      I would like to say that your videos are very informative. I started a home in Atlanta last year. Here people really are stuck with the mindset of Medicaid and Assisted Living which in Georgia a home can't call themselves Assisted Living.

    Great video I am licensed Administrator in Florida, you hit everything on point. I love what I do, I also thought about opening a. ALF home but was at a cross between that and a Group Home for the disabled. Thanks for the video

    I think success is going to vary on where you are located. I’m in the Atlanta area and there are always a lot of bad stories on the news of things happening in private assisted care homes so in this area people are rather leery of them. But other areas with a well run place I could see it as a viable option.

    In California they expect you to have a good 50k in the bank just to cover what the state considers 3 months of living costs and covering any expenses of running your business. So the start up is quite a bit in California and the regulations are pretty ridiculous.

      That's correct. California does require you have 3 months, and on top of that the licensing can be quite extensive.

    Great video man. I am getting ready to start mine in a couple of months. There is so much that goes into this. The state is strict with the homes here. This business doesnt even cost as much a some people my think as long as it's done right. I wonder how many staff do you need for a home that size?

      Appreciate that and the feedback! That's great to hear. It's all exciting in the beginning just like anything else. They're strict everywhere but you just have just make sure you're in compliance with it all and you'll be fine. I agree, it's not much but people overthink a lot when it comes to getting started. Well, the ratio is 2:10 but you just need one caregiver to a home of 5-7 residents. A real good caregiver can definitely hand 5 residents.

    If you structure a house correctly I assume it’s like a normal assisted living home... you can afford to hire good help. Not great but good. Management being key of course... but 🧐

      1. YES! I would do this method again.
      2. You have to have 3 employees per 10 residents and 2 employees for 5-7 residents. I am my own manager, so therefore I do all the staffing and hiring myself.
      3. It is possible but it will not be easy.

    Do you take care of dementia patients? Do you notice an issue with the bath tub and your residents? We are starting a home and are wondering if we should convert the tub to a walk-in shower (we will be offering care to dementia patients). Any advice - thanks!

      Yes I do. I haven't notice any issues with the bathtub and my residents. We do use a shower chair that is made for the bathtub that they can easily transfer from. Having a walk-in shower does make it a lot more convenient for you residents and staff.

    Questions I noticed the door knobs are not lever style which I thought was ADA requirement?? Is that not the case? Also the doorways don't look wide enough to accomodate any type of walker or chair, is that also not a requirement?? Where did you research the regulations and requirements to set up the house correctly and what City State are you operating in? Will this work in CA?

      Of course. You may want to start out getting your Caregiver certification and working in a care home to get the experience to be able to get your manager's your certificate to be able to learn more regarding how to run a care home. I don't know the state that you're in so therefore it's hard for me to give you any specific schools and how much they're going to charge. Hopefully this helps!

    Not all assisted living homes 🏠 are good. I removed my dad from the first one. The caregiver employee told me move him to a new house. The RN owner was force feeding a resident. The employee walked in and saw her. She advised the wife to take her husband (resident) to the hospital. Turns out he had food in his lungs and had Two weeks to live. The 2nd home I had my dad in did position my dad properly. The Kaiser didn’t notify me that he had a bedsore almost to the bone. And she saw him weekly. So I brought him home to care for him. He was a double amputee bedridden diabetic w/dementia. I healed up his bedsore. Changed diapers every three hours. Took care of my hubby and son. I was in my late 50’s and disabled. I completely a CNA course when I was 27. Never worked in the field. Hardest thing I ever did. Harder than being a foster parent. God bless you.

      I agree. Not all homes provide great or even good care. I’m sorry to hear that you had such a bad experience. My goal is simply to provide the best possible care and environment for my residents.

    Great info! Do you continue to pay a monthly fee to the placement agencies after they find you a resident, or is it a one time fee per resident they find? What does it cost you per resident?
    How hard is it to fill your home with residents?

      I appreciate that! You pay a one time fee, which consists of 100% of the first months rent from the resident paid over two months.
      It all varies. Depends on how bad you want to fill those beds and also how much demand is in your area.

    Any zoning issues running a business out of a residential neighborhood? Also, how would it affect this situation if all of the bedrooms were on the 2nd floor? Thanks, I'm interested in doing this in Texas.

      None. Just have to make sure that the city clears you on the zoning. You just have to make sure that the neighborhood isn’t a HOA, because that could play a factor down the road.
      The question would be, how would you get your residents up there? You want to have the bedrooms on ground floor. Also, having the bedrooms on the second floor could raise increase the risk of higher liability as well.

      @@serg_lupescu I understand. We own a 4k sqft home free and clear. 5 beds upstairs 1 master down. Looking into selling it but considered this route if it's possible. Rent minus taxes/repairs not worth keeping it considering we can make more on a small condo with Air BnB.

      It’s highly recommended that you do 36” doorways. It does make it way easier for the wheelchairs to get in and out.

      Personal loan. You’ll want anywhere from $50k-200k depending on which route you decide to take and how you get your business started.

      Thanks. I appreciate the support! Yeah, to start a 5-6 bed facility depending on where you’re located and if you’re going to be leasing the property, it’ll cost between $50-60k. You’ll net between 20%-30% of gross income every month. Hope this helps!

      It’s private pay only, so the resident pays out of pocket.

    Are you able to share or refer me to the insurance of liability you have? Also, how or has the covid 19 situation affected your assisted living? Do you feel like moving forward, families will prefer smaller settings vs larger facilities?

      Yeah, EPG insurance who I currently use.
      It personally hasn’t affected me much. I’m still getting calls for vacancies. I believe families want a smaller facility because there’s a lower chance their loved one will contract COVID-19

      Great question! A lot of it depends on what you are able to afford to do. For most people, it is more affordable to lease the property because they can use the capital they have available to utilize toward their business instead of putting that toward the downpayment of a house.

    Hey man. I’ll pay you to teach me. I’ll even fly out to meet you. I’m a realtor in atl and the need for this here is crazy. My business owns a 24 bed that is a commercial building. That makes $50k a month but I’m 25 and have like $80k cash I could put into somethings (can get a loan for about $500k - $300k business loan)

      I only have two beds in the master bedroom. Due to zoning and department health services your rooms need to be 120 sqft in order to have two beds in them.

      That’s only if you’re Oregon and in California that you need to show proof of funds.
