floors but there's a pool and you can go to the balcony.

I kind of like how the yacht isn’t included in anything tho. It’s like a place to go relax and have fun when your making passive income. If I was using the yacht for heists it would kinda ruin it for me
@@Biggchad My favorite way to use the yacht is to invite randoms and then call an escort so everyone can get lap dances, get high, and get drunk, and then hop in the Swift Deluxe and see if we can get somewhere in a full lobby without dying while high or drunk. Either that or use yacht services so that everyone who gets in your hot tub automatically gets in a bathing suit, see how many female characters you can get on the yacht, get everyone in the hot tub, and then stand over them and make it rain. The second one I stumbled into doing because some of my friends were using their female characters and all got in my hot tub so I thought I should throw some money on them. Enjoying the yacht requires socializing which is a tall order for many GTAO players.
I’m actually a fan of getting the accommodation option at different businesses like offices. It makes it easy for you to ping around the place and spawn in the place you might be currently working on.
One really fun update to the yacht would be missions where you have VIP parties on board and you have to covertly stop an assassination from happening, all dressed up in a tux, detective/James Bond-style
The accommodation part of any property is actually worth buying. You are actually buying a spawn location. You can speed run many sale missions in a short amount of time by teleporting from one business to another by changing your spawn location and initiating a new invite session each time you complete any mission or sale. It's faster than flying a Sparrow or a Colada across the map. Deliver mixed goods from your office in Lombank west to the port, and then you can teleport all the way to your Bunker in just seconds to sell weapons (or to motorcycle club to modify a bike, etc) with a new invite session if you bought an accommodation in your Bunker. I buy cheap low end apartments at secluded areas of the map like the paleto bay area just to use it as a spawn point, a way to fast travel to a street dealer who might be far away from the city.
Another way to get around fast is using a job teleport. This lets you stay in the same lobby (I like to sell in publics), and essentially teleport anywhere on the map.
Use crew lobbies they are the same as online lobby's only load way faster and only your crew members can join and up to 3 other crews, but only if they join you so friends only lobby
As a PC player I cannot even begin to estimate how many hours if not days of my life I have been stuck in the clouds while trying to change sessions. Fast?!?
Don't dismiss low and medium-end apartments. If it's your first one, yeah, get a high-end, but if you like being immersed or like having safehouses scattered across all of San Andreas, a mix of high, medium, and low is great. One of my favorites is literally the cheapest in the game.
I gotta agree with you on this one. I own a house (Medium Apartment) out at Paleto Bay, literally across the street from the cliff side. I bought it to have a Paleto Bay presence for the reason you stated: so I would have Safe Haven out there. But I have to admit, it's a pretty nice house. I mean I walk outside, stand on my porch, and I'm looking out over Paleto Bay itself. By "real life" standards, it's REALLY nice. Also, a 6-Car Garage is nothing to scoff at. I keep all my Off-Road Vehicles in that Garage.

I can step out my door and go on a few minutes walk or run to my agency or office, where I can start my workday of assassinations and uh... entrepreneurship. If you make it all about maximizing the grind, you forget to pretend and immerse yourself in the rich world that the game actually is. What's the point of making all that money if not to have fun with it?

After getting rich, I strategically started setting up my real estate portfolio. Also, when I spend time in the grand senora desert, doing the dooms day heist or biker missions, and I wanna get immersed like you said, I just fast travel my super yacth just off the coast over there, and that’s my home for the time being. Folks might say just spawn in your mc club or facility but nope. I want to be immersed so I am on my yacth off shore and will come in by helicopter or speed boat. So I move my yacth to places where I have no real estate and wanna use my hot tub refill my life.

Love the segment, great info and YES it drys up your cash quicker than the sun… I love my yacht, especially if your in a toxic session… You can set your air defenses and watch the oppressors and planes fall out of the sky… You would be surprised on how many people don’t know about it and the reactions afterwards never gets old…
To be honest having accommodation in your office is quite good if you can afford it as you spawn right there so you can start cargo if you want to grind, call any car through your assistant, or get a Pegasus vehicle to the door. Obviously you can get the cheapest office and have the cheapest high end apartments across the street but in any other case or if you just simply want convenience, accommodation is the only upgrade worth it if you can afford it.
The 10 car apartment point wasn't framed very well. As I'm sure we all know, there's three generations of those apartments. There's the original run with one interior, the second phase with a slightly nicer interior, and then the newest most expensive model that has customizable interior. You could throw the stilt houses into that equation too if you want.

But they do infact have differences that can make one option more appealing than another. For example, people tend not to buy the stilt houses because of their location & the fact that the garages don't have direct access to the house part. Anyway, for a new player I agree it's better to invest in a business or other property with 10 car or greater first. But as a day 1 player who's been through all the updates, and as a big car collector, I've got as many properties as I can own... doubtful I'm ever going to use these to play one of the original four heists anytime soon though.
One defense of Arena Wars is the Garage and Workshop. You hae access to a few interesting Unique vehicles like the Death Bike and Sashquash. It doesn't quite redeem the Arena as a whole, but if you need space or want a couple of good vehiles it is an option.
I just bought it recently. Only for thr ability to own and customize the Arena vehicles. I'm not worried about it making money.. that's what Cayo Perico is for
The Arena War Workshop allows for you to make an arena war bike which I've discovered to be one of the fastest land vehicles without a super boost, so its definitely not the worst thing to own (Edit): It also allows for a monster truck upgrade that is SUPER fun and destructive!
Also helps with griefers, because if you make sure to always leave at least one space open in all of your garages, you can drive your vehicles in there to repair them when being griefed 👍🏻
@@thequestbro there aren't any 10 car garages above the city. At the north and center of the map, you can only find 2 and 6 car garages. Well, the only exception is the Arcade.

