I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. It's all about location for its price. It's one of the most prestigious area where you can buy it a detached house in London. More importantly, it's next to the park. In London, it's equivalent as when you live in beverly hills with panoramic views over the city. But overall, I do think it's a bit overpriced, you can buy a fabulous house in St. John's wood with 10-20m. Its master bedroom is too small and the interior design is not exquisite enough. What's more, the garden is really small. Beside, it doesn't have an indoor swimming pool and a garage. It may be more reason if it is 20m-25m.

Don't get me wrong, this is a gorgeous house in a great area but £28.5 million? No swimming pool and no real garden to speak of, just a patio. This feels more like a £15-18 million property to me. It's already been on the market for over a year. Will be interesting to see how long it takes to sell, or whether it ends up getting rented out.

I mean it is a nice a house but £30 million for a shared garden and a small master bed room doesn’t seem worth it to me, not to mention having neighbours within a few feet... I’d rather buy land and build a house for a quarter of that price.

I help build this in 2016 when I fisrt stared my plumbing apprenticeship I never got to see it finished. It looks amazing now. Had some good memory’s there. The owner also took me for a ride in their Ferrari F12. Wish I still worked down there !!

I have friends who live in a 4 bedroom house in Primrose Hill quite near this one. They paid under £2m, they probably have 2,200 sq feet and a large private garden. So, pro rata plus, I can't see how they could possibly have calculated the price of this house to be £28m. That's ridiculous. It backs onto a communal garden, it's on a public road and is not secure enough for Russian or Chinese oligarchs. Yes, it's millions but this is not the market rate, it's vastly over-priced. On the other hand, if someone from Saudi buys it sight unseen and doesn't care, good luck to them.

To be brutally honest, the most I can pay for this house is 2M! I have seen more luxurious houses for a quarter of that amount! There’s nothing special about this house, in fact it’s very common but I guess whoever’s buying is paying for living in London!!

In my humble opinion it is way, way over priced for 28M. I agree with other commentators that if you are buying a house for that price, then the bare minimum it must come with its own secluded garden.

I just can’t thou because the bedrooms are still just so small compared to US houses. If one of the bedrooms was turned in to the wardrobe it would have left more room for a master bedroom. But regardless it is still stunning 👌

Google maps now shows that the current owners have removed the front gate and fencing. They have also let the shrubbery overgrow and cover up the façade.

This house is nowhere near as beautiful as my grans 13 bed house in Sydenham se26 as her house was elegant and she and my grandad bought it in 1956, that generation had taste and elegance beyond belief, the rich and famous now days have no idea what elegance is, Al they about is gawdy, over the top interiors that you would have to pay me to live with it!!!!
