As a soon to be developer myself, I’ve been unimpressed and bored to tears with most of the spec homes that hit luxury markets around the country. But this…this is what I would build if I made Northern Virginia my market. Absolutely nailed it - not understated nor overdone. Feels like a home still. Great bones to work with. Amazing and creative vaulted garage design for the car collector like myself. Matched the tone & vibe of the surrounding area from the inside out. One of the few houses where the exterior design and most of the interior is spot on to what I’d want in a house - from the staircase in the 2 story entry with the stairs leading both upstairs and the lower level, to the 2 story family room (becoming less common these days), to the indoor pool rather than outside, to the hallway with the rounded columns leading to the rooms on the first floor, all the way to the FULL indoor basketball court?? (A hoopers dream like myself). If I could afford to drop $39M on a house, I’d buy this and turn down many others in the price range. Reminds me of one of my favorites - 1155 Angelo Drive Beverly Hills, or 49 Beverly Park Cir in Beverly Park. 12/10
Totally agree! If I had the money, this is the house I would buy in the DMV area...what a view to have while still being so close to the city. Imagine being able to have all that glass and STILL have privacy. Unfortunately, it recently sold so I have to cease daydreaming. 😂😂😂 I have seen houses nearby for cheaper, but I'd pay the 10 to 15 million premium for that river front view.

As beautiful and majestic this place is, and especially the B Ball court which my grandsons and nephews would practically move into (LOL), the surrounding landscape doesn't sit with me too well. It's practically on a deep incline too much of a drop off for my comfort if one of my family members or friends weren't careful!

The Falls (Chain Bridge Road) had a similar feel that I had to get used to, also similar to the The One in Bel Air, and one in Massachusetts Heights (DC) previously owned by the CEO of BET. Very much like a hotel, and the reason is that at this scale of money, you are likely a leader/director-CEO/royalty/philanthropist of some sort, and potentially hosting large groups of people. Hence the open kitchens, huge great rooms, wide staircases, elevators, basketball courts... In the context of a home, something like a 40-car garage in a neighborhood feels insane, but it's literally the only way in this type of neighborhood to host an event (this is accessible via an essentially one-lane wooded road, and The Falls is on a busy downhill street with hills on both sides). About "hosting at your house", I think it's more private/discreet as well, rather than some hotel conference room in the middle of DC, or similar. So that's how I see these homes now, and it makes more sense. That said, I would have preferred a renovation (and historic protection) for the Charles Goodman designed midcentury modern home ("The Cliffs") that was here before this - a different scale of home nestled in the trees with peeks of views through them, a unique walkway approaching the home, and large floor-to-ceiling windows typical to the period. Introverted, aligned with nature and more "mysterious", this being more extroverted and impressive. I was shocked to walk on the Potomac and see this one's infrastructure being built, esp. that flat green space built over the cliffs. A beautiful area.

Not a remote area guys - super close to Tysons, Dulles Airport and less than a half-hour to DC (or less depending on traffic) on a pretty easy route (basically 2 roads), Regan Airport, McLean, and also an easy drive to Sterling. Obviously the political capital of the world but many corporate HQ's and non profits, universities and think tanks, plus so many artistic institutions, museums, parks... That proximity is the real reason for the price being what it is, imo the main rationale for Georgetown Pike, Crest Lane and Chain Bridge homes becoming priced in the +$20m range when you add the Potomac view.. which is why Dan Snyder's house on the other side of the Potomac and up much futher is still $30m
