- Hey Girlish fam! So the newest Kemtek development is finally available for viewing so naturally, I had to have a look. I am a fan of these developers so I was quite interested in seeing these. Especially because it was in old harbour. Hope you guys like the tour and as always like, share, comment, and subscribe. Walk good.

I prefer the 2 bedroom 2 bath unit. It's layout and amenities are better
You know that is my favorite one as well. The linen closet detail was a nice touch for me

I believe that the bedrooms are way too small , if you compare it to they’re stonebrook manor Dev there is a big difference in space. But I do give them credit for including a grill and a washroom in all the units, also I commend them for including a pool, gym and community center for the residents. Phoenix Park Development in Portmore should take notes as they don’t have any amenities.
I had this convo re bedroom size today with my coworkers. Definitely smaller compared to their other developments. That's what I loved about kemtek the size of the rooms so they for a sure down sized. Totally agree re amenities and the grill
The only unit that they have similar to Stonebrook is the vista and it’s the same size as Stonebrook, the Citadel and Monarch are new units by Kemtek. Citadel now is the smallest size house they have now.

The 3 bedrooms unit look like the same square footage, though it may not be. First unit looks like the best buy. Unfortunately not much space to expand.
Yeh I think the first one is the best as well. And yes limited space to expand.
The price for houses have gone up considerably while the spaces in the houses get smaller.
Oh yes. There is a great demand for housing so they take advantage of that

Granted the houses are small but cozy, the room spaces seem right considering if one needs a computer desk, bookshelves, etc added. Question: don't folks use nightstands by their bed? Looking at some of these videos. I get the impression Builders and Contractors are taking advantage of Jamaican Home buyers 😠
Its a sellers market so things tend to be higher than the value. Plus you have to remember they are trying to make a profit

low-income families, and so the rooms are really small they could have done some builtins in the bathrooms, the living rooms & the washrooms to add some more details to make them more attractive. KMT
I doubt its low income because of the price point. Their other developments are bigger though so I am wondering if maybe its space limitations.

You should check out the new NHT scheme in Hellshire, not sure if it is open to public viewing yet but a lot the units are already built

I know the furniture is for staging purposes but I still like to admire and see how they utilize it in the space. Persons are sometimes interested in the furniture as well so I always like to find out where it is from

I love it. But I neeed something like that in st Ann area.
They actually have a development in that area. Rooms are bigger. Drax hall. But that was few years ago so if units are being sold there it would be from home owners at this point. They also have another development in trelawny. Check out their website you will see all of the developments they have

Bedrooms were super small. Nice touches but the lr & kitchen were also kinda small. TY though.
Nice but I share the sentiments of most of the comments, the rooms are too small and I hate the fact that when you open the door you're in the living area.
You want to walk into the KITCHEN?
Most persons want to enter a foyer before the living room , when expanding you can incorporate that into the design by cutting into the living room as you expand to the back or the sides 😉

I called about late August or early September after submitting my online application process to confirm receipt, and to get additional information. Only to be stopped dead in my tracks, as I was told not to waste my time; only those from the previous application period was being considered for this phase ..... I was like what?! what about drop outs.. ... all that ?! the lady was like .... no there will be none !!!!!! NOT EVEN A CONSIDERATION!!! major turn off!!!....
Oooh wow. I know these houses are in high demand. From what I heard the 2 bedrooms were sold out in no time. So I can only imagine 1 year later why they would have said that. Probably overwhelmed without applications and it genuinely wouldn't make sense. They could have given an explanation though so you wouldn't be left feeling like that. Hopefully you find something else suited to you soon.
Can you like take the top off and replace it with Concrete top so you could add on top ??
I am not sure you know. The developers would be the best person to respond to that.
Doubt it the walls use i don't think will be able to carry loads of upper storey.

The ones in linstead are the best. These units I’m disappointed in them.
Design wise they are but those are very pricey. They are the biggest and nicest development I've seen though so I suppose that explains the price

I don't think they come with the blinds tho, that was probably for decorative purposes
I think they come with grill. Not sure about fence. And yes you are correct they don't come with blinds
Based on the price breakdown, the grills will set you back $300,000 in closing costs.

They need to make some of the two bed 2 bath in spainsh town side with pool gym and parks for the kids for the same money even alittle cheaper. We really dont want to spend 25 and 30years paying back for houses them need to make the houses for all 4 and 5 million young people ago stress out with them prices here . 🙅♀️🤦♀️ Then housing trust want quality us for 6.5 million. KMT.

Well Lennie why wouldn't it be one? They are usually close to the bedrooms. But between me and you when you buy the house it can be whatever you want it to be. There are no rules. Put your clothes in there if you wish

That is actually my fave as well. That one is 15 mil so deposit is 1.5 mil. And all prices are subject to escalation and closing cost. Definitely reach out to them though if you are interested

This is not an nht development. But you can use nht to assist. If you are doing it alone you will need another financial institution or money you have saved up to assist with the difference as it won't be the full amount.
