As the Buyer's Agent why would I not recommend staying with a General Warranty Deed? The reason is, as Scott stated, 99% of the deeds to this point were General Warranty Deeds, so this is what the Seller most likely holds. So why not keep this going? Isn't the Seller covered by the General Warranty Deed they obtained when they acquired the property?
