    I see a lot of negative comments about living on the beechnut trust me, I love it. I live on Tablas Island right on the beach and nothing is better or more relaxing. Look for land in a sheltered bay. Listening to the surf at night is like nothing else. Good luck hope you find your dream location.

    Enjoyed your video clip. Beach is good but prices rise. I bought a mountain lot, pushed a road in and now have 'diamond' lot with magnificent sea views. Siquijor. Haven't built a house on it yet but I sit there sometimes and listen to the birds, feel the breeze and no noisy neighbor's. What a time to be alive.

      honestly creeps me out and looks like C0dependency when the girl isn't so expressive.... And I am from the country our ladies are ecstatic When they really love you are very expressive and make lots of jokes at that age....
      Most of the really quiet ones are hiding something or have skeletons in the closet (sex work, hidden BFs or husbands or other BS) and the Irony? These are usually what attracts the so called "SUBMISSIVE and TRADITIONAL conservative mysoginist white guys who are afraid of independent women... The decent women in Philippines are university and career minded, they got the smarts and are also passionate and they rarely play stupid games because they can stand on their own esp. on intellectual conversations. That is why most tradwife seekers always get used HARD and for their own good.

    Thats very nice of Nonoy to help out. Props to him. Good luck on your search for beach property! My Filipina wife was telling me you can get them to build a nice kubo to live in (some of them look pretty nice inside). It would be cheaper to build than a block home. price depends on how lavish you want it. Could be good for temporary housing until you get a real home built on the beach property.

    You sure you want to live that close to the water? I have lived on the beach many times, and I learned it's always safer to live on the hill with a view of the ocean. Beach living is really hard on electronics and appliances especially the aircon. Once you have a storm blow the contents of your house out in the street, it is an eye-opener.

      100 % agree. The beach is a nice place to visit BUT I don't want to live there.
      Constant salty air, sand in everything (use your imagination because that WILL include your bed and food 😉). Storm surge naaaa. But hey some people love all of that stuff, obviously 😜

      Greetings from Panama. I did buy a lot NOT on the beach. Too much maintenance, especially on Metals. Electronics to be replaced regularly because they stop working. I’m 8 minutes away from some beaches and the next larger city.

She up and walked out after 4 years of marriage taking the baby with her. She's already hooked up with another expat. Don't believe it can't happen to you.

    Palawan island near El nido best investment place, start with small hut then build your dream home and rent the small hut and add more hut for passive income.
    Build slowly to. Avoid mortgages.

    When looking at land to develop, take into consideration the derection it is facing.
    Here in the north east of USA the south side of the home gets the most sun. Well the north side gets the least.
    If you go about 6 foot below grade, you will find the ground will be much cooler.

    We just a major hurricane come through Florida and flooded a lot of beach homes and homes on the water washed sand up on to the roads, completely destroyed whole towns in Georgia and the Carolinas. It had so much rain even mountain homes in North Carolina were destroyed washed some of the roads. Houses were swept away and death tole is rising every day.

      @@cbsguy6363 there is a break in the beach at La Peregrina Pearl Farm where the beach ends and then restarts, so the beach is longer but Roxas has the technicality of the longest continuous so you can walk the entire way without leaving the beach.

    Im amazed how expensive it is. I live on Siargao Island where prices are going nuts annually. I got lucky and bought freehold for $22k 10 mins from Pacifico. Out of the 213 blocks 196 of them are owned by foreigners moving there just in my estate alone.
    Any surf there where you are ???

    if u going to build near beach you better build up high , have your parking under the house . a typhoon or sunami can whipe out a house easily . just look at hurricane milton that hit florida built to code and still got flattened .

    Building beachfront in the Philippines is financial suicide. You will need unlimited financial resources as you will be rebuilding every ten years or sooner as the effects of global warming increase and typhoons hitting the Philippines get stronger and stronger. There is a reason there are so many abandoned beach properties in the Philippines and there essentially no insurance in the Philippines you can purchase to cover the damage.
    I was naive when I first moved here 20 years ago and wanted a retirement beach front home but after doing research and talking to many old locals I headed into the province and up the mountain to build. The breeze is much cooler, few neighbors, and incredible views of the mountains and sea. I can still easily go to the beach when we want but at least I know my retirement home will still be standing after the typhoons are gone.

      100% , i worked it out to every 8 years there will be a super typhoon that will destroy everything . thats not including the smaller ones .. a lot of vlogers say that Valencia in negros Oriental is cooler than Dumaguete due to the elevation, that they dont even use the A/C ..

      @@Stefan-f2d in this area we had the 2013 Yolanda and Undang in 1984 that was of significant size to damage buildings meeting building code. It's much less common here, but the risk does exist of course.

