At that price point I would want more than 40 feet of sea wall. Seems like the owner is left trying to wedge in a dock and boat lift.

Yes, it is pinched at the back of the property. The seller does have a plan for a dock and a lift that will work in the space.

Insurance is not bad on new constructions. Flood with home combined around 6K a year
