Beautiful, but what happens there during major storms, especially tropical storms and hurricanes? Must the place be evacuated? Does it get destroyed and to be rebuilt? Other? I'd live to live at a place like that, but these are my concerns. Oh, and would there be reliable high speed internet available year round?
Depends on how strong the hurricane is but for people living in the keys they usually evacuate then come back once it's done and the only thing that's needed is a cleanup, and yes there definetly high speed internet year around, and after hurricanes if somehow something is broken it's usually fixed within 24 to 48 hours

There are very few comparable properties, the closest recently appraising near this number. Zero residential homes in the area have even close this size beach, plus the protected dockage.

When you look at 209 E Carroll St for 7.9 million, which has been on the market for over a year and has a great beach and 139 Gimpy Gulch Dr which was an amazing property and took years to sell and was listed for over 12 million and sold about 8 million if I remember correctly. Plus prices are going in the wrong direction for a record sale which $7,887/sqft would double the highest price sold in the area. 80999 Old Hwy, Islamorada is the closes and was listed at 28 million now listed at 23 million it's been on the market over a year and I think its still 5 million over prices Yes the property has an amazing beach but you can't develop it. Like I said I hope you get asking price.
The houses need an internal upgrade, but the location is incredible!