With the solo Cayo payouts being so great, I bought the most expensive yacht and 30 new cars, all without discounts. Why? Because I could. Literally no other reason
I just wish they would add a way to sell a property you DONT want anymore. They expanded the slots of allowable properties where in the past you could easily replace something you didn’t want, but they never gave us a way to get rid of a property you don’t want anymore. Like low end apts or 2 car garages.. when I bought the 50 car garage I had hoped it would replace one of my 10 car garages I didn’t use anymore, but no, it added another slot automatically instead so I am still stuck with that garage I don’t want anymore.

When I went broke and wanted to sell my high apts to get money I just replaced them all with low end and they gave me some money back for every apt not full price but some money back
6:00 you buy that and the cash creation because of your nightclub's warehouse makes more money faster and once you fill them you can forget about them, hell the entire mc for that matter.

I did the $10million heist challenge and the next day, the yatchs came out. Needless to say, I spent every penny I had on a yatch, a gold plane, and a gold helicopter
I didn’t realize how underrated the nightclub was. I started leaving my controller at an angle to keep my player moving when I go to work and fill up my night club popularity every time and I’ve made two million just from the safe I two days. And close to a million from the arcade as well.

@@_WHEELMAN_ mean you get free ammo for the best guns, which over time means it pays for itself, especially the homing missiles and mines. Also 10k is less than my in game daily bills, and the nightclub makes 50k per in game day passive at full popularity. That means with the nightclub alone one in game day of passive income from it gives you enough to pay all bills you could possibly have plus at least one move of your yacht, 2 moves of your yacht plus 5k in your pocket if you reduced the costs with the missions. Plus another 50k from excess parts delivered to ammunation. Security contracts pay well and boost the agency passive income until it gets to 20k, that's 75k passive income with the agency nightclub and arcade combined per 48 mins. And with pay phone hits paying out almost 100k per, I really don't understand how 10 or even 25k is considered a fortune. The Aquarius fully upgraded I now have, now that costs a fortune. Literally.
@@neowolf09 first, I don’t think anyone is buying the yacht for the free ammo, lol, but moving the yacht offers no value. You buy the buzzard and can use it for free any time after that. You may pay to fast travel in the sub but your saving time in prep work, that time saved can allow you to do one of the jobs you mentioned and make more $ than it had cost to fast travel. Moving the yacht offers no return value for the $ spent, it should be free after the millions it cost.
To be fair tho, i think The Avenger (not counting its upcoming Upgrades) is the fastest air vehicle in the game and its turrets melt almost anything that comes within range. Plus its the more convenient of the 2 vehicles needed when you wanna upgrade an armored car like the Insurgent, Nightshark or Menacer considering you can just take it absolutely anywhere (since its a plane, duh) and customize vehicles in peace (cause lets be honest, everyone needs atleast 1-2 armored and weaponized vehicles)

They should add something for medium and lower end apartments. The taxi business and acid lab seem like they were more for newer players who don't already own other more profitable businesses so something in that field for the apartments that don't get to heist would make buying them make sense instead of everyone just saving for the cheapest high end one.
All new players take his advice to heart or learn the hard way like I did. I kinda regret buying the yacht it was my only why the hell did you buy this moment. It's a great flex, usually that's where grinders end up relaxing.
Yeah, when i first got the game in 2018, i played until i got the hanger and stuff like the CEO and crates. Eventually it just got so boring because grinding would take hours only to make a little bit of cash. So I'm glad that i can say that the sub was my best purchase and grinding Cayo out for hours. Now i own all that i could ever want minus a couple of vehicles but that's about it
Also, super cars and cars in general. If you wanna go into racing, you really only need like 1 solid super car. Nobody drives anymore, there’s a plethora of faster alternatives to getting around the map. Lastly, if you’re getting g multiple cars, you’re really only gonna use like 1 or 2. They’re just a huge waste of money.
I absolutely love arena war, I wish they would make some cool changes to that, I feel likes its a cult following in the game that plays arena war when its a crappy week

I actually enjoy arena war, I’ve got a maxxed apocalypse Sasquatch and it absolutely demolishes in Carnage. Just delete the front ram and get anyone under your tires, instant explosion 😂 Anything else, deathlike is the way to go 👍

I’ll admit, I bought arena war content and the most expensive yacht (on discount because cayo perico yippee) but tbh I love it. I have a lot of fun driving around in my zr380 and Sasquatch, then relaxing in my yacht past the del Perro beach. It was definitely a waste of money, but a fun waste.
Cool idea: Add a safe to the arena workshop. Adds 500 dollars per day once you finish 1 race. The max you can go is 100 races so that makes it 50000 dollars everyday. Also adding a feature that combines your custom bike shop with your vehicle workshop would be great. Getting motorbikes and cars, customize them and send them to their owner for money. That could put it up there as a reliable business. Especially for people who wants play without breaking the law. You need a part 2 TGG
Arena workshop is a really cool property. The vehicles are really fun but its just way too expensive. What Rockstar needs to do is decrease the prizes of literally everything significantly and a lot more people would buy it
I would say for the super yachts, if you have one then your safe spot/location would be on your yacht if you activate “yacht defenses” when you’re getting grifts by grifters
Don't get a high-end apartment unless you have friends in the game to do the heists with - otherwise Lester will phone you EVERY SINGLE TIME you log in to the game. I play solo, and only realised relatively recently that you can get rid of apartments...wow, it was like being reborn to be able to get going in the game without having to answer and put down a call from Lester....until I did all of the Dr Dre missions, and then had no one to do the last mission with, then I had the 'joy' of having Franklin call me (less often than Lester). Finally did that mission a few days ago.
Don't buy a facility then. You'll get Lester calling you about the doomsday heist all the damn time. I've done all of the DDH except the final one, and he's calling me 3 times every time I log in or switch sessions. STOP CALLING ME LESTER!
The avenger is well worth it IMO. You can transport and upgrade weaponized vehicles inside it, you can upgrade weapons to mk2 variants and now with the operations terminal it even has its own set of missions. Despite all that its still very capable for combat. If you get up to the height limit, turn on autopilot and man the explosive canons you can shoot down almost anything coming to attack you from below. It also can survive masses of rockets, it has bombs, countermeasures, vtol and can survive most high speed crashes without exploding. Being vtol you can spawn it and land it almost anywhere. Its great for VIP work because you can transport your entire organisation in the back with you along with an insurgent or APC.
The avenger is well Worth buying it's absolutely amazing, I put my deluxo in the back, 2 peasants on the cannons and it's time to fight a whole server. This thing IS top 10 easily.

