He found a lender able to lend at 80% LTV with that same income and it cash flows from day one? Witchcraft! Surely I’ve missed something. It’s late. I’m tired. Someone help me. The financing was possible at $1.5 million because the lender was able to offer a lower interest rate than the other lenders.
