    Like Warren said, dividends are only good if the business you’re investing into can’t make good use of that capital. So if you’re trying to invest into businesses with actual growth, looking at dividends is a waste of time. Why are you investing into a company if they’re returning capital to you because they think you can make better use if it than they can. It’s not much different from bond investing. The way I see it if you have a $1 million at some point, that’d be enough to create a portfolio that would pay you between 50k-70k in dividend income...

      A lot of folks downplay the role of advisors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for license advisors and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. $850k so far.........

      I really don't like making such recommendations, because everybody's situation is unique. But there are many freelance wealth managers you could check out. I have been working with "ROCH DUNGCA-SCHREIBER " for about four years now, and she's really, really good. If she meets your discretion, then you could go ahead with her. I endorse her.

    These places are a bit cheaper than the closer to Brisbane suburbs, people have to buy what they can afford.

      Affordability is definitely becoming more of a concern in the Brisbane market. There's still some great locations in Logan City and Moreton Bay council areas which are sub 500k

    The Brisbane obsession with never being more than 30 minutes from anywhere will be sorely tested between now and 2032. I vividly recall a co-worker telling me that she moved from Corinda to Toowong because the commute was 'just too far' - Sydney and Melbourne commuters would shake their heads if they saw the train timetable ;)

      @@lukewiles1 12 months on from your upload and I wonder how many people in SE Qld are no longer turning their noses up at Logan and Ipswich. Seems that having a roof over your head is no longer the simple task it was when I lived in West End all those glorious years ago. How many people can walk out their front door and be in the Queen St Mall within 15 leisurely minutes ? Good times.

    None of these suburbs are in Brisbane City Council.
    Ipswich and Springfield/Lakes are in Ipswich CC
    Gold Coast CC starts from Yatala bordering with Beenleigh and Pimpama is definitely not Logan, let alone Brisbane which is much further North.
    Yarrabilba and Jimboomba are in Logan CC, west Logan more precisely.
    Caboolture and Morayfield are in Moreton Bay CC.
    Like I said, none in Brisbane City Council.

    None of the Suburbs you mentioned are in Brisbane. Springfield is Ipswich city council as is Ipswich, Caboolture is Moreton Bay Regional Council and Pimpama is Gold Coast council.
    So right from the start you’re wrong. And of course they’re gonna be bad picks they’re anywhere from 30 - 1.5 hour from the city.

      All these areas are technically Brisbane, look at ABS data you know it all. You are getting confused with council areas. Like most cities, many councils within one city

      Actually I met someone that moved into the CBD because he couldn't bare the lack of activity in the suburbs. I think he was born in South Africa but to Indian parents. So Indian to look at but with a South African accent in English, and of course much influence from his Indian heritage, yet he was very like a white South African to talk to, although he said in South Africa he experienced racism from both the whites and the blacks over there. But he and his Russian wife and small child moved to the centre of Brisbane and prefer it to the suburbs.

    Buy the worst house in the best street ! never the best house in the worst suburb !
    The value of the land that the house is sitting on is very important ,
    For example , until recently , you could buy a block of land at Russell Island for $25,000 so is a $300,000 house at Russell Island better value than a house in the inner suburbs of Brisbane selling for $800,000 where the land value it sits on is worth $900,00

      A $300, 000 house is nicer than a minus $100,000 one. Just saying. You have to live in these things remember, they are not entries in your bank statement.

      Russell Island is NOT in Brisbane. It's always been a fishing village or retirement island in the Redland City Council. It's never been an investors paradise

    I've lived near Springfield. I agree with your assessment, although it's more like 30 - 50 mins to the City, depending on traffic.

      The highway is a joke, It's a carpark from 6am in the morning and carpark on the return from as early as 3 | 3:30 in the afternoons,
      Sure they're finally starting to fix that problem, Only been an issue since the duplication of the road.
      Exit 31: ~450m offramp hits a roundabout - Brillant town planing
      Exit 32: ~300m offramp hits a roundabout - Another brillant example of the "Master planned community"
      Exit 33: Under used because of all the traffic lights and other traffic going towards Brookwater.
      Leafy suburb? More like the shoebox suburb. All the blocks are getting smaller and smaller.
      Great if you don't want do look after lawn or whatever.

    Springfield is in Ipswich, Ipswich is Ipswich and Pimpama is the Gold Coast, Caboolture is in Moreton RC.....none of the places mentioned are actually in Brisbane....🤔

      @@Tugela60 That maybe so in some locations but certainly not in SEQ, the city/ regional council are quite distinct, primarily because Brisbane City Council takes in such a large area unlike say Melbourne City Council. Gold Coast and Ipswich have quite different identities and the good citizens of these areas would be very disappointed to be classed as Brisbane.