Tip for the Payphone Hit where you drown him - drive into the water on the boat ramps at the heli pad near the marina. That way the swim back to land is minimal. 👍🏼
I have a max super yacht 👌 About the avenger: it handles VERY well. You can go from max height straight down, it will not even start smoking. The cannons are also fun. So go right ahead with the avenger, if you dont need anything else
I beg to differ when it comes to the Yacht. A friend of mine and I had been playing and we had done just about every heist and mission we could find. We were getting bored but then we discovered his Yacht had missions so we played through them and... we had a LOT of fun. So much so that I went and bought a Yacht myself (the most expensive one fully tricked out) and... We did the missions all over again! It was such a fun day that I have never once regretted buying the Yacht. Honestly I think you underestimate the handiness of having a yacht because they come with Anti-Air defense systems which can keep you safe indefinitely. I was in a server and a modder began spawning AI enemy jets and planes to attack my Yacht. NONE of the planes made it through the defenses. They all died before getting close and even when they fired missiles the defenses simply BLEW UP THE MISSILES TOO! All that being said, I obviously don't recommend buying a Yacht first thing. But once you have a good enough spread of businesses and stable income then it's definitely something to consider. An indestructible semi-mobile luxury base far enough away from land to where nobody can sneak up on you yet near enough to make it ashore easily.
*sighs* I was so disappointed that I didn't know sooner, finally bought a business after my Weed lockup and the first I chose was the forgery office, I was so disappointed at the payout each time :(
I actually have a few low ends around the map I use for fast travel, just switch your spawn in the menu and find a new lobby, and get to where you need to be pretty quickly between missions! Thank you for the awesome content TGG Good stuff
I do that now to teleport around the map to check on my businesses and empty my safe. Loading is almost instant like 5 secs. Though, I do that in invite or friend mode, not open mode.
I have several also. They can still keep 10 cars, whatever doesn’t show up in the garage will be in “storage”. You just need to fill up a 10 car garage, have the vehicles you want to hop in and drive out in the first 2 or 6 spots and then purchase the 2 or 6 car garage over it.

