Strictly speaking from an investment standpoint, buying a rental property with outright cash is one of the stupidest things you can do. Cash on cash return is terrible. Listening to Dave Ramsey will keep you safe, but it won't make you much money
Ramsey is definitely set up for the average person. Play is safe and nothing can go wrong. But make money at a snails pace. I can see why people disagree with him.
We have things in common, I bought a rental and paid it off early over the years, I did a big renovation and brought it up to market standards and doubled the rental income. I have money in 2 HYSA`s and a CD@5%. The only difference is I am a senior citizen. The house will rise in value along with the rent. The only regret I have is not buying more rental property. Keep up the good work....

The rate flexes from 4-5 percentage year but what I like about it over my bank account CD is I can add money or take money whenever I need and I see the money get added in my account every month. I make about $600 in interest a month. But you do need a Apple credit card to have a Apple saving account
I would save back some cash about 10k for the rental for repairs then dump as much as possible towards the mortgage to get it paid off asap I would guess your interest rate is somewhere close to the high yield savings account
that house is to nice to rent I think that a mistake all it takes is one renter to trash the place and renters do have money to fix it . if they had money they wound not be renters
now before you take pictures and show us the baby . get a out side professional opinion on the looks of your baby before you start telling us how beautiful the baby is .LOL I have seen some night mare ugly baby's and the parents saying to me look how beautiful the baby is and I am just way to honest for them to ask for my opinion .just saying LOL ( disclaimer ) there is nothing wrong with a ugly baby .

Start a llc for that property, keep the money in an account for the llc. Commingling business with personal opens you up to personal liability issues.
