Layout is not good. The common T&B is far from the 2 rooms. A good architect could have made a better layout. No offense meant.

We were not able to clearly see the facade of the house, only the front fence and gate. Maybe your team must invest in a drone camera so that you can better show us the front exterior design of the house, especially those with high front fences.

Honestly, too expensive to be considered a minimalist house, it is safe to say na mahal yung property simply because of the location, but for the house itself nope.
we are not even sure kung kasama ang lot sa price. but i hope it is kasi ang mahal talaga for what it is,.

Ayoko sa bahay na ang pintuan ng powder room toliet at bathroom nasa harapan ng dining kaasi what if tumatae ka while someone is having their meal then paglabas mo baka sumama sayo yung amoy at maamoy ng kumakain tapos ayoko ding habang kumakain ako my gagamit ng toilet.

I dont understand this house, this is bungalow pero sa bedrooms nakikita ang mga biga which made it cramp and that storage room sana toilet nalang, this 2 rooms bathroom they need to cross that dining or living to get there...sayang ganda sana...
Parang maraming naaksaya na space. Hindi pinagisipang mabuti yung layout. Reminds me of my parents’ first house na pinadesign sa civil engineer. Yung layout mukhang design ng Grade 5 student haha.

8:40 that elec outlet, is that safe to be located there? near the faucet?..they could have put it way above the mirror instead...is it approved by the Bureau of Fire Protection or the Municipal Safety Engineer?
Of course, dumadaan lahat yan munansa process, lalo na sa ganito, sure na engineered.
The mirror with lights was added probably later in the design coz in other house tours I've seen, the wires are integrated into the wall. And they could have at least invested in a high end electrical outlet designed for use near lavatories.

strange concrete beams and ceilings sa ibang rooms. two story siguro dapat ang bahay nito, naubusan lang budget at oras. mahirap na rin talaga gumawa at magbenta ng bungalow ngayon, even back then in my experience more than 10 years ago, mahal talaga sa tingin ng most buyers unless puro seniors ang titira
toilet should be closer to the rooms rather than the dining/kitchen. u cant be walking around the dining/living room in ur towel. the foyel is a waste of space for a bungallow. and the idea of the masters bedroom very close to the gate isnt good, people passing by ur windows all the time can be annoying. but ofcourse it will always depend on the buyers' taste.

2. That is not a foyer...that is a hallway
3. Should have relocated the main entrance since there is a tree.
4. Exposed beams?
5. For a 15M..provision of window type?it should be a split type.
6. Urinal??really??
7.not enough Convenience outlets

9. No provision for Telco

It's really not worth it for 15 million. I felt like they used cheap tiles. The materials they used looks cheap. Those built in cabinets look really cheap too. You can do so much with that amount. Tho tbh I don't know anything about architecture but anyone can tell it's ugly. I don't like the house but I like Ms. Apple. She improved a lot and is now more natural in presenting the house.

Tama ka, sbi din ng host unique nga layout kc accdg din sa owner its up to u kng private kng tao pwd gwin mong living area ung after foyer, need to organize some, ung 2 bedrooms nman maximize space kc kya sinagad sa pader, kaya ung window dun lng sa may side garden at ung isa ung sa lanai ung view.

Maganda sana kase bungalow kaso di ko bet ung lay out... Ang layo ng CR for the two bedrooms tapos going to the two rooms dadaan ka sa kichen... Sobrang laki din ng foyer. Dapt ung storage, ginawa nlng CR. Tpos ung unang CR un nlng ang storage. Medyo magulo lay out... Ang daming sinayang na space. Pero sayang maganda pa naman sya sana sa labas...
I was excited to watch this kasi bungalow lang din gusto ko but na disappoint ako sa color scheme lalo sa room cabinets. And I feel na hindi good quality mga cabinets sa rooms amd kitchen. So ordinary for 15M. And too far ang common T&B sa rooms.

Explain why someone would want their washing machine and dryer on the outside of the house where they could be exposed to the rain, heat, and humidity? Why isn't there a laundry room inside the house?
Finally, someone said it..dapat talaga baguhin na yang old style ng mga bahay dito sa pilipinas na nasa labas lagi ung washing machine/laundry area.

I have a hard time figuring how to transform this to a beautiful house. Really bad architectural design..sorry to say. Very low ceiling especially on the room, master bedroom is 2 small. The finish is just alright but really nothing especial with this house to warrant the price.

The range hood is too high. Standard is 18 to 25 inches from the top of the range, otherwise it won't capture the smell, smoke, gas from the burners.🙄

I actually LOVE the lay out of this house..space is just right not too big.. I also like it doesn’t have two kitchen (regular and dirty..I will never understand that concept) it’s wasted space that can be added as another room or added space for anything..I LOVE THE HOUSE!.. thanks for sharing!

4 rooms with just 2 toilet and bath is pretty bad design. Toilets are important. Very important. Just imagine if 8 people lived there. You'd constantly be fighting over toilets.

I don’t like the layout of the house too…don’t feel the foyer and the T&B looks like a public restroom with a man’s urinal?No offense to the Architect who thought of putting a urinal in the main bathroom!
Nice house, with some questionable design elements. Imagine having the scent of urine from the urinal wafting toward you as you sit on the toilet! Dont' need for both in the same restroom.
The kitchen layout is not that nice. What's up with the beams in those 2 bedrooms. 15 million is too expensive for just 3 bedrooms and 2 washrooms.
