    Hektor I have been following your vids for some time now and you have given me so much helpful information, feedback and I just wanted to thank you a million for that! I have learned so much from watching your videos and you definitely helped make that final push and confidence to go through with my garage renovation which I just finished last night!! thank god!
    Just like you did and suggested I went the same route as you, instead of hiring ONE contractor/company which I did look into but instead of having to pay $65,000 to $75,000 for a 425 sq ft unit I did it the way you did and after all was done its come to about 30k - 35k roughly! I do know a guy who I trust friend of the family who works in construction so he helped lead the project, he took care of getting the electrician, the drywall guys, the painters etc etc, just like you suggested each job had its own price and responsibility and that made it alot more cost effective! I even got down and dirty myself a few times with the demolition process, digging up a trench to lower the exisiting plumbing pipes and some other minor details just before finishing up everything which helped save us a few dollars but also gives me that rewarding feeling and satisfaction that I was able to put in work myself!
    So anyways just wanted to share that with you and well we are "actually almost done" lol .. yes the mini-split unit is the only thing we have left, just like yours everything has been already setup for the most part, the power line, indoor unit is already on the wall I just need someone to now come out and connect the copper lines and I guess calibrate it? make sure its properly working and feeding out the air/gas that its supposed to, so i was hoping you could maybe perhaps share the number to the guys who installed yours since that seems like a great deal you were given! Im in the border with LA and Ventura counties so was curious if they would come out to this area and if I can maybe use you as a reference that would be great as well! Thank you so much for everything you do, sharing all these helpful videos with very detailed information not just about the work but even the costs associated with materials, services, helpful information related to the inspection process and more which is not something you will find in other similar videos!
    BY the way just sharing in case it helps others my goal was using about 15 - 20k in savings and a HOME DEPOT card with about 15K credit line to pay back over 2 years " NO INTEREST" so thats what I did, all the materials were put on that Home Depot credit, labor was paid with my savings so now just have to worry about paying back that card, I already have my tenants who move in tomorrow so should make everything I spent back in about 2 yrs time frame, after that its all profit! its definitely worth the investment and I would recommend anyone out there to really consider it cause its a great way to generate income and you can do it smart where you dont have to put your entire life savings into it specially if you are a home owner already and maybe looking to retire one day, get extra cash to go out on vacation trips or whatever it is you wish to do in the near future!!! take care and send me a private message if you need to!

    I was told you can't put the line-set on the inside because it creates cold and hot moisture and that it's better to put it outdoors. Is this correct?

    By the way, put a little concrete slab under your outside unit, then bolt down to that. 400lbs in concrete is a great theft deterrent. $4 per 60lbs.

      Michael thank you for the tip. 👍 I installed a 3" raised pad and we did bolt it down other wise I would not have passed the inspection. I initially had a 2" raised pad and I did not pass the city inspection 😅

    is it better to do dual gang meter to separate electric bill?

      For a long term investment I would say separate meters is the best choice.

    I have seen 4 line sets frozen solid from condensation in the last 3 years while visiting friends and family. For the person who had his line set in the walls, and under the slab, it took 9 days to thaw. The others were exposed, and we used a hair dryer and they worked about 2 hours later.

      I asked the city inspector if I could install the Line-set inside the walls and he approved it for the copper line and the water disposal line. That might be a problem in the east cost were it gets really cold 🥶. My safety net was the city inspector if he didn't approve the work we did not perform it. It's freezing right now in Los Angeles and the minisplit is working like a horse🐴 with out a problem

    Amazing commentary on the T24 certifications. Does the law require them to bring tools out measure the efficiency, or just do a check to see if the installed meets T24? What did they measure? Also was it just for mini split, or whole house like windows, insulation, water heater too? $250 sounds like a hell of a deal.

      The company will bring their tools to measure the efficency, they will ask you tons of questions to make sure the fill in the correct information to the city. I believe they will ask you about the windows, insulation and water heater.

      Yes there was a pressure and vacuum test. And I had to pass tittle 24 requirements

      Alex I just added a pvc cover to the line set. This way the line set is protected from the elements, and it looks nice.

    Great job, Hektor!! what is the brand of the mini-split? how many sqt ft is your ADU? I am converting a 960 sqt ft garage into 2 studios, 460 sqt ft each. You are my inspiration! (I am in Sacramento, CA)

      That's insane!! Buy the mini split yourself and hire a company just for labor. The Hvac permit is not expensive

    Why would you want the lines in the wall? If there's a problem like a leak i want my lines outside for easier repair.
