For sure poverty in the PH is around 20% but the guy from Las Vegas is kinda full of b.s. Poverty rate in Las Vegas is higher than avg US, and homeless pop is going up. Poverty is more evident in bigger cities like SFO, LA, NYC etc. Tim pays lower than avg condo rental price in BGC, Makati, and other good places. (Usually it's around 20k). Good on him.

I'm not actually sure why that guy from Las Vegas said that poverty is everywhere. The houses surrounding bgc are not slum areas. Those people actually own their land. The fact that there are minimal snatching in the area surrounding bgc means that the people are not desperate enough to steal just to survive. Their houses are indeed small but they are not in the poverty level poor.

@@eo5835 I can't say it can easily beat bgc. First, it is not as walkable as bgc. Then the sidewalks are not as wide as the sidewalks of bgc. Also, I don't think that the buildings will be as tall as in bgc. Clark Global City will only beat bgc in scale. It will be a lot bigger than bgc.

@@wavemaker2077 First, you said it can't easily beat BGC due to the place isn't walkable. Then you contradicted yourself that the new clark city will only beat bgc in SCALE (way bigger) XD. This will be solved by the bus and inter-city railway system.
Aside from the things I've mentioned on why clark city will easily beat BGC.....The government and tycoon developers made sure to correct errors of metro manila in the development of clark. With that in mind, we're gonna see a lot of green spaces and trees. The development will make clark "smart city" as well. We might see more mid-rise buildings with few high rise. Oh and there will be an innovation hub as well. It's a 20-30yrs development so we'll see.

There are actually a whole lot more rich Filipinos and expats living in Makati than in BGC. Almost all the high end villages in Metro Manila are in Makati, including North and South Forbes, Dasmarinas, Urdaneta, BelAir, etc., while BGC can only boast of overpriced condominiums. I was just going through youtube clips when I chanced upon your blog, and I'm sad to note that many foreigners talk about BGC as if it was the only game in town so to speak.

bcoz majority of the filipinos they dont preferred to live in condominium. filipinos who has small family with 1 or 2 kids, yah living in condominium is fine most especially if two bedroom condos. but once the kids are about to have independent rooms then living in condominium i must say is not practical. one reason also why filipinos doesn’t want to live in condominium who have kids they prefer to live in a villa or bungalows with front and backyard. bcoz they want their kids to enjoy their childhood playing along with the neighbourhood. im living in barcelona spain now in apartment i see most of the children living in a city doesn’t experience the same what i had experienced when i was a kid..

BGC prices (buying) are overpriced but rents are about the same as Makati's. Makati prices are much lower than BGC's, so for investment purposes, Makati's RETURN on Investment (ROI) is better.
From a (residential) RENTER's point of view, it is better to rent in BGC, unless you need to be closer to the Center of Business district, then rent in Makati. In Makati, you get to be near the heart of the financial center.
Overall, I think Makati prices will appreciate more than BGC. Rents will stay the same in both.
