Remember, in the last 1.5 years, the prices of homes surged over 30%. So, for what was $300k increased to around $390k or more. So, $30k to $60k price cuts is just trying to bring prices back down to reality. Prices need to come down more to get back to where they were 2 years ago. Then the crash……
when these houses hit 2019 numbers is when I'm buying... or I'm going to start making offers based on average price per square foot from 2019. If they accept my offers, great. If not, I'll just keep sitting on the sideline until the prices tank more. In theory, it might even go cheaper than 2019, as long as the rates stay where they are and ESPECIALLY if rates keep going up.
I discovered you 4 months ago. You were just getting started with your walking videos. Got sick and tired of real estate videos and layed off for a minute. Gotta say your video production is so impressive! Last time I saw your walking video in December it was basically you with a selfie stick. Now it looks like a full news media production! Amazing 🤩
Thank you for what you’re doing! I love it! I was just looking at the Tulsa market and I’m seeing existing homes sitting for 100+ days and some pretty significant price reductions.
I been to a couple different builder sales office on a Saturday and Sunday just look and their sales office. It is jammed pack at any given time. Don’t believe me just to go and take a look for yourself. Ppl still buying due to builder incentives.
I always find that statement ironic for me because I'm used to 6 to 7.5 rates on my investment properties. Rentals are always a point or 2 higher and I'm not paying it so it never has bothered me.
Weston has some great homes, my favorite series are the Carter series. If they really want to move some inventory, they should offer lease purchase programs for some of their homes.
Westin needs to price cut another 100k. The same home was 350k in 2017 and in 2022 they wanted 600k so what if they cut 40k on a 600k home which should be price in the mid to high 400k
THANK YOU TRAVIS 😊❗️ Love the tour’s with the “Boots on the ground” videos. This is going to be an opportunity of a lifetime once the market really Breaks 😊😊😊😊😊❗️
Thank you so much for all the information you provide! If you have time can you please check out the new builds in the Dayton and Mont Belvieu areas as well and do a review?
Travis, I can’t wait to see boots on the ground. This video is so honest and truthful without the pressure. We will share our enthusiasm and patience for the dream house together.
I was in Huntsville, TX last week. I visited a new builder with sign "STYLECRAFT" model home. We knock at the door, but no one come out to greet us. After 5 minutes of waiting, we sit at our car. Then we saw a guy came out of the model home with briefcase to get on a big truck parked front of the model home. He does not even turn around to look at us. What a salesman. How do their sale home like this guy.
Good information Travis. I am surprised where are these lumbers coming from. In Dallas these builders are giving a timeline of 12 months to build a house.
Nice! I live in the Houston area and was not aware of this newly developed neighborhood being developed. Thank you for what you do! My wife and I are currently in the market but still being priced out at the moment. We are hoping for the best near end of this year or the next.
I’m going to be building. I feel good about it because I saved, got my assets together, and I work a regular job. I want people to start buying again. I had to just restructure and figure out “How can I afford a home?” If I can do it others will too! 😊
What can you share about building on our own land? My land is in central TX . I almost had a house built a couple months ago but backed out because the additional inflationary surcharge was a hard pill to swallow. Now I live in my RV.
Hii travis, thank you,for all the trouble you go to give us all this good info, I wish we had all that inventory here in ceres ca, we need that here, very low inventory here,Lots of Bay Area people here, just jacking up our prizes here, making the locals here out of play
Yeah you are right, and lots of us moved from some where else , but at list some of us didn’t bring money from other expensive places, we were brought up here n made our money here to buy our house here
Outrageous … i hear that community is really uptight.. no offense to any individual families… high taxes too … thats why nobody is buying them… those hikes are drastic for that price range in terms of affordability
@@devinnorman5296 well they can keep it, I don’t need a lagoon or huge clubhouse and all the upkeep costs. Most of the time when I’m not working, I’m sitting in the living room in my boxers, holding a beer watching the game completely unaffected by huge water features. 😅😅
@@davidmack4495 I’ll certainly take your word for it, assuming that’s the case that’s far less than what I had imagined. I figured at least twice that much, I’d still be very reluctant to buy in. What happens in 7-8 years when that crystal clear lagoon needs a new liner or filtration system? That huge club house needs a new AC and or roof? The HOA should be putting money aside for such things but they won’t, too busy paying bonus. When that happens the HOA will hold a vote amount themselves and the home owners will get a “ special assessment” for 1000s or 10,000s.
Banks are scared. I was wondering why I could no longer see my transfer limit on my savings with Chase. They did an update this month and before it was only 6 per statement period. Over 6 gets you charged a $5 fee. I called and the lady said they did away with it this month. I laughed and asked if it was because of everything going on with the banks and they don't want people leaving over $5 fees. She said honestly, yes. and she said she is siding with the customer on this one. She said you can transfer as much as you want. Lmao! Wow.
I have the savings in chase but it wasn't used as savings. My Wells was used for savings but I transferred it to Baskbank as the interest rate is 4.35%.
@mi ke I have one. I had reasons for joint checking and savings in chase. It was to transfer $ between bf and I about 15 years ago, before zelle existed. It just exists
Love what you do Travis! I have a question tho, are these new construction homes only being built when there is a contract to purchase once finished? I only say that cause there was another UA-camr saying homebuilders are smarter and will only build if they have a buyer which they have a waiting list of ppl thus the prices will slightly pull back but just continue going up after that.
Almost that entire block of Westin homes were completed and available. The other youtuber might be talking solely about their own local market or they just don't understand what's happening. Builders should phase out according to demand. Unfortunately for them they got rug pulled
Travis; in one of your next videos can you talk about various builders? I know about DR horton, Lennar, and now Westin, but who are the mid-range builders?
The sales agent is probably taking prospects out to look at sites. Typically there will be golf carts in the model center parking lot, if not then they are showing property. Often there will be more than one agent on site. Sometimes the sales center may be empty due to staff meetings or that an agent may need to open a completed property. Often, completed houses stay locked unless someone has reason to get in. The building supers have the master key or combo, but the buyers or others need access. Doubtful that a development like that one would not have sales agents on duty on a workday. Had to laugh, I heard the Taco truck horn in background. We have them here in full force in construction developments!
Keep up the good work you continue to be of great assistance to me and my family. Soon to retire and I have a lot of interest in some areas near Houston. Would love to have a quick conversation with you over the phone
Sarcasm? Even if it’s lost value per the interweb, the loss of selling it and higher rates would impact you greatly per month. Keep the low rate…your overall costs are lower.
Love the videos, please keep it up. Wanted to let you know about Otay in case you're still considering it. It's very industrial. They have some minimal new housing, but there was a looooong waitlist this time last year. My friend was on the list, but just ended up buying an existing home, since it was taking so long.
Just by looking at those homes you’re showing us, as someone in the garage door industry they are installing Wayne dalton doors that you can get from Home Depot. Very low quality doors.
We just signed a contract for a new build and with the price cut and incentives, it saved us $92k!
You are traveling and doing a lot more than many will do to expose the truth. Gotta appreciate that. Keep it up! This is really good info and intel.
Love this Travis! Boots on the ground is great! Please come to Fort Worth área. You help me stay focused. ❤❤

