@@soldbyriseanother land development video on Parrish? Me and the wife really enjoy those. Especially if you have more news on a commercial level as we are desperately waiting for more of it to come out here. (We are in the Crosswind communities off 62)
@@DenseCloudz Ok I’ll put something together. I really need to redo my Parrish/North River one since it’s out of date now anyway. Thanks for your input!
Great question. There is one community in the Cortez area of the beaches called Hunters Point that touts being a net zero community. It comes with a fair price tag as you'd imagine. As far as upcoming communities...no. Nerd response: If you look at most functions, the ROI isn't quite there (particularly for commercially-sold materials), but you'll see the x and y axes for a lot of "green" materials in regard to their cost/efficiency cross around 2027 (given the push to mine the materials to create lithium battery purposes doesn't get halted by human rights activists and/or war with China). There have been a significant amount of developer-minded folks who have moved to the area and want to do business. Right now, the issue is finding land that will allow for breakeven with cheaper, traditional materials. Until efficiency and balance of land cost returns (along with stronger established networks), the forward-thinking / dreamer general contractor just can't hit the numbers they need to without taking a loss. As a result, highly green-focused/sustainable communities are limited to the wealthy (similar to electric vehicles) unless building codes were highly deregulated allowing for building styles such as what companies like earthship are designing. I'd love to see prototype communities created. I think they'd perform well.
It's a great resource! @Your_Realtor_Gal is a great UA-cam channel I found last week, and she does a similar style video to me, but with that specific tool.
When do you think the 301 and 62 road realignment will be completed? We just purchased in Crosswind Point. I do hope that the land on the corner remains commercial......
Congrats! I was just walking through some of the models this past weekend. I'm with you as well - it really needs to stay retail/office and not be multi-family. Looks like it is set to be "completed" by the end of 2023. That usually means that it'll be functioning by this time next year, but fully cleaned up by 2024. Can you give us an update on Rutland Road, Golf course road and North Rye Road? Thank you for a great overview.
Great video! Where is your video content? Are you still a realtor in North River Ranch?
