    1. You would have to get a liquor licence.
    2. You would have to go to school and learn to make drinks
    3. You have to make absolutely sure all customers are the legal drinking age
    4. You are responsible for accidents on your property
    5. You can not serve an intoxicated person another drink and you could be sued if someone leaves your bar and causes an accident or fined by city/state.
    6. Your employees have to be bonded and be able to not only handle drinks but unruly customers
    7 You may need either a door person or bouncer depending how many customers frequent your establishment.
    8. Then selection and stock you need to carry. 10-32 types of beers and most all the hard liquors.
    9. Costs of buying, stocking, renting, space size of your location will be in the 100's of thousands.
    10. You will need to be hands on most of the bars open hours. No more Resale buying Rabbit and selling on Ebay or other places.
    After all this if you still wish to open a bar I wish you good luck. I just saw the property and you are correct it would cost lets say 50 grand to put it into any kind of shape. There is a reason no one has used this property lately. Never knew a liquor licence last for 50 years. Up to you.

      araymond1able he said he’d probably lease the space. That means a 5-10 commitment to the person opening the bar. He probably won’t do the bar himself, as he has a business partners too.

    Bar is a good long term investment, as long as you have a good manager and keep a check on it . My son owns a couple in Portland. As long as you know the market and have someone you trust to manage it, you should do well.

    an air curtain does more than just keep flies out. it also keeps the hot side hot and the cool side cool. basically.....it keeps the heat inside the building and the cold outside. it also keep the air conditioning in the building and the heat outside in the summer. warehouses who have to keep their doors open year round for constant forklift and truck traffic use them to keep the building feeling comfortable with the huge door wide open. i used to work at Trane (we built them too) and we had huge tractor trailer doors all the way around the warehouse. none of the doors ever shut and it was a straight al the time hussel of vehicles running in and out those doors. the building was heated and cooled to 72 degrees year round (as you can imagine with a Trane building) and the temperature never fluctuated much. doors being opened didnt change much as long as the air curtains kept running. 100 outside or 0 zero outside....always 72 inside with probably 30 massive doors open year round. you could basically stand 1 foot inside the air curtain and have no idea what the temperature outside was while you were looking out a door that was 16 foot tall and like 10 foot wide.

    Make sure the hood system is current, once the person who had it before leaves, Any " Grandfathering " expires. I'm not sure where you are but i was hired some years back to start a couple bar, restaurants in Appleton. That's what I do is restaurant consulting, I'm semi-retired now, but I still do some properties. Check that the Ansul fire protection system is also up to code. The hood/ansul can easily cost anywhere from 30,000 to 50,000. So be careful. DO NOT ! put a liquor license in your name and try to lease the property. Any liquor violations fall on the holder of the license.

    Building is ready to be condemned, equipment isn't recent, and MOST IMPORTANTLY, you don't want to deal with bar clientele in an 'up and coming' area, especially if you don't have prior bar or restaurant experience.

    Hey Rabbit, with that NEC phone system I'd part out the cards inside and junk the case, those Electras are built rock solid and last forever, plus they should fit in a record mailer.But I would pass on the bar!

    You have to be sure something is really a highly desirable item before you list it for auction at 99 cents with no reserve. If it is, then you'll get a much higher price than you otherwise would......but if it's not, watch out!

    Amazing how old things that you value 50-100 usd are still possible to sell. I'm in IT for over 15 years and labelprinters like that I have discarded because selling them would be to much of work and the end result of 20-40 euro would not be worth my work for testing, putting them online and then receiving somone who might buy them.

    I wonder if you could have paid the person $100 to go to the lego store and weigh lego sets with a decent scale (assuming the amazon shipping weights are accurate enough) so that in the future you could just weigh the sets.

    don't do it, unless you want to work 16 hours a day 7 days a week and lose money the first year , plus the huge up front cost, taxes, worrying about ppl stealing from the register, tons of insurance cost, never having another vacation, always being tired … if all that sounds good to you, buy the bar … btw, talking from experience … and I owned a bar on a beach and went swimming in the ocean just 40 feet from my front door and all that I mentioned didn't make it worth it

      I wouldn’t run it myself. I’d lease the property out to a bar. I have zero experience and zero interest in owning a bar.

      that would make more sense, as long as you weren't doing it ... so its more as a real estate venture than "a bar" business idea, which is how I read it … so "bar" really has nothing to do with it … either your into real estate or your not …

      @@ResaleRabbit if you lease something like that... just know what this person is saying that the leased business will probably fail. So you'd have to draw up more papers to lease to someone else. Meanwhile it's sitting empty waiting for you to find another renter with you paying payments with no income on it. It would make more sense to low ball an offer and flip it. The license is grandfathered in for that specific location so if it expires, that location would have to apply for a license like it never had one. Renewing it is imperative to any interest you take in it. Whether leasing, reselling or otherwise. Missed your vids RR glad you're on the mend. No greater treasure than your health. Be well!