Crazy! Unless everyone is paying cash I don’t see how most folks can afford a mortgage at todays rates on these homes.

I actually know a realtor who specializes in this area if you don't have one.
I love Westin and is waiting for the price cuts too. We love boots on the ground. You are doing a great job
You’ve been 100% correct forget all the haters.
Thank you, Noel. I'm trying! I can't be right about everything, but I am right about unaffordability.
Had a Westin home in Katy. It was fantastic.
Homes are big and gorgeous but built too close.
All the Texas homes are way too close together
Yep… it’s one of the things that took me a while to adjust to when I came in 09…… still don’t like it
try living in San Francisco
@Adventure West Yes, but there are still many post-war suburban neighborhoods in California where the density is quite low.

Homes there are starting at $519,000.00. Geez. I hope that is before the discount. 🤯 I can imagine how high the taxes are let alone the HOA's. 🙃

What happens to unsold inventory when the builder goes bankrupt? What’s the process of liquidating an unfinished house?
This is like when gas prices go up $2, then comes down 50 cents, and corporate media TV celebrates like it's a huge deal.

They can afford to price cut and still build because realistically the profit margins have been so lucrative that they have wiggle room.
Outside overcast in Texas you pretty much start at 16 and only go up.
This is golden info 👍🏻
will new home sellers take offers if I try to buy lower than their current list or will they just stick to the list prices?

I think at 15:00 he talks about it xx
@@brookelee1980 my question is, is it best to take that money to buy down the rate or to have them subtract it off the sales price?
