Absolutely fascinating. Getting talked through the details and reasoning behind the floor plan and structural changes is beyond informative. I hope you all will do many, many more videos just like this!
I watched this looking for some insight on floor plan design not realizing until the shots of the finished house that I did the photos and video for this back when James was listing this house. So cool, James is a genius!
Looking at the floor plan is really helpful for anyone familiar with construction. I was excited to see what you would do. Telling the story well until…. Then you fail to show the revised second floor plan. What were you thinking?
Hi, do you happen to know an affordable, but good application for my computer to learn how to design? I'm not an architect, but I've all these ideas. Making something in 3D already, would help any architect to know what I mean and want to create.
The walk-in closet is 120 sq ft?! That is my bedroom size. I'm an expat who lives abroad and am astounded and how much space some American houses are. My problem is that they are not efficient or functional. I grew up in a one-story house that was 1,000 feet. There is no reason to have two living rooms. Anyway, this was a great video. Very informative
Just hire an interior designer / architect to do your space planning. I love working with investors. But some are penny wise and pound foolish. It doesn’t make sense to buy million dollar homes and then waste time teaching yourselves how to space plan it. That’s a whole other job. Because each space is different there’s no one size fits all approach. Of course there are things you will naturally learn along the way. But so many investors butcher homes when they try to be “all the things” themselves. Simply tell your designer or architect where you need to be in terms of ARV and comps and they can make it happen.
i used to buy magazines of floor plans and recreate them in my CAD program to teach myself how to use it and then as i got better with the software i would modify the designs. maybe not exactly what you’re asking for but if you aren’t already familiar with the software it’s a good way to start. this was ages ago and i was using brøderbund 3d home architect. pretty sure you can do the same thing with sketchup
I agree with Olya’s comment above… I really hope that someone devoted an entire book or class on this subject as well! If anyone knows of any good books or classes, please let me know!

Easy way to solve the carpet around the bath. Get rid of the carpet. Carpet is filthy stuff and "washing" it won't get it clean. Nobody who cares about their health would have that in their home, and especially not the bedroom where we spend so much of our time!
Lol He said 1000 sq ft 4/2 never going to be one! Impossible unless you are tiny people and a 4/2 will still be more sq ft in a tiny house. 3/2 sells best around 2000+ sq ft! Dah kitchens and baths sell a house. I started flipping in the 70s. Some of what he says is way off. Some of what he says has some trueness to it. Some makes no sense at all. LOL
@@haveyouflossedtoday There were a lot of other things too. I retired from Real Estate in 1991 but still do a few every year or two. I flipped thousands from 1973 to 1991. I pick up bs all the time when I hear these guys doing the videos. Some things just don't make sense in real-life situations. I still own over 1000 units free and clear. I mostly do special-use commercial buildings now, but if I run across a good deal it is hard to walk away, I will have one of my crews do it. Anyway just another youtube claiming to be something he is not but he is at least trying to do something. Good luck to him.
@@aicsusa Yep, it’s a learning process. Sounds like you are addicted too. I’m still a baby but I’ll probably never be able to stop now😁. You’re not out of Oregon are you?
@@haveyouflossedtoday Los Angeles / Orange County! Not addicted! I just enjoy it! I have done more than enough to be addicted. I like staying one ahead of all the others. As an example when all the tv went from analog to digital a bought all the production facilities that couldn’t be used for digital production because the ceiling height was only 24 feet and most needed 35 feet. I bought them raised the roof retrofitted them to all digital and sold them back to the networks at a multi million dollar profit on each one. There was only one sound stage with a 35 foot ceiling and we bought it and resold it at a million dollar profit almost immediately. No one else was doing it and there were no others even wanting the old sound stage buildings. It was a lot of fun to do them and work with the networks and meet many actors and actresses who would come by to see what we were doing to the stages they worked on in the past. Can’t have that much fun flipping sfr’s. Not can you make anything close to that money. I did sfr’s in the 70’s when I was the only one at trustee sales with the court clerk. Then got into much more.
@@aicsusa Smart! Fun! This would be a great story for BiggerPockets if you haven’t already. Share more? This is a great time for people to learn to think in new ways.

I was eating breakfast when I came across this video. When I saw that carpet going in to bathroom, I almost threw up 😂

My favorite guest on BP. Seems like elite expert on finance and renovations in his market. WA boys we up!
This was very informative. Lots of strategies to combat weird floor plans and keeping within budget
Learned some new things thanks !

3 Million dollar houses. And homelessness is rampant, for people cannot afford the rent for a small studio apartment. This world is insane!
I don't want to make grand expensive houses. I want to make small economical houses that *feel* wealthy and comfortable. Subscribed.
This is awesome information

Is there a class or a book or another learning resource on floor plan design that anyone can recommend, please?

@@jadoreledecor, generally speaking, designers don’t have access to comps nor do they think like investors
Great tips… thx
Boom! I would trust JD on construction and design!🎉🎉
No thanks for me
Only thing I'd have changed is move the laundry upstairs in the enclosed room vs off the kitchen.
I would switch the storage room and the powder room. I find it so unpleasant to have the powder room with direct access from the living/dining area!
Great vid 👍

You didn’t show the floor plan changes on 2nd floor. Only the first floor
great info
thanks
I will never understand a house with more bathrooms than bedrooms.. love this house though
Great information, thank you🙏
Great video. Homes in America are so ugly and over priced for what you pay for.

I really doubt that large families will be living in this house. Probably 1-3 kids max. Most wealthy families don’t have more than 3 ish kids.

I heard that too pretty sure he meant to say 4000 because he then referenced that later.

why this obsession with selling price? why would you sell your house?
He buys it for cheap and sells it for more
@@jakegymnastics but he is not talking aobut his place but its clients...
He flips houses, so he buys something, fixes it, and sells it again to make a profit.

$3mil 😂😂😂😂
