    These videos are awesome!! You mentioned Florida has laws against 10 beds...what is the max number in Florida and where can I find some more info on the specifics for Florida?

      Thanks for the support! It’s greatly appreciated. Anything beyond 10-beds would require a commercial kitchen, and would require a special variance. AHCA is the licensing department for Florida. That’s where I would start.

    How is one caregiver enough for a 5 bd when you consider breaks, lunch, and 24 hr care needed?
    Im confused by these factors with only hiring 1 caregiver.

    Hi Serg! Great info as usual. Im trying to get started in KY and can't seem to find the right people to speak to. We've been cleared zoning wise for a "family care home" but the inspector general here says "residential assisted living " doesn't exist. Were being pushed towards being a lower level "business wise" Family home provider... basically adult fostercare for people with physical/intellectual disabilities. Essentially a sub contractor under an SCL waiver provider. What am i missing? Appreciate your advice 😊

    I am in Arizona and I have a 5BR 3Bath that I am planning to turn into a RAL. How many residents do you think can be placed in a 2060 Sq ft home in Arizona? Thanks

      You’re welcome! Thank you for the support. It really depends, I do like to have more bedrooms than bathrooms. But having 1 or 2 shared is something I still try to get.

      You definitely can, but it would be considered a commercial property, therefore you will need to follow commercial regulations.

      Okay, thank you. What is the difference in starting that instead of a 6 bed? I know now zoning is a factor. Any difference with fire inspection or licensing? Retainers?

    Few questions: 🔥🔥🙋‍♂🙋‍♂
    1) How do you find the tenants? what do you call? agencies, the city, or treatment centers?
    2) Do you do full service or just housing? i want to just be providing housing, so i dont need licensing, right?
    3) And because they're a protected class, local zoning shouldn't be an issue. right? Because "Fair Housing Act (FHA): Protects individuals in recovery from discrimination and may require local governments to provide reasonable accommodations in zoning laws. Americans with Disabilities Act (ADA): Ensures access to housing for individuals with disabilities, including those recovering from substance abuse."

    when you say 10 beds is that like purchasing a 5 bedroom home and putting 2 clients to a room?

      That’s correct, ideally you would want 6 bedrooms and 3 bathrooms.

How would you charge per bed for shared beds? what if the clients in the area prefer private beds how would you charge them? because I saw a video explaining how a facility purchased an 8 bedroom for a total of 16 beds but couldn't sell it for shared rooms so they had to make them private.

    out of the City of Phoenix, what cities are allow 6-10 beds?

      it all depends you have to do research of the area what other places are charging. I would recommend you not start out with 10 beds. Because you have to fill those beds or you will lose money. I am starting out with 6 beds b/c I am new to this.

      Because if you go above 6 beds, you'll be required to have a commercial kitchen and abide by commercial zoning rules and regs.

    Where are people finding 10 bedroom homes? Because from my experience, people don’t want roommates so getting new residents becomes a challenge.

      A lot of the times if you’re not buying an existing facility, you’re going to have to convert a single family home with the right square footage and layout to get it to 10 bedrooms.

      In most cases you cannot. The most you’ll be able to do in a residential setting is 6-beds. You’ll have to have a commercial property to be able to do a 10-bed.