    Roxas not very appealing for the high prices they want. Bantayan Island, Cebu has beautiful white sand beaches and is more affordable or Palawan as others have mentioned. Siargao is pumping too, so many opportunities there for restaurants, etc.

    if you want just a cheap beach lot, you can find it in Pawa, but it's quite far. I'm assuming you wanted it to be closer to your business, Bay-Bay/ arnaldo blvd. lots are expensive now, mabe try
    culasi - dayao circumferencial road there is a subd. there , but i don't think there is any beach lot.

    Just went thru Florida hurricanes x2 back to back. Beachfront property!? Build on at least 12ft concrete stilts, house MUST be concrete too, windows all hurricane (typhoon) proof. Attach roof potable water tank, Solar panels and a LPG generator on 2nd level. Also Tsunami's.

    the distance along the beach from the ruins of Alcatraz to Punta Cogon is not even 9 km
    you can easily measure it on google maps.

    Land is only going up year after year. The Philippines is literally being cut up and sold fast. If you trust yr wife, love her and plan on having children together buying land and building a house makes sense. It’s an investment into yr newly created family and yr children will own it later in life….at least that’s how we viewed it and bought 3 oceanfront properties on Southern Leyte

      Yeah, sea level rising 3 to 4 times faster in the Phils than global average. Unless it rises more than a meter from the mean high tide line, pretty much all beach lots will be submerged in 10 years or so

    Philippines needs a zillow or some kind of MLS to track sales. Sometimes I see these people put their asking price as if it was beach front property in San Diego.

    Prices are a bubble in the philippines.
    Cause property price is directly connected to ROI " return on investment "
    Which should be at least 8 % per year net .
    So after calculating property tear and wear and empty months no rent and all risks of not getting paid and being forced to vacate by legal ways and your time and effort a property that pays 6000 $ rent per year which is 500 $ per month should be maximum 60 k

    Mike be aware of the Fore Shore Law the beach easement from the high tide mark in the Philippines?
    The banks of rivers and streams and the shores lines of the seas and lakes throughout their entire length and within a zone of three (3) meters in urban areas, twenty (20) meters in agricultural areas and forty (40) meters in forest areas, along their margins are subject to the easement of public use

    Imagine there is a Real Estate Broker posted a house in Cebu City the same size as my house in Arkansas USA. The house in Cebu worth $434 K without yard and mine in US is $275k with huge yard. I am wondering why the Philippines is so expensive in that the City is not Urbanized and the streets are so congested. The location of Cebu house is not even close to the beach.

      @MakeTheRules2 What your condo is worth and what you get out of it are two different things. You can price your condo aggressively, still sit there for years with no takers especially with half the units in the building sitting empty with investors snagging all the units up at pre-sale prices, then magically it doubles in value over night. You get these morons that will get into the discussion spouting 'free market' and 'capitalism'.. those ideas make sense, nothing about real estate in PHP makes sense.

      Buying a home and property in the Philippines is crazy expensive. You can build a home for quite a reasonable price but people are selling their home for more than twice the price they paid to build it. There are literally millions of OFW's (Overseas Filipino Workers) around the world that send money back to their families in the Philippines every month. These people have been working abroad for many years and many started to return to the Philippines to retire. This is why you see such a huge expansion of condos being built near the Mall of Asia in Manila and of course the creation of BGC. Many of these OFW's are also obtaining high mortgages from Filipino banks while still working abroad. You combine that with the retiring OFW's and you have the perfect storm for highly inflated housing prices. Housing prices in nearby countries like Thailand and Malaysia are about 40% less expensive and much nicer...especially their subdivisions.

    Before u start on beachfront ask Texas in Iloilo how his experiences.... only place i know is from a friend they have a dike.... even so they still got flooded during typhoons..❤❤

      No, your price of 400k pesos or $8k is unrealistic. This is the right price for beach front properties here in the Philippines especially where it’s in demand.

    I would not want these lots even for free. Living next to a busy road in Philippines is a big no no. Traffic is very noisy as people remove exhaust silencers and exhaust smoke from motorcycles stinks and is carcinogenic. And as a bonus these lots will dissapers in next few decades as storms and sea level rise will wash them away.

    Good luck with land search at an affordable price! Here in San Fernando, Pampanga, lots are P20K+, average of P25K/sqm.
    My Wife and I have been looking at lots to build on, existing houses, new RFO houses, and new build development houses.
    All too expensive!
    I've done a series of videos on the possibilities, and just as I decided to switch topics, found a house to buy! 😂🤣
    Maybe after everything is signed?
    Roxas City is still cheaper than Luzon!

    In new zealand we got a beach called 90mile beach in northland nz but in reality is 67miles long but where i live in the capital city lucky to have one beach half a kilometre lol

    Only a Filipino citizen can legally own land in the Philippines. A foreigner can apply for a Filipino citizenship after 10 years residence in the Philippines.

    We bought our beachfront in 2005, in Surigao del Sur:, 3600 sq meters, 135ft of beach front, now married since 2006, 4 years to go to retirement there, we walled it in, have city water now. Built a 3 story lookout that is big enough to skery in.
    We paid 25,000 US back then and now unaffordable and nothing around for sale.