    When it comes to Ebay auctions...I only put my junk items at 99 cents. Too many times i've had good items sell for a dollar or two. I now put my good items at bin or if it's an auction I'll list it at the least i'm willing to take. Simply not worth the risk.

    Did you mean the amperage rating on the power supply was too high for the printer?
    If so, you should know that it does not matter if the amperage of the power supply is high.
    You want the volts to match, and tip positive or tip negative need to match.
    However, the amp rating on a device is the minimum required. There is no maximum. A device that uses 500 milliamps can use a power supply that provides 10 amps. It will cause no harm.

    Be careful.... a bar is an easy business to lose. Unless you’ve been in the business, it’s a bit more difficult to run and maintain than people think. They take either a whole lot of time...or trust...to run successfully.

    Many Bars are struggling unless they are in a big city downtown district and I would not want the liability that goes with a bar.

    Ok have I missed the video where you let us know if you bought the bar? I bought a really nice building on that same street that would have been perfect for your business. (It even had a loading dock) My plan was to buy it and rent it out. Well I bought and fixed it up but decided to sell it and buy something else. It sold super fast for my full asking price which was great! But it would have been perfect for a business like yours. It was $5,000 sq feet with 2 offices upfront and 2 bathrooms with a break room. The mortgage was only $600 which would have been way cheaper than what your paying now.

      @@ResaleRabbit How long does your current lease run for? Yeah I guess at this point you need about 10K to 12K right? The only bad thing is there isn't a lot of good warehouse space with a loading dock in Green Bay. It seems like you either find huge warehouses for BIG $$ or small ones with no loading docks. Trust me I know because I have been watching the market for a couple years now.

    Some advice from one business person to another. i would pass on the bar unless you strictly plan and can afford the holding costs for years, and your bet is right the land goes up. But you might be holding awhile.
    Do some research, i would bet money there has been many different bars and businesses tried out of there.
    Bars and restaurants are some of the riskiest businesses there are. A vast majority just completely fail. There may be a reason why that bar or im guessing multiple different bars have failed at that location.

    Lots of opportunities to invest in. Personally, I wouldn't touch something like a bar with a ten foot pole. Even if you aren't running it, way too much liability there when drunk people do drunk things.

      He wanted to retire and, from what I understand, there was a personal thing involved (don’t want to mention it on video). He got decent money selling the contents of the store at auction, but yeah, I’m very surprised it didn’t sell. It was one of the highest volume wing zone stores and corporate was so motivated to keep it open, they were willing to work with a new owner on reducing transfer fees. That’s what had me interested lol

    I use to know some of the statistics, bars and restaurants don't typically succeed. I would also want to know what would happen if your lessee didn't keep up their insurance if they could come after the building owner for things such as serving minors etc. I would think that insuring the building could be expensive. And lots of people think it would be fun to run business till a time they find they can't go on vacations or even take a day off without having someone reliable and trustworthy trained in all buying, ordering, cleaning disgusting bathrooms and puke. If the lessee walked away then who will run it? I heard you say today that you don't drink alcohol and you surely aren't going to want to deal with drunks or depending upon the area "ladies of the evening or whenever" or selling or doing drugs in the bathroom or in the parking lot.
    Now if you were going to use it for some other type of business I understand that liquor licenses can be a money maker at least in the state I live in as they are limited. I do believe the state liquor board has to approve the party that you sell it to and they must be a US citizen among other things. My opinion is NO WAY would I want the responsibilities nor the hassles of owning it.One bar owner use to have to take some of her patrons home. Another would make the mistake of cashing checks for customers,and when the person said he didn't cash a government check even with a picture of him cashing the check with the same number as he had stamped on the check, he ended up eating it..as I remember that was about $400 It would take awhile to make up that kind of loss. The other item that comes to mind; with the concealed carry laws what if someone who typically would not be a problem has his concealed carry and uses it to settle an argument?

    Rafters look pretty solid and no water damage. Wiring and plumbing you need to look like. The building looks pretty solid. So maybe I judged the place a little harshly. I am going to tell you again to get an inspector to inspect the building.

      Yup, inspector is a no brainer. Wiring and plumbing has been updated though (with the exception of the apartment upstairs).

    On that label printer, "too high amperage" should not cause problems. Amperage is the amount of current a device consumes. Think of it as the rate of flow of water through a pipe. A device will only draw what it needs. Conversely, if a power adapter is too low for the device, that could cause problems. Something appears to be out of whack. That printer will probably be coming back.

    Nothing needs to be done to the Bar ... How well do you or your guy know the codes that you would be primary over??? Just as if you were to lease or rent a house does that Also make you the land lord and thus responsible for repairs????
    I can't wait for folks to get sick off the dry rubs and well I hope that never happens to a person. .... Hopefully you kept all the dry rubs.
