so far all the ready made houses i have visited they all made for selling only, means material compromised, builder install things which looks attractive but not long run, it is always advise able to construct your own house you will save 50, 60 lac for 10M house, hire a good contractor like Ghar Plans etc.. and hire an engineer and security guard who keep an eye an monitor the construction on your behalf.

I’m also planning to either start building my house or buy a house. The only option I have is to pray istikharah and leave it to Allah. Thanks for your sincere opinions.

Can you make a brief video on approximate costs for hiring a developer? I appreciate costs will vary, but if you could base the estimation on a standard build just to give an indication that would be great.
I.e 5, 10 Marla or 1 Kanal in major cities Islamabad, Karachi, Lahore, Peshawar etc

RAPID INFLATION AND DEVALUATION IS THE BIGGEST RISK IN CONSTRUCTING A HOUSE , my neighbour is building 7500 sf home, 6 contractors have left him over negotiations of rates ! 25% devaluation to pkr eik month bhi dekha sakta import ban has further hiked prices of good finishing materials.
I feel that if he would have chosen the right construction company, they would have not run away. A good construction company normally gives two packages, one with escalation and one without escalation. The one without escalation is higher but then they take the risk. I think it is just about choosing the wrong contractor

In bana bnaya ghar you have to compromise on house design whereas in building your own home you can design your home according to your own needs and propriety

Aslamo Alyekom, really appreciate your reply and would like to ask you a couple of questions about house construction. I originate from آزاد کشمیر, thinking about building a house approx 12mx15m on plot measuring 100ft at front and 85ft at back about 135ft deep. Ground is fairly solid, intend to construct basement too. The plot has a slope measuring around 1.5m between front and back. Any idea of cost of 2 story, I have worked in Europe, concrete/ breese blocks are frequently used as well gypsum plasterboard sheets instead of sand and cement plaster. Are these materiel available in Pakistan?

In today's scenario, of PKR present and future risk of devaluation, please also mention that it is important to consider that anyone having total amount of a project can atleast lock the value of a deal while building a house can take your construction cost up by about or more than 40%. It's a tough time to go for construction.
I tend to totally agree with you. I was discussing the same today and got a video recorded on cost of construction (which will be published in day or so) and my emphasis was that get your contracts locked because another wave of price escalation is expected. Crude touching USD 120 means that diesel prices could go up to Rs. 280-290.
Construction cost will rise 50 to 60% in coming months. So it is better to buy constructed property to lock the price.
Does an individual allow by any authority or Society to be built a prefabricated unit on his / her land in our country in single capacity eg DHA s , bahria n other such town planners ?

Thank you so much. I think you are talking of 10 marla house. Normally it takes 8 months for 10 marla house and i can share the costs of grey, finishing is quiet variable on the quality you use for that

If you choose the right contractor, there is no harm in getting the house made as it is customized according to your needs

Never buy a pre constructed house in Pakistan. Never. You’ll waste tons of money on pathetic quality material especially in gray structure.

There are no construction codes to comply with and no authority to check and verify them . Construction industry in Pakistan is a scam and run by quacks , the so called thay kayy dar . There might be one in million educated people but how to find them . Look at army construction in all Askari sites . Horrible poor not low quality construction. It’s a joke

Ji wohh tu hai though in cities like Lahore and Islamabad the average margin of a house is around 50 lacs to 1 crore which you have to pay if you purchase. Definitely decision varies from person to person
