    I lived in zimbabwe for years before moving to the UK, and one thing learnt is the importance of being on the ground, and sourcing your own inputs. The price disparities for things like gravel and pit sand is ridiculous. I was charged 5 dollars per wheel barrow for gravel in harare...i took a chance and went to domboshava where i got the same gravel for half the price.

    Thank you for the useful information - Compared to Bulawayo, labour and material costings seem much cheaper in Harare. My friend used about $13000 for half your floor plan and it was standard foundation type - assuming she was not financially abused as she was not present.

      Building in one’s absence is always expensive, like I’ve stated in my last video “what you should know before starting building in Zimbabwe’ there are many ways to reduce costs as explained in the video. Hopefully this will help your friend ✨

    Hi Rodah your videos are so practical and I can relate with most of it. I hated my builders when eventually they made me buy 7 loads of gravel. For a sec I thought they are not professionals :)
    My floor plan is 270sqm and yes, all the surprises that hit esp the compactor one hit me too and. unomboridza katsamwa mbijana kkkkkkkkkkk

      Always get someone knowledgeable to do you a bill of quantities. It shouldn't be expensive at all. But will save you thousands. Most of builders don't even know how to do it

    Thank you always get a qoutation from 3 or 4 contractors and compare the materials builder sometimes will skim off the top and the foundation is expensive than the wall as it requires much more material

      Having the durawall first may interfere with material deliveries to your building site. I would suggest putting a durawall after the roof has been installed.

    Hi Rodah, first of all thank you!i have a question i need help with. I recently bought a stand and my neighbours have even completed their houses just like at the beginning of your video. When i went to the Council to get my plan approved, i was told that the developer had not been issued with a compliance certificate for the area yet and they could not go ahead with approving my plan etc. I was however advised that i can go ahead with building according to the plan and then once a compliance certificate is issued i can pay penalties which wont be much and then get the plan approved. How big is this risk please advise?????

    My only question is, where on the ground buying these or you were sending money home?
    I work in construction and half the times when I asked about the quantities of materials from our builders they do guesswork. It's the materials quantities that builders can hit you hard on.
    I advise whoever doing construction to get a bill of quantities from an independent QS.
    It would not be very expensive but it keeps things in check.
    You seem to have gone so the way but did you put the damp proof membrane (the green plastic) and dpc?
    Another strategy to save you money is to only do footings for 230(double load bearing walls). The rest of inner walls should just have thickened slab.
    Last tip when you reach window level please please put ring beam. Don't accept lintol.

      @uncleted3569 the ring beam as the name is a structure that you place as an outer ring of your external walls. It's usually placed right after the windows. A beam is a mixture of concrete plus stream rods to make it strong. Just like what keeps the wall above your verandah in suspension. In this case it prevents cracks which are usually caused by the winds on the roof. They usually crack downwards, depending on the brick bonding. These weaken your house. So the ring beam tend to isolate these cracks and stop them from running all the way to the floor. Secondly they give a stronger support for your roof truss ties to the building. Changes of failure related to bricks is not there

      The foundation is the most expensive stage in building , Believe it that amount is even less than what most people spent you know 🤔

      I think the box was too high. She could have just made it just 200mm above ground. That looks like 600mm above ground. Filling such a box is very very expensive. You fill it and it gets full, you pour water then it drops to half.
