    Discuss this topic and the concept of Seller Pre-Listing Inspection ordered and provided by the seller as full disclosure to all potential buyers. Buyers can still do their own inspection, but many will consider waiving the inspection if the inspection report(s) is/are recent and from a reputable inspection company.

    A great point concerning minimizing seller's risk for liability. I typically clarify that buyer will perform thorough inspection for buyer's knowledge regarding the condition of the property. I believe removing inspection objection/resolution deadlines and keeping inspection termination deadline doesn't remove buyer's right to inspect. As either a buyer's agent or a seller's agent, we always need to strongly recommend thorough inspection. Would it be recommended to remove inspection objection/resolution deadlines and spelling out the buyer will hire a certified inspector to perform thorough inspection but waives the right to negotiate with seller to perform repair or provide financial credit? If a material defect is discovered by the inspection which makes the purchase of the property not feasible, buyer still has right to terminate.