Like everytime I complete a casino heist with yung ancestors disguise it is a lot more satisfying. When it launched I grinded it crazy and never really needed to grind Cayo that way
for number 7 on the list, I would say customizing your businesses makes the game more fun and personalized, but wait until a week where its on sale to do
The Brickade is a good purchase if you do not want to do the first dose missions. You buy it from warstock for $750k and it comes with the acid lab preinstalled. If you steal the vehicle during the first dose mission, you will still need to spend the same $750k to install the acid lab inside! The only advantage of getting it through the first dose mission is that for now, you are still getting a 100k bonus for playing the mission for the first time, which pretty much pays for the acid lab (you get ¬720k from playing the 6 first dose missions and you need to pay 750k to install the acid lab so it almost pays for itself). If you then play the 5 Last Dose missions you are looking at a 1.1M payout from the mission bonus (the missions themselves pay only ¬20k so they are useless if the bonus is removed)
Actually the brickade 6x6 is a bit of a misunderstanding, if you buy it for 750k you get it as well as the acid lab, so its only 750k not 1.4 million, its just you can't upgrade it or customize it until you complete the first dose missions
I beg to differ about the Avenger!! If you play with friends its so much fun. Autopilot it above the city and just reign down terror with the predator like missiles you can buy for it. My friend & I had a MC group of 5 completely spawn trapped. Even tried calling in their jets & oppressor on us which we easily took down. Those missiles on the avenger are the deadliest thing in a GTA lobby by far. Dont forget to mention the amount of damage an avenger can take before it goes down. Keep a car inside so when it goes down you have a get away car/ armor car to continue that reign of terror. Best purchase Ive ever made in GTA & I have just about everything. Just need some friends to play with to make that avenger fun.
The Arena Workshop has sone really cool customisation especially the Nightmare and Futuristic category. I don’t think it was ever introduced as a business
The Yacht is wasted potential. You should be able to replace your apartment and run heists from it, add a well deck and make the Kosatka obsolete, have a remote CEO office, or more nightclub revenue from VIP parties.
Arena Wars is absolutely tragic because with a few tiny changes it could be AMAZING! Rockstar added a tonne of customizable vehicles, action-packed game modes and a killer soundtrack, then let it all slide into the trash out of sheer neglect. All they have to do is make it a profitable business and players would come flocking back in droves.
Got no problems with that for about the last two years i only wear a police uniform. And because it's impossible to save it so i just dont wear anything else
Back in the day, the arena was the only way to get pure white/colored headlights. You also need(ed?) one to store and modify arena vehicles. I like my arena so I don't know if you can own the large arena vehicles without one lol hotring and arena are awesome events. I wish more people did them. Deadline is so GD fun too. I wish they bonused that event more often.
The yacht actually has a really usefull feature to PC players, the yacht defenses are one of the only things that can counter godmode planes. When a modder flies over in a godmode plane, it kills it. That's simply how the defenses work, they don't damage vehicles, they DESTROY them. Personally, the reaction of a modder when that happens is well worth the asking price.
Update on the Brickade it's 555k at the moment. But that's the Pegasus variant. So the 750k for the version with Acid lab is still better. On my first character I'm buying the real low appartments. (Around 25k). As they cause for a refund on the more expensive ones I bought earlier in my GTAO-career. I never understood the Arena part. It's just too minimal for the thing you can do with it. Just a Destruction Derby Arena would be nice, like San Andreas had. That all those customizable stuff is just so expensive is insane. They should be less. I only buy them during discount. The document forgery is something I bought in the beginning of the MC business. But since then I figured out the rest is more reasonable. Too bad you can't sell the forgery once you bought it. Clothing can be quite expensive indeed. I buy it mostly in discount or trough the Casino, when you win some chips. And you get clothes for most events / new modes. Yacht was nice at the start. I bought the high end one during sale. To move them for 250k is just insane. It's only moving them, nothing else. The mid and high end one come with a heli and weapons. That's nice. But otherwise useless indeed. They even advertise those shark cards in game I heard last week (on the radio in-game). It's odd/weird.
A lot of the things being a waste of money yet serve a very specific kind of purpose apart from just being a flex. The low and medium end apartments for example are the only way one can buy houses spread across throughout the map and it helps when you need to spawn at opposite end of the map, change your spawn location to that apartment and find a new session. It might only be couple seconds faster, but it saves you the hassle of driving or flying across the map. The expensive high end apartments can also be of use when having to drive a relatively slower vehicle across the map in heists. Like driving an insurgent in hamane labs raid will be just a tad bit more convenient if you have a high end apartment in the hills along with a high end apartment in middle of the city. Again if you are new, definitely a waste but for players with lot of cash, why not? PS The Avenger isnt a waste of money. Not in the slightest. Yes we have other vehicles that can do its work but if you have friends playing with you, it can absolutely wreck a lobby. Its decently fast and its guns are amazing. Plus you can do some cool shit like putting a vehicle inside of it and dropping it from the sky.
Indeed, also it is fast, nimble and has a workshop plus an upgrade station for vehicles. And it can hover in autopilot so you can use the powerful guns even as a solo player. All of that while being extremely resistant to rockets and missiles!
Buying an Accommodation is actually pretty useful because it allows you to spawn in the building, which makes grinding way easier and way more comfortable

I think the Arena workshop may be the cheapest option for customizing weaponized vehicles. I could be wrong of course, I did the math on that way back around when Arena Wars came out so better options may have come out since then
1:38 when I was first starting out in GTA V online I immediately started doing research so I did make a mistake like this it was actually one if TGGs video's about starting out that helped me I am forever being loyal to this channel and if I could get a summer job I'd buy a membership 😅
There is a way to store 10 cars in a 6 car garage and have them still available from the mechanic. If you fill up a 10 car gatrage and then trade it for a 6 car, the last 4 cars go into storage similar to extra planes in the hanger. You can still call the mechanic to deliver them. I did this because I wanted one of the houses in Palermo fir my offroad vehicles since it's near mount Chilliad.

Instead of a super yacht you can buy a Kosatka. It has the same fast travel feature +you can actually drive it (even under-freaking-water!!) ++it gives you access to the highest paying heist in the entire game!!
The deluxe aircrafts weren't for People to spend money on. It was 10.000.000 dollars because the only way to get that money was with the criminal mastermind challenge. This made the aircraft a reward to show that you beat the game.
back before the yachts got released was such a fun time. I remember having a private lobby with my friends after school almost everyday and we just did the most insane things with our free mod clients. like shooting trains out of our guns at each other until the game crashed. or flying around on bikes (guess rockstar took some inspiration there :D), stuff like that. we didn't really go into open lobbies, we just did it for ourselves. I remember having a sense of freedom that I never experienced again after getting banned. but don't get me wrong, I think it's a good thing that they did something about the massive amount of cheaters. open lobbies were full of people who griefed and destroyed the fun for normal, non-cheating players. nevertheless, I like to look back at this time, big part of my late childhood :)
Seriously with the clothing though! New players, take it from a guy who blew all his money at the start on clothes and modifications to a car…that crap takes your money fast!
One thing on the apartments, you don't really need to buy a low end apartment anyway because Rockstar gives you one for free with the Criminal Enterprises Package. In fact I'm pretty certain you were walking in the very one they give you for free. I have it and my High-end apartment because it gives me that extra garage space and the low end one is closer to my businesses so nice to customize clothing there instead. But even so most low end apartments aren't that super expensive so I wouldn't say the worst thing to buy but I do see your point.
Fun Fact: If you own an avenger, you can beat any jet/mk2/heli that tries to challenge you with aim since almost anything only takes 1-3 shots from the avengers turrets and with the new missile lockon jammer during autopilot, its even easier
Apart from having access to the RC Bandito the only other benefit I've found with the Arena is that you can buy explosive rounds (and other ammo) from the gun bench whilst being in someone else's CEO or MC👌

