Nick Bano, a barrister and the author of Against Landlords: How to Solve the Housing Crisis, argues it’s because of co-ordination between landlords. On the other side, Novara Live’s Michael Walker believes the problem comes down to a lack of house building.

I would argue the problem today is the endless access to money for the wealthy due to moneyprinting. Money can be a measure for transfer of goods/services (supply/demand), but it can also be a measure of wealth/power. Today, the rich are able to get access to endless amount of money in exchange for some kind of security like a house or a business. The more wealth they have, the more access to printed money they get....and the more houses/businesses they can buy. The printing of money makes the rich able to buy everything....and devalues the money = making those without property more and more poor.
