  • I have often stressed the importance of following the trail. In this instance, the lack of air brick leads me to suspect that the sub-floor ventilation would be inadequate increasing the risk of fungal decay affecting the sub-floor timbers. As a responsible surveyor, it is my job to investigate further to ensure that the client is fully aware of the existing defect defects so that they can make an informed decision as to whether they want to proceed with the purchase of the property.

    Hi Neil, thanks for this video, really useful for us trainee surveyors. Would you recommend the client installs another air brick? What further works would you advise?
