To save yourself loss of money have a good inspector come and show you what needs to be done. Also on nice weather days keep the doors open to dry the place out for the time being. You might want to put a dehumidifier in the house part just to check to see if there is a problem there. Helps to keep out mold. If you love the place and want to live in it your going to need to work on it especially so you don't get sick. Telling you this is pure Love. Love y'all

Hey Issac, have you used a dehumidifier? My husband is a paint and drywall contractor and he said take everything out and take drywall and wet wood out . Bleach it all really good and then run a dehumidifier until the wood drys out and then redo your insulation and drywall. Plus in video we could see daylight through some corners- gotta close those cracks.
Yes, you have to get the water away from the foundation or you will never get ahead of it. Dirt outside the foundation has to slope away from the house. It can be done with a french drain (pipe with gravel) to help it. You can seal the walls with portland cement mixed into a thick slurry and just brush it on. I agree with digging the dirt away from the outside and sealing it. It is a big project but doing it right is the only way to do it.

If it were me I would turn that space into a covered patio. Do away with the enclosed area and open up completely. You could use it for entertaining, bbq and just sitting outside. I would keep the wood stove and use it like a fire pit. Also, you might want to have a professional co e in and give you some advice on what you can and can’t do structurally. Good luck!

Im glad the weather is getting better for you all, and you can finally tackle your home projects 👍. My advice to you would be to tear out that area down to the studs, Focus on reroofing and sealing the concrete this summer. If that area is just for the cats it can be left undone , while you fix the leaks, and drain problems. Also being opened up for the summer will allow the wood studs to dry out. I look forward to seeing your progress. Your property looks a thousand times better, both you and jaylena should be proud of your hard work in cleaning up all that trash that was left behind 💪💪👍👍👍

The only way to seal out water on a hillside like that is to dig out the dirt outside and seal the block on the outside. Hydraulics will eventually push through anything you do inside. If you are going to use that space for anything but a screened in porch you really need to stop the water from coming through.
Short term, there is a mold/mildew spray that is bleach based. Spray down those areas until you can get to them. Keep windows open for ventilation, and follow instructions to protect your body. It will do what bleach does, like remove coloring or discolor paneling, etc., but if you’re tearing it out later. It doesn’t matter. Ps, I’m so glad to see you masked up for this project! Hi Isaac. Water has been that poor homes enemy, all this time, sitting at the bottom of that mountain. Never good. Diverting that water flow is going to be so important going ahead. Plus the back flow into the roof space and the walls, from gutter blockages, past and maybe but hopefully not future. ❤

Isaac chat to your neighbor and ask him how he keeps his house dry. A French drain will help a lot we had damp against our one wall. We did damp prevention and then put in a French drain afterwards.

My guess is you need a French drain at that back side of your house foundation. It’s not hard to do yourself but agree with other posts that the water needs diverted.
That’s what I said and perhaps a sump pump.

When you have a house built into the side of a hill or mountain, water is running down into the foundation of your house. Honestly, figure out what you plan to do with the house. Did you not have a home inspection for your mortgage? If so, that inspector did not do his/her job. I would tear that built in fireplace completely out. You’ve got to stop the leaking. :/
Like anything, Isaac, we learn as we go. Home ownership brings A LOT of learning.

You definitely need to figure out how to redirect runoff.
1. French drain
2. Runoff from roof and where to redirect that water. Have rain barrels, perhaps?
3. The slope - vegetation on the slope to absorb the water and avoid erosion. Maybe create a berm? That's a lot of work there, but redirecting water and installing vegetation helps.
Also Maybe putting several fans facing the walls to help dry up the moisture.
As for the hill side I'd put drainage away from the home with pvc big pipes you have to run it else were.
I was wondering about the home inspection also.

You need to go with whole roof replacement with metal hidden seams. Cost a little more now 1
but in the long run it is cheaper. A good metal roof will last 100 yrs. In your or your daughters lifetime it will never need to be roofed again. Im 83 yrs old and the house i grew up in had a metal roof in about 1910 and it has never leaked since and the house is still standing and in good shape. No leaks anywhere. On your add on it looks like water may be coming thru and over that (looks like) block wall. Wish i was there to help you. Do it right now and it won't have to be done again. Keep on trucking. I enjoy your videos.

Hun you need to dig out from the foundation and put a water proofing membrane on the foundation, line the trench with a breathable membrane, lay perferated black drain pipe past the ends of the foundation, and backfill with gravel. I would burn those brush piles before fire season.

Yea. oncreate can be sealed. But, that closet and that extra fireplace is next project. Do like the extra storage.