      @@peterg710 I live in Vancouver, everyone calls it Vancouver, but it is actually 7 major cities and a number of smaller ones connected to each other. That is just how people refer to metropolitan areas. Locals might know they are in Vancouver, or West Vancouver, or North Vancouver, or Burnaby, or Surrey, or Richmond, or Coquitlam, but generically it is all Vancouver. Technically the metropolitan area is called Greater Vancouver, but the prefix usually is not used.

      Agree? Over the last 10 years I have purchased three houses in Ipswich. Half the outlay than Brisbane better yeild and now houses are twice or three times the value. People do the maths. I wonder why there are so many real-estate agents purchasing property in Ipswich?

    I settled in Narangba (near morayfield and burpengary) in June 21 for 641k ... bank has now valued at 980k, all surrounding properties are around the 1mil mark.
    1200sqm , no pool , 200sqm house. Built in 2001.
    Caboolture,morayfield and burpengary prices have absolutely skyrocketed during this same period.
    Dbay(the slums) is at an absolute premium at the moment.
    Not sure this video has aged too well... but Caboolture is projected to grow by an additional 70 000 new homes in the coming years. Not sure I would invest in the area though

      Narangba? Lol. It's crowded properties with nothing there.
      Narangba is on the train line with increased drugs, burglaries and other crimes too, being so close to the slums.
      What properties are valued at, and what the market wants to pay are two different stories.

    The only sustainable growth in brisbane is 10-12k max ring around Brisbane cbd, excluding apartments in high rises. Problem is that ring is already expensive, and expensive for a reason- everyone knows this is the place where sustainable growth will be.

    I realise hindsight is great, but Ipswich has had 90% increase in prices over the past 3 years. But I was wanting to see Brisbane properties. We could have bought in Caboolture at $10,000 for a 4 acre block back in 1979. Tharpt is now the main street.

    I was looking at houses in Shailer Park in Logan and Camira in Ipswich. The traffic on the M1 was terrible everytime I looked at houses in Shailer Park. In the end I went with Camira as it's 30 minutes from the city traffic free, quiet, and low crime. At the start of 2023 a house purchased in 2021 for $500k would sell for $700k.
    Springfield has everything you need and is growing all the time, Springfield Lakes are nice to walk as well as some nice trails around the back of Ben Nevis park. I would say though the roads into Springfield are very slow at 4-5 pm as there just aren't enough lanes to support the amount of people driving through. They are working on the roads in the congested areas and it looks like they will soon go from 2 lanes in roadworks to 4 lanes soon. Although it could end up like the never ending Bruce Highway that constantly needs changes to keep up with demand.

    Ipswich council didn't bother putting infrastructure first, and jammed too many things in 5oom2 and springfield traffic at peak hour is worse than the cbd. Still one lane to get off centenary hwy - blocked all day now.
    My 10yo nephew can plan for future growth better on sim city than Ipswich council.
    Stay away.

    Springfield is not a satellite city.... it is a suburb of IPSWICH. If you don't know a suburb from a city how are we to trust your advice?

      A simple google search will correct you on this one. All satellite cities are suburbs within cities in their infancy, Springfield's long-term goal is to be a city in its own right

    I disagree with you about springfield, I've had rentals there for years. Prices go up steadily and also they are never empty. Plus you get good quality tenants. Plus there is a direct train line into the city. It's an easy commute.

      @@JustaSpaceCowboy it's half an hour away from the city centre, without traffic. And there is a direct train line to the cbd, which takes about 35 to 40minutes and is completely stress free. Ipswich is 1 hour from Brisbane, that's a pretty big difference.

    no, you are wrong, Springfield is one of the best places to invest, there are a lots of amenities, why do you need to go to Brisbane city? if you have everything in Springfield, plus today you used the network for information and enquires to any organisation that are been positioned in Brisbane, a 3 bed house in Springfield average is around $550 k to $700 k, how good is that.