Man, the last time I went to look at clothes, I ended up spending a mil plus without even realizing lol. I'm just glad that the night club goods were ready to sell and I made it back in 5 minutes and spent another 500k to finish my outfits. Be careful and mindful if you're buying clothes. It really does add up. Especially if you walk into the high end clothes shops. It's not really worth it. Sure my outfits look cool, but that's it. I would suggest grabbing some clothes for a couple outfits. I grabbed clothes for at least 10 outfits. If you're saving for something special or just saving to save, do it. Clothes is not really worth it besides flexing or looking cool.
How to fix Areana war. 1) buy a new sponsor like DJ'S (More expensive sponsor's like Ecola would bring in more royalties over time for you to collect) 2) every arena war race you complete adds a multipler to that revenue (like in the agencies)
Funny that you mention clothing, since I blew almost all of the criminal enterprise starter pack on clothes. I realized later what it was ideally supposed to be used for.
Fun fact: finishing the missions for the yatch grants you a sailors outfit, depending on how much you brought your yatch for that outfit is worth at least 6 million dollars.

You can just do the final mission as a guest and get the outfit for free.

To my mind, the Agency is the best property in the game. You get access to the whole Contract DLC which can make you a fairly easy million, but also if you buy all the additions, you get an apartment, weapons and vehicle workshop, something like a 21 car garage, a safe that accumulates money over time, it's better than any apartment

I bought one "low end apartment" on my second character because there's a house in the hills you can buy that has a nicely designed yard with a big pool. I know I can't do anything with it but I just really like that property, the 6 car garage gives me nostalgia for early days of GTAO. It just sucks that the interior is trashy when the exterior of the property looks luxurious and is in the Vinewood Hills. I wish Rockstar would update some of these interiors and add some kind of mini game or activity to normal apartments, maybe even a "renovation" upgrade to old properties that grants access to a unique mini heist or some other kind of nefarious business that operates out of the house.

@@Biggchad My favorite way to use the yacht is to invite randoms and then call an escort so everyone can get lap dances, get high, and get drunk, and then hop in the Swift Deluxe and see if we can get somewhere in a full lobby without dying while high or drunk. Either that or use yacht services so that everyone who gets in your hot tub automatically gets in a bathing suit, see how many female characters you can get on the yacht, get everyone in the hot tub, and then stand over them and make it rain. The second one I stumbled into doing because some of my friends were using their female characters and all got in my hot tub so I thought I should throw some money on them. Enjoying the yacht requires socializing which is a tall order for many GTAO players.
I’m actually a fan of getting the accommodation option at different businesses like offices. It makes it easy for you to ping around the place and spawn in the place you might be currently working on.
Save the money and just job warp.
Or have an arcade and main terminal on it, so you can manage most of your business from one single place
One really fun update to the yacht would be missions where you have VIP parties on board and you have to covertly stop an assassination from happening, all dressed up in a tux, detective/James Bond-style

The accommodation part of any property is actually worth buying. You are actually buying a spawn location. You can speed run many sale missions in a short amount of time by teleporting from one business to another by changing your spawn location and initiating a new invite session each time you complete any mission or sale. It's faster than flying a Sparrow or a Colada across the map.
Deliver mixed goods from your office in Lombank west to the port, and then you can teleport all the way to your Bunker in just seconds to sell weapons (or to motorcycle club to modify a bike, etc) with a new invite session if you bought an accommodation in your Bunker.
I buy cheap low end apartments at secluded areas of the map like the paleto bay area just to use it as a spawn point, a way to fast travel to a street dealer who might be far away from the city.
Another way to get around fast is using a job teleport. This lets you stay in the same lobby (I like to sell in publics), and essentially teleport anywhere on the map.
Use crew lobbies they are the same as online lobby's only load way faster and only your crew members can join and up to 3 other crews, but only if they join you so friends only lobby

Don't dismiss low and medium-end apartments. If it's your first one, yeah, get a high-end, but if you like being immersed or like having safehouses scattered across all of San Andreas, a mix of high, medium, and low is great.
One of my favorites is literally the cheapest in the game.
I gotta agree with you on this one. I own a house (Medium Apartment) out at Paleto Bay, literally across the street from the cliff side. I bought it to have a Paleto Bay presence for the reason you stated: so I would have Safe Haven out there. But I have to admit, it's a pretty nice house. I mean I walk outside, stand on my porch, and I'm looking out over Paleto Bay itself. By "real life" standards, it's REALLY nice. Also, a 6-Car Garage is nothing to scoff at. I keep all my Off-Road Vehicles in that Garage.

Also, when I spend time in the grand senora desert, doing the dooms day heist or biker missions, and I wanna get immersed like you said, I just fast travel my super yacth just off the coast over there, and that’s my home for the time being. Folks might say just spawn in your mc club or facility but nope. I want to be immersed so I am on my yacth off shore and will come in by helicopter or speed boat. So I move my yacth to places where I have no real estate and wanna use my hot tub refill my life.

To be honest having accommodation in your office is quite good if you can afford it as you spawn right there so you can start cargo if you want to grind, call any car through your assistant, or get a Pegasus vehicle to the door. Obviously you can get the cheapest office and have the cheapest high end apartments across the street but in any other case or if you just simply want convenience, accommodation is the only upgrade worth it if you can afford it.

No one should start cargo from the office unless they enjoy the Lupe missions. Sane people source from a Terrorbyte and avoid these two missions.
The 10 car apartment point wasn't framed very well. As I'm sure we all know, there's three generations of those apartments. There's the original run with one interior, the second phase with a slightly nicer interior, and then the newest most expensive model that has customizable interior. You could throw the stilt houses into that equation too if you want.

