I figured after 3 years of research on the matter and finally booking a property, and do correct me if I'm wrong. I think it's best to go for something in between. So the major advantage of a gated community is the safety and a secured confined place for your children to play. The rest of the amenities are kind of for show, max to max you would be using the gym, the pool or the badminton court once in a while. When it comes to leaving your kids at peace of mind, a very large gated society like one with 800+ flats, completely serves against the purpose.
Doesn't matter where you leave your child and how easily you can track them via cctv footage in case of a mishap, the amount of external footprint and the rent control would be too vast to be managed in any way. So my analysis says, go for a semi gated or gated community with some extra open area, which accomodates maximum 150 - 500 flats.

Pls check in Gated Community will share land convenience share or Just flat rights , if no land rights, if any Act of God Building collapse or want-to re construction building you don’t have rights, you just walk out. think this point, it’s only one point so many other problems in Gated community, take careful

Don't spend hard earned money on gated communities...all amenities ..80% people don't use them so frequent and maintenance will also be high..its like paying rent along with EMI..
Salaried people have to stick with commitment for the rest of the life without any savings..
instead buy flat on standalone building and have parallel investment on land which is useful to clear house loan if appreciation of land is too good..
Standalone is best...with Cameras, Water supply, UDS, Security, Transport and Power back up then go for it, for Gated we need to end up paying lot of Maintenance cost

What about safety ? Main concern anywhere in our states unfortunately . Gated community has more security, cameras and can track who is entering the premises. If something goes wrong we have many people around to call out for help. Though additional monthly expenses are bit pricey.Stand-alone is something I would love but we are on our own.
Please inform your guests to speak in an uniform language throughout.. And do mention the same in the Video description name..!

Very good information. She has very good knowledge on gated community. Are the big gated communities like Myhome, will they give any sharing land in the sale deed?
The only reason this video is less viewed and liked is the because of the regional language being spoken, please understand not everyone in the country knows regional language, so you should create content in global language - English

I am purchasing a 36 floor flat in a gated 30Acres project(HMDA+RERA)...I am going to get only 50sqyars land just like any buyers in the project...rest of the land will be on the apartment society name...will that be fine?
80% open space and 20% buildup.
Generally people will get 30 sqyards for 2 bhk and 40-50 sqyards for 3bhk. Everyone will get the share.
Society means you guys who are buying apartment there should not be separate entity.
If you are living in 36 floors apartment then 50 sqyards is calculated including openspaces and buildup area.
If you remove open areas then you will only get 5-10 sqyards.