      There is a Master Plan for beenleigh with Logan City Council. I really like the suburbs north west of beenleigh, on the train line.
      Positives are affordability, motorway access and town centre plans.
      Concerns may be quality of tenant and price dampening with new build suburbs close by south of Beenleigh

    A year on now what are your thoughts Luke? We are looking to emigrate to Brisbane to follow family who have moved over from the UK. Where would you buy now for a family of 4 with 2 children under 10 years old. We have around $400k in equity from our current home now here in the UK. We have been looking at 4 bed homes in upcoming areas within 1 hours commute to CBD. Price wise I’ve seen nice properties around the $700k to $850k but I’m inexperienced when it comes to what’s great value with massive potential in Australia. Any advice would be greatly appreciated! My wife is a Accounts manager and I’m a truck driver here in the UK. I’m 43 and my wife is 39. We are hoping to stay out there and become Australian citizens eventually but time isn’t on our side with the 45 years of age cut off.

    My house is for sale in Rothwell see waterlilly court -- close to North lakes westfield and Redcliffe it is a growth area better than further North. $629 k for a small 4 bedroom home that has solar power and new carpet and new air conditioning as well as horticulturist designed low maintenance beautiful gardens.

    I think you should buy were your affordability is and where your family feel happy and safe. I don't think taking the perspective of someone else is relevant. I have live in Springfield it a great community and safe. Good for little one's and the elderly. Luke is young.

    What do you think of Rochedale? I was actually looking at a property in Rochedale, corner lot, backyard facing Rochedale Road. Would this lot be an issue as its a corner lot and closer to a main road?? Will this lot do well in future? Or would be hard to rent or sell???

      My personal approach is to avoid corner blocks (unless there is subdivision potential) and avoid being close to main roads (like Rochedale road). The reason is, they'll be in less long term demand than a comparable property on a quiet street with standard frontage.
      You're unlikely to have any issues in renting the property in Rochedale even if it's on a corner block and near Rochedale rd

      I personally wouldn't buy a house and land package (we only buy established property) but if you're buying as an Owner Occupier it's up to you! It will be more of an emotional purchase rather than straight investment decision.

    Yeah, i bought a 350k house 1 year ago. Has gone up 100k in 1 year.

      Not a huge fan to be honest. Park Ridge and Logan Reserve are housing estates/new build areas with a lot of land supply. Would prefer a more established area

    Queensland votes hard against negative gearing. We have sound laws to stop ridiculous profiteering that just aren't being enforced currently.. I guess we'll see what happens though. Keep snapping up the rural though, you'll be able to contract tradesmen no worries, we don't look after our own first and charge you like you charge everyone else 😉

    I agree that Gold Coast is the best part, so anywhere near Gold Coast is the way to go. Brisbane itself is scummy with nothing going for it - I've been living there for 5 months and I'm already sick of the drug addicts and alcoholics everywhere. People only live in Brisbane for the jobs and always want to escape during the weekends to somewhere nice like GC.

    Curious to know what your thoughts are on Woodridge? It is one of the worst suburbs in Brisbane but seeing it has a train line and right underneath Underwood and Kuraby, do you see it gentrifying and growing in value?

      Glad you like the content and great question! This has been the question for Woodridge the last 15 years! Prices have increased right across Brisbane including Woodridge (especially the last 12months)
      You need to ask yourself re: gentrification... are higher income earners / affluence going to want to move to Woodridge over the coming years. Which will drive demand and prices. And are you happy to be a landlord to potentially lower socio economic tenants who may damage the property and be in rent arrears etc.
      I don't think Woodridge is at that tipping point yet. I think it will come but may be sometime once proximity to CBD and train line become a priority and prices become unaffordable for lower income earners

      @@lukewiles1 A small one bedroom unit in a suburb like Toowong or St Lucia may be be a better long term investment , if it sits on a large block of land where there are only a small amount of units on the block and the land value is very high than a 3 bedroom house in Woodridge .
      In Australia , history shows from last century , that suburbs in the inner suburbs in all the capital cities that were often poor or undesirable places to live turned into trendy upmarket areas , the same can not be said about outer suburbs of the capital cities which were not popular .

      I've lived around Woodridge since moving to Brisbane 15 years ago from the UK via NZ. I like the multi cultural aspects and love the local market. I've never even locked my doors since I've lived here and feel the stigma is not warranted.
      In the past year I've noticed a change in the social demographic and lots of investment in house renovations or new builds. In my mind it's the last locality that's affordable for the average Joe in their first home after these crazy past 2 years.
      Springwood (other side of M1) for instance is now a minimum of $700-750 000 for a small 3 bedroom.😐

    In regards to the southern corridor, does Upper Coomera come in same as Pimpama? Most of the development has already been established/completed in Upper Coomera, where Pimpama and Ormeau still have alot of development to be completed?