But they do infact have differences that can make one option more appealing than another. For example, people tend not to buy the stilt houses because of their location & the fact that the garages don't have direct access to the house part.
Anyway, for a new player I agree it's better to invest in a business or other property with 10 car or greater first. But as a day 1 player who's been through all the updates, and as a big car collector, I've got as many properties as I can own... doubtful I'm ever going to use these to play one of the original four heists anytime soon though.
One defense of Arena Wars is the Garage and Workshop. You hae access to a few interesting Unique vehicles like the Death Bike and Sashquash. It doesn't quite redeem the Arena as a whole, but if you need space or want a couple of good vehiles it is an option.

The Arena War Workshop allows for you to make an arena war bike which I've discovered to be one of the fastest land vehicles without a super boost, so its definitely not the worst thing to own (Edit): It also allows for a monster truck upgrade that is SUPER fun and destructive!
Low end properties are actually useful IMO. They're basically very inexpensive spawn points, which happen to hold cars.
Also helps with griefers, because if you make sure to always leave at least one space open in all of your garages, you can drive your vehicles in there to repair them when being griefed 👍🏻

I just wish they would add a way to sell a property you DONT want anymore. They expanded the slots of allowable properties where in the past you could easily replace something you didn’t want, but they never gave us a way to get rid of a property you don’t want anymore. Like low end apts or 2 car garages.. when I bought the 50 car garage I had hoped it would replace one of my 10 car garages I didn’t use anymore, but no, it added another slot automatically instead so I am still stuck with that garage I don’t want anymore.

I didn’t realize how underrated the nightclub was. I started leaving my controller at an angle to keep my player moving when I go to work and fill up my night club popularity every time and I’ve made two million just from the safe I two days. And close to a million from the arcade as well.

It does drop from 25k to 10k when you complete the missions. But it’s still pretty high since you can’t generate money fast from it.

Also 10k is less than my in game daily bills, and the nightclub makes 50k per in game day passive at full popularity. That means with the nightclub alone one in game day of passive income from it gives you enough to pay all bills you could possibly have plus at least one move of your yacht, 2 moves of your yacht plus 5k in your pocket if you reduced the costs with the missions.
Plus another 50k from excess parts delivered to ammunation. Security contracts pay well and boost the agency passive income until it gets to 20k, that's 75k passive income with the agency nightclub and arcade combined per 48 mins. And with pay phone hits paying out almost 100k per, I really don't understand how 10 or even 25k is considered a fortune.
The Aquarius fully upgraded I now have, now that costs a fortune. Literally.

You may pay to fast travel in the sub but your saving time in prep work, that time saved can allow you to do one of the jobs you mentioned and make more $ than it had cost to fast travel. Moving the yacht offers no return value for the $ spent, it should be free after the millions it cost.

To be fair tho, i think The Avenger (not counting its upcoming Upgrades) is the fastest air vehicle in the game and its turrets melt almost anything that comes within range. Plus its the more convenient of the 2 vehicles needed when you wanna upgrade an armored car like the Insurgent, Nightshark or Menacer considering you can just take it absolutely anywhere (since its a plane, duh) and customize vehicles in peace (cause lets be honest, everyone needs atleast 1-2 armored and weaponized vehicles)

They should add something for medium and lower end apartments. The taxi business and acid lab seem like they were more for newer players who don't already own other more profitable businesses so something in that field for the apartments that don't get to heist would make buying them make sense instead of everyone just saving for the cheapest high end one.
All new players take his advice to heart or learn the hard way like I did. I kinda regret buying the yacht it was my only why the hell did you buy this moment. It's a great flex, usually that's where grinders end up relaxing.

Yeah, when i first got the game in 2018, i played until i got the hanger and stuff like the CEO and crates. Eventually it just got so boring because grinding would take hours only to make a little bit of cash. So I'm glad that i can say that the sub was my best purchase and grinding Cayo out for hours. Now i own all that i could ever want minus a couple of vehicles but that's about it

I’ll admit, I bought arena war content and the most expensive yacht (on discount because cayo perico yippee) but tbh I love it. I have a lot of fun driving around in my zr380 and Sasquatch, then relaxing in my yacht past the del Perro beach. It was definitely a waste of money, but a fun waste.
Cool idea: Add a safe to the arena workshop. Adds 500 dollars per day once you finish 1 race. The max you can go is 100 races so that makes it 50000 dollars everyday. Also adding a feature that combines your custom bike shop with your vehicle workshop would be great. Getting motorbikes and cars, customize them and send them to their owner for money. That could put it up there as a reliable business. Especially for people who wants play without breaking the law. You need a part 2 TGG
Arena workshop is a really cool property. The vehicles are really fun but its just way too expensive. What Rockstar needs to do is decrease the prizes of literally everything significantly and a lot more people would buy it

I would say for the super yachts, if you have one then your safe spot/location would be on your yacht if you activate “yacht defenses” when you’re getting grifts by grifters
Don't get a high-end apartment unless you have friends in the game to do the heists with - otherwise Lester will phone you EVERY SINGLE TIME you log in to the game.
I play solo, and only realised relatively recently that you can get rid of apartments...wow, it was like being reborn to be able to get going in the game without having to answer and put down a call from Lester....until I did all of the Dr Dre missions, and then had no one to do the last mission with, then I had the 'joy' of having Franklin call me (less often than Lester). Finally did that mission a few days ago.
Don't buy a facility then. You'll get Lester calling you about the doomsday heist all the damn time. I've done all of the DDH except the final one, and he's calling me 3 times every time I log in or switch sessions.