You could gut it out. Seal all the bulkheads and flooring back there. Newer windows. Get out all the wood, cardboard and sheetrock. Water barrier and insulation in the ceiling portion. Good ventilation and keeping the dampness out will make it a nice back patio...or an all season room. ✌
Good drainage outside is key!! Direct the water where you want it to go, even into collectors for garden if you want. Or simply elsewhere, those long black pvc tubes that can connect to drain spouts work here at my house , we buried them just make sure the drainage cap stays on at the end and keep gutters clean. Just tryin to help ya ;)

Issac. I think you need to get the wet dirt away from the house clean it off good let it dry then get some hydo plastic cement you put it on like plaster. Thats what we always used for basement walls and the ouside of split level houses to waterproof the walls/foundation , got to get that sealed to prevent further water damage then you can proceed with the above ground stuff wish i was there to help you. Yowch! The PNW with all of its rain is notorious for mold - you’re sitting in the side of a mountain catching the rain coming into the house & the moisture is doing its thang. I hate that for you. Unless you can find a way to keep the moisture from coming in, it would probably be best to do away with that back addition. Hopefully someone can help you out with a plan to save it, though!
I saw the video that was posted on the other channel - that news is truly gutting, most especially for your little angel. Hold your head up high, because we’ve all witnessed how hard you tried. You went far above & beyond. There were a lot of things that came through very clearly in the videos, & when someone else is dealing with unhealed wounds that go clear back to their childhood, you can’t fix it for them - they have to get themself together enough to make the decision to get professional help - & until they care enough about themself & the other people who really matter that they’re affecting, no relationships will ever be successful for them. You did your best. Your beautiful little baby girl is #1 & we all know you’ll continue to do your very best for her. Don’t ever change, because you’re an awesome person just as you are. 💯
Absolutely agree. I saw Isaac go above and beyond. I am not trying to disparage Jaylena, I am only going by what I saw. I feel like she made Isaac pay for trauma that she had experienced in her past. Trauma caused by others as well as herself. It was difficult to watch at times. Not sure if it was intentional or not, but it was obvious to me when I saw it. I saw Isaac take it in stride and change his entire life for his family. Again, I can only speak about what I saw. I saw him take responsibility for his actions and doing his best to make sure that they had everything they needed. He should be proud of himself for his efforts. I hope she gets herself together before she gets into any more relationships, and I also hope she keeps her personal life off of social media in the future. If not, I guess we'll see another passive-aggressive video down the road where she decides to talk about the relationship and what went wrong from her perspective. She said she wanted privacy, and I totally get that. She's not going to get that by living on the internet, unfortunately.

@Melinda_B62 Agreed. This generation seems to give up too easily. After Jaylena shared her upbringing and how it affected her life, I figured she'd be the first person to try and work through issues with Isaac so Ember could have that solid foundation. It's heartbreaking to watch. Not saying people should always stay together for the sake of the children, however, relationships take time and work. You can't just run away when things are tough.
Water might be draining into the house, so the outside might be something you need to take a look at. To se if water is comming in. Because water finds its way. So I would check the back and se if there is somewhere you can reroute the water on the outside, because it's comming from the outside for sure :P
Dig the dirt away from the block wall let dry 2 or 3 days get water proofer to coat the wall but first fill the joints with morter

Seal it with dri-lock like you would a basement. Yall can get great information on how to seal your walls from Simple Life Reclaimed. They did it all themselves.

Isaac, once this job is completely done, you will feel such a sense of relief. We had basement flooding so often in this resale home but we figured it out, did the job and no more flooding. It required reworking the dirt against one side of the house and putting in rock and then all new larger gutters and downspouts. Oh, it was frustrating after just buying a previously owned home. Our motto "Do it right the first time". We have a lot of water alarms now, under sinks, beside hot water heater and next to the sump pump. Inexpensive and worth every penny. Good luck. You can do this. 👍

Issac, maybe you need to take the back room down to the studs that way you can see where the water is coming from. You can see the damage from the water and you can paint brick, cement wall with a moisture sealer to block the moisture. Good luck, p.s. the wood etc that are on the walls are full of mold, get rid of it 😊❤
Ahhh that’s honestly not a bad idea
We did that, taking our house to the studs when we noticed mold on our walls.we spayed the walls, and holes etc, we sealed, let it dry 24 hrs. Also checked the outside wall for any issues . The wall was ready for insulation, vapor barrier, and then drywall, etc. When finish you have a clean dry room.

It's a good feeling when you finally get around to that big job that there has never been time for. You will have to study the runoff patterns and divert it from your house, and seal the actual foundation. You'll get it done, like you always do.
I would forget about making it a room, & make it a covered patio.

Spray hot bleach & dawn soap on all it first , will help , on the outside of the concrete walls dig down & out away from the wall ,2 put in French drain around the bottom, use truck bed liner rubber spray on the outside of all of the foundation ok should do the trick ,also bed liner rubber comes in radle cans too bud

A little at a time. Might end taking down the walls and just having a covered breeze way. Or take out the walls and use hardware cloth to turn it into a catio.
Have you ever thought about demolishing that room and replace it with a nice patio/deck to enjoy. Would be a great place to set up a grill for barbecues! Lots of possibilities!
Isaac, you might consider doing French drain around both sides of the house. My in-laws in Georgia have a similar situation with their house and a French drain improved the situation greatly.

Had a similar issue of too much moisture. If it's under the house you must place heavyweight plastic film down under and place some pea gravel on top to hold it in place. This did resolve a bad issue for us in wet Alaska.

You need to see if the water is leaking at the footers or just the walls. They make a waterproof for cement blocks. You roll it on. Where the addition connects to the house roof could be bad. The fireplace will be a huge job. ❤❤

Issac...if it helps "form follows function" So before you make changes to the structure (the form) figure out how you are going to use that space "the function"...for example would it be better used as a covered patio for liveable outdoor space?