      Depends on the pockets within each location. I'd be wary of the surrounding suburbs can affect the supply / demand equation in a neighbouring suburb.

      I bought in Kallangur 2 years ago, there has been slow growth. But all large blocks of land mostly over 600. Alot of run down houses but the area is slowly changing new money is coming in. But will take time.

    Hi Luke, we are considering buying an old Queenslander on Vulture street, west end, it’s a busy street, overland flow, but never flooded. We are thinking of doing the same thing, renovation, but we are more worried about the potential return of that location. The price is reasonable I think it’s because of the road is busy, good schools.

    You should be on TV, man - you're great with communication. Anyway, I'm just about to purchase an apartment in Toowong - which I know has/is having a lot of apartments put up in the next few years. I want it as a long-term investment and possibly to live in later as I get older (close to shops, recreation etc will be great for me). The apartment also has an 'x factor' because it is lower in the building and has a 60 square metre balcony surrounded by greenery. I love it - and it definitely has my heart. I just worry I don't know enough about Toowong and if it's going to become a developer-drenched nightmare (like Olympic Park in Sydney). Do you have any quick thoughts mate?

    Wow, You lay out the elements of growth for Springfield. This is exactly where passive investors need to invest. The continued infrastructure development allows passive investors to gain capital growth. The zoning allows for high-rise buildings. No other area outside capital cities has this.
    But then you label it as the worst place to invest.
    Not sure who you are speaking to in your video. But it is not passive investors.
    I think you are just doing cursory laptop research and seeking to serve your customers as a buyers agent. You buy what they ask you to buy. And it's hard to find properties in those areas because the demand is so high, which means people want to live by all the new infrastructure, which will always be the case. And future capital growth is assured.
    Its hard to buy in Springfield for instance because the demand is high. And that is because of job growth and the attractiveness of the new infrastructure.
    Maybe you want to turn people to other areas where it's easier for you to get deals because you can find for-sale properties easier. You can't make money unless you can find the properties. and its not easy in Springfield.
    To make money, and to serve long-term tenants as a landlord, you are better off as close to the infrastructure as possible. An easier way to do this is to get near the new infrastructure early. You can get near the 2 new train stations, 2 new hospitals new Football stadiums, and the high-rise apartments and offices of Springfield Now.
    To make money long term...its not timing the market...no one can really do that. It's all about location. Small investors just follow the billion-dollar infrastructure and ride the coattails.

      There's more to life than houses and profit. We buy houses from people who want to sell them and pay market price and rent them for market rent.
      Houses are a commodity and shelter in Australia and most of the world. Lots of the homes we buy are in disrepair and need renovations. Personally I invest my own sweat, time and money to make rundown properties a nicer home for tenants. Our personal portfolio has been old queenslanders in disrepair.

The profit before people mentality means for many they will never be able to afford a “home”. That a basic house can cost more than 10 times the average income to me seems almost criminal. Just my 2 cents worth

      Ipswich as an area has a lot of new housing supply. Over 80,000 new homes expected to be built there over the next 25 years. Demand is considered to be weak, with only 62,000 new jobs forecast in Ipswich over the next 25 years. Vacancy rates are higher than Brisbane/Logan/Moreton counterparts and rents have been relatively stagnant. The oversupply rules minimises the long-term capital growth potential compared to other options.
      NOTE: This video discusses the area, not specific suburbs. Each suburb and property is unique & will perform differently / needs to be assessed on an individual basis

    Wrong. None of the places you mentioned were in Brisbane they are separate local government areas all together, if anything I'd rather live in those place than in inner Brisbane. Just about everywhere in the Brisbane City Council is shit unless you're rich enough to buy a good house without a ridiculous homeloan.

      Agreed, I lived in Springfield (not lakes) for 6 years prior to 2017 when I move back to Christchurch NZ . I could commute to the CBD via train in roughly 35 mins which is not bad. You simply get much more house for your money vs an over priced small 100M2 shit box on stilts that is common in the old inner suburbs. If I ever wanted to move back to Brisbane I would pick Springfield in a heart beat, always quiet and felt safe. As for value it gained about 25% in 6 years during a rather flat housing market which was about average, kept pace with CHCH during a similar flat market (both locations gone bonkers since.... and now dropping :P).

    None of these suburb are in Brisbane. Maybe a better title would be "Where not to buy in seq". Of course the outer suburb aren't going to perform as well as those 10 to 25 kilometers from the CBD. You don't have to be Einstein to figure that out. A lot great little pockets in the suburbs your mentioned. Oh well.