The avenger is well worth it IMO. You can transport and upgrade weaponized vehicles inside it, you can upgrade weapons to mk2 variants and now with the operations terminal it even has its own set of missions. Despite all that its still very capable for combat. If you get up to the height limit, turn on autopilot and man the explosive canons you can shoot down almost anything coming to attack you from below. It also can survive masses of rockets, it has bombs, countermeasures, vtol and can survive most high speed crashes without exploding. Being vtol you can spawn it and land it almost anywhere. Its great for VIP work because you can transport your entire organisation in the back with you along with an insurgent or APC.
Only I realized the homies can’t be in the hold and man the turrets while a mission is active. Which sorta defeats the purpose of it lol

The avenger is well Worth buying it's absolutely amazing, I put my deluxo in the back, 2 peasants on the cannons and it's time to fight a whole server. This thing IS top 10 easily.

Tip for the Payphone Hit where you drown him - drive into the water on the boat ramps at the heli pad near the marina. That way the swim back to land is minimal. 👍🏼

About the avenger: it handles VERY well. You can go from max height straight down, it will not even start smoking. The cannons are also fun. So go right ahead with the avenger, if you dont need anything else
I beg to differ when it comes to the Yacht. A friend of mine and I had been playing and we had done just about every heist and mission we could find. We were getting bored but then we discovered his Yacht had missions so we played through them and... we had a LOT of fun. So much so that I went and bought a Yacht myself (the most expensive one fully tricked out) and... We did the missions all over again!
It was such a fun day that I have never once regretted buying the Yacht.
Honestly I think you underestimate the handiness of having a yacht because they come with Anti-Air defense systems which can keep you safe indefinitely. I was in a server and a modder began spawning AI enemy jets and planes to attack my Yacht. NONE of the planes made it through the defenses. They all died before getting close and even when they fired missiles the defenses simply BLEW UP THE MISSILES TOO!
All that being said, I obviously don't recommend buying a Yacht first thing. But once you have a good enough spread of businesses and stable income then it's definitely something to consider. An indestructible semi-mobile luxury base far enough away from land to where nobody can sneak up on you yet near enough to make it ashore easily.
*sighs* I was so disappointed that I didn't know sooner, finally bought a business after my Weed lockup and the first I chose was the forgery office, I was so disappointed at the payout each time :(
I actually have a few low ends around the map I use for fast travel, just switch your spawn in the menu and find a new lobby, and get to where you need to be pretty quickly between missions! Thank you for the awesome content TGG Good stuff

I do that now to teleport around the map to check on my businesses and empty my safe. Loading is almost instant like 5 secs. Though, I do that in invite or friend mode, not open mode.
I have several also. They can still keep 10 cars, whatever doesn’t show up in the garage will be in “storage”. You just need to fill up a 10 car garage, have the vehicles you want to hop in and drive out in the first 2 or 6 spots and then purchase the 2 or 6 car garage over it.

for number 7 on the list, I would say customizing your businesses makes the game more fun and personalized, but wait until a week where its on sale to do
The Brickade is a good purchase if you do not want to do the first dose missions.
You buy it from warstock for $750k and it comes with the acid lab preinstalled. If you steal the vehicle during the first dose mission, you will still need to spend the same $750k to install the acid lab inside! The only advantage of getting it through the first dose mission is that for now, you are still getting a 100k bonus for playing the mission for the first time, which pretty much pays for the acid lab (you get ¬720k from playing the 6 first dose missions and you need to pay 750k to install the acid lab so it almost pays for itself). If you then play the 5 Last Dose missions you are looking at a 1.1M payout from the mission bonus (the missions themselves pay only ¬20k so they are useless if the bonus is removed)

Actually the brickade 6x6 is a bit of a misunderstanding, if you buy it for 750k you get it as well as the acid lab, so its only 750k not 1.4 million, its just you can't upgrade it or customize it until you complete the first dose missions

I beg to differ about the Avenger!! If you play with friends its so much fun. Autopilot it above the city and just reign down terror with the predator like missiles you can buy for it. My friend & I had a MC group of 5 completely spawn trapped. Even tried calling in their jets & oppressor on us which we easily took down. Those missiles on the avenger are the deadliest thing in a GTA lobby by far. Dont forget to mention the amount of damage an avenger can take before it goes down. Keep a car inside so when it goes down you have a get away car/ armor car to continue that reign of terror. Best purchase Ive ever made in GTA & I have just about everything. Just need some friends to play with to make that avenger fun.

The Yacht is wasted potential. You should be able to replace your apartment and run heists from it, add a well deck and make the Kosatka obsolete, have a remote CEO office, or more nightclub revenue from VIP parties.
Arena Wars is absolutely tragic because with a few tiny changes it could be AMAZING! Rockstar added a tonne of customizable vehicles, action-packed game modes and a killer soundtrack, then let it all slide into the trash out of sheer neglect. All they have to do is make it a profitable business and players would come flocking back in droves.

