Brian that poop problem you should see it as an opportunity, put a little convenience store with restrooms, worst case scenario an outhouse with a vending machine, but that problem could be turn into a little gold mine imo.
Make sure the convenience store sells bike stuff! Tubes, chains, quick-links, energy drinks, gels, energy bars, gloves, socks, other stuff that's gets consumed, broken, soiled, or forgotten.

Big congratulations on your purchase! I bought 20 acres in the PNW, best placate start is with your local power company. Just have your plot number and ask to talk to a site engineer, most of the time they are very helpful and will meet you at your land so you can get a rough number of what cost are and where the best place to bring power in. Next up is a well, getting a "water witch" or dosser that has a lot of local experience is key, well drillers normally work with someone they trust. Mine cost close to 20k with the pump installed, the closer you have the well to power the better off you are. Then you can start to look at where you will need a road or a driveway to get the contractor to the area you need the well drilled. After that it is on to the septic system.
Congratulations, I can feel the excitement in your voice. It brings back such fond memories of when I first got my 50 acres and how happy I was about it. Just remember the journey is the reward. It's so much work and takes so long, make sure you enjoy the process while it's unfolding.

Spent my childhood vacations and couple college summers working up at Bucks Lake. Lots of swimming in the Feather River. Great area to ride and relax. So cool!!!

Congrats on the investment! I’m sure everyone has a million ideas they are floating your way. My wife and I own 140 acres in eastern tn that I’ve been building my own personal MTB trails. A huge game changer I found and it’s maybe one that you and Aaron might consider is to get a dirtbike or two. Since there is a sizable amount of acreage, you will find having a dirt bike to hop on and ride out to where you need to get back to where you left off working on trails is an invaluable tool at being time efficient and letting you work longer and later than when you are hiking or riding your bike. It truly is great to be able to throw on a backpack with your tools, brap up to where you left off the day before and brapp back when you’re beat.
Most of the trails in the area are for dirt bikes too. Downieville etc. The Sierra Buttes build mostly trails for both. That way its easier to get funding and approval
One of our biggest fears. We will be doing our best to get rid of dead underbrush. We'll be getting with the neighbors to see if we can keep this an ongoing thing.
Your bordering national forest lands. Control burns are a reality along with shitty people and unlucky weather. Getting as much of the brush under control would/should be a priority.

Add a water tank first thing and have water delivered. You are going to need one anyway and for now you can just set it a little uphill from the trailer. It will gravity fill the trailer so the man can take a decent poop and shower. A 2500 or 5000 gallon tank will last a loooong time if it's just servicing a trailer.

Congratulations, that’s a dream come true. I started building trails back in Puerto Rico and can tell you that riding something you build on your own is one of the most rewarding feelings and mostly if no one can take it away from you because you own it. I’ll be happy to help any day.
I built 4-5 miles on 80 acres. ….with several 1/2 mile loops. Each loop had a climbing ladder with switchbacks and another side that is open for downhill. But you always want to be able to ride in both directions……. Not easy to do. It’s really easy to make the trail too steep to ride uphill. Locate your control points/points of interest where you definitely want the trail and then connect the dots. Use flags and walk the flagged options a lot. And then reform the design. You have to walk it a lot! Save design for the end of the day when you’re tired. Also…. Buy a Rokon! For maintaining the trail after it’s built….. to keep it well packed and to prevent weeds. …picking trail is like tilling dirt for weeds. Rokon.com

That’s actually really cheap. Even here in NWA you’re looking at closer to 7-10k an acre. I just recently bought a roadside plot for an orchard/nursery im starting up and paid well over 10k an acre, and it’s about 30min southwest of Fayetteville. The amount of equipment you need is amazing to really do frontier work to make something of the land. Really excited for you!!