Arena war workshop has 1 purpose: Different colour headlights for cars
but you can just buy them for extra at the car meet
Back in the day, the arena was the only way to get pure white/colored headlights. You also need(ed?) one to store and modify arena vehicles. I like my arena so I don't know if you can own the large arena vehicles without one lol hotring and arena are awesome events. I wish more people did them. Deadline is so GD fun too. I wish they bonused that event more often.
I'm literally about to get the arena workshop just to customize my old dominator, and to get that one car that can reach 140 without rockets.
The yacht actually has a really usefull feature to PC players, the yacht defenses are one of the only things that can counter godmode planes. When a modder flies over in a godmode plane, it kills it. That's simply how the defenses work, they don't damage vehicles, they DESTROY them. Personally, the reaction of a modder when that happens is well worth the asking price.
Update on the Brickade it's 555k at the moment. But that's the Pegasus variant. So the 750k for the version with Acid lab is still better.
On my first character I'm buying the real low appartments. (Around 25k). As they cause for a refund on the more expensive ones I bought earlier in my GTAO-career.
I never understood the Arena part. It's just too minimal for the thing you can do with it. Just a Destruction Derby Arena would be nice, like San Andreas had.
That all those customizable stuff is just so expensive is insane. They should be less. I only buy them during discount.
The document forgery is something I bought in the beginning of the MC business. But since then I figured out the rest is more reasonable. Too bad you can't sell the forgery once you bought it.
Clothing can be quite expensive indeed. I buy it mostly in discount or trough the Casino, when you win some chips. And you get clothes for most events / new modes.
Yacht was nice at the start. I bought the high end one during sale. To move them for 250k is just insane. It's only moving them, nothing else. The mid and high end one come with a heli and weapons. That's nice. But otherwise useless indeed.
They even advertise those shark cards in game I heard last week (on the radio in-game). It's odd/weird.
A lot of the things being a waste of money yet serve a very specific kind of purpose apart from just being a flex. The low and medium end apartments for example are the only way one can buy houses spread across throughout the map and it helps when you need to spawn at opposite end of the map, change your spawn location to that apartment and find a new session. It might only be couple seconds faster, but it saves you the hassle of driving or flying across the map.
The expensive high end apartments can also be of use when having to drive a relatively slower vehicle across the map in heists. Like driving an insurgent in hamane labs raid will be just a tad bit more convenient if you have a high end apartment in the hills along with a high end apartment in middle of the city. Again if you are new, definitely a waste but for players with lot of cash, why not?
PS The Avenger isnt a waste of money. Not in the slightest. Yes we have other vehicles that can do its work but if you have friends playing with you, it can absolutely wreck a lobby. Its decently fast and its guns are amazing. Plus you can do some cool shit like putting a vehicle inside of it and dropping it from the sky.
Indeed, also it is fast, nimble and has a workshop plus an upgrade station for vehicles.
And it can hover in autopilot so you can use the powerful guns even as a solo player.
All of that while being extremely resistant to rockets and missiles!
Buying an Accommodation is actually pretty useful because it allows you to spawn in the building, which makes grinding way easier and way more comfortable

There is a way to store 10 cars in a 6 car garage and have them still available from the mechanic. If you fill up a 10 car gatrage and then trade it for a 6 car, the last 4 cars go into storage similar to extra planes in the hanger. You can still call the mechanic to deliver them. I did this because I wanted one of the houses in Palermo fir my offroad vehicles since it's near mount Chilliad.
Some honourable mention could have been the orbital canon or the dry ice in the nightclub

Think of the arena war property as 3 more 10-car garages. That alone makes it worth it to own if you have a ton of cars.

The deluxe aircrafts weren't for People to spend money on. It was 10.000.000 dollars because the only way to get that money was with the criminal mastermind challenge. This made the aircraft a reward to show that you beat the game.
back before the yachts got released was such a fun time. I remember having a private lobby with my friends after school almost everyday and we just did the most insane things with our free mod clients. like shooting trains out of our guns at each other until the game crashed. or flying around on bikes (guess rockstar took some inspiration there :D), stuff like that. we didn't really go into open lobbies, we just did it for ourselves. I remember having a sense of freedom that I never experienced again after getting banned. but don't get me wrong, I think it's a good thing that they did something about the massive amount of cheaters. open lobbies were full of people who griefed and destroyed the fun for normal, non-cheating players. nevertheless, I like to look back at this time, big part of my late childhood :)

One thing on the apartments, you don't really need to buy a low end apartment anyway because Rockstar gives you one for free with the Criminal Enterprises Package. In fact I'm pretty certain you were walking in the very one they give you for free. I have it and my High-end apartment because it gives me that extra garage space and the low end one is closer to my businesses so nice to customize clothing there instead. But even so most low end apartments aren't that super expensive so I wouldn't say the worst thing to buy but I do see your point.
Fun Fact: If you own an avenger, you can beat any jet/mk2/heli that tries to challenge you with aim since almost anything only takes 1-3 shots from the avengers turrets and with the new missile lockon jammer during autopilot, its even easier
You should do a step by step money making method, like 1st sell a car, 2nd do a headhunter, 3rd cayo perico, 3rd garage heists
Apart from having access to the RC Bandito the only other benefit I've found with the Arena is that you can buy explosive rounds (and other ammo) from the gun bench whilst being in someone else's CEO or MC👌
As someone who’s playing gta online for the first time I’m so glad to say I haven’t bought any one of these things because of your videos. Not even a single outfit. To busy getting every business in the game first😅
Man, the last time I went to look at clothes, I ended up spending a mil plus without even realizing lol. I'm just glad that the night club goods were ready to sell and I made it back in 5 minutes and spent another 500k to finish my outfits. Be careful and mindful if you're buying clothes. It really does add up. Especially if you walk into the high end clothes shops. It's not really worth it. Sure my outfits look cool, but that's it. I would suggest grabbing some clothes for a couple outfits. I grabbed clothes for at least 10 outfits. If you're saving for something special or just saving to save, do it. Clothes is not really worth it besides flexing or looking cool.

1) buy a new sponsor like DJ'S
(More expensive sponsor's like Ecola would bring in more royalties over time for you to collect)
2) every arena war race you complete adds a multipler to that revenue (like in the agencies)
Funny that you mention clothing, since I blew almost all of the criminal enterprise starter pack on clothes. I realized later what it was ideally supposed to be used for.
