I’m living in Ocean Pines, love the area! Here in the Pines you are just far enough away during peak season and close enough to enjoy everything in the off season! Absolutely perfect spot!
Grew up in Bel Air, MD and went to OC multiple times every year. Lived there year round from 94 - 99 and got married there in 95. Moved away to Melbourne, FL for work for nearly 20 and now live in the TN mountains just above Asheville, NC. We recently put our FL property up for sale and once sold will be buying a family retreat back in OC again. Probably the West OC / Berlin / Snow Hill area for now as we have a german shepherd (not the best for condo life / rental income) then maybe a 3 - 4 br condo in OC once our dog is no longer with us. The mountains here are pretty (we're outdoorsy types, love hiking, surfing and such) but need to balance it out with some time spent along the coast. We work remotely and being 8.5 hours away we're looking for a place to spend our summers at while our kids are still in HS / college here in TN. OC has always been our favorite beach town (been to many) and looking forward to coming back.
Awesome Vincent and love to hear about your family’s journey! OC is a special place. Reach out if you would like some help with finding your perfect getaway place over here near the beach. Be happy to help. Best way to connect is my calendar link in my bio or email is Rich@livebyoc.com. Cheers🙌🏼
We go down to OC MD twice a year. A week in the summer to spend time with our 3 grandkids then Thanksgiving week. So much cleaner & quieter then Wildwood NJ and so many great restaurants. Always bring back a lot of salt water taffies, fudge & Carmel popcorn. Like to do some Christmas shopping at the Salisbury mall and if course Rehoboth Beach outlets. Have 75 year old neighbors that have a nice 3 bedroom house in a double lot at North end but refuse to move down there due to lack of any well equipped larger hospitals.Love the 750,000 LED Lights they install every year at North side park for winter festival. We live in Philly and have more crime in one day then OC has in a year. Always feel extra safe down there.
Thanks John! They do keep the beaches clean here for sure. Never been to Wildwood myself. Glad you guys get to enjoy coming down a couple times through the year as Philly is not far away.
Thanks Lacey! Good point as traffic can get crazy too. Usually not bad once in town. Now, trying to get in or out on a holiday like July 4th…..is like rush hour around Washington D.C., ha! You’re in the car for hours.
I haven't lived there in almost a decade but I miss it sometimes! One really nice thing to consider if you have the money is you can live on the water in West Ocean City or Ocean Pines and commute to a few bars and restaurants in Ocean City by boat. It's more fun and no traffic!
Thanks for watching John! Definitely good to know how taxes work for your situation for sure. I have a lot of clients from northern states picking up a second home/investment for tax write offs or a primary for more attractive income tax reasons.
I will be coming to Ocean City this summer on a J1 visa, do you have any recommendations on finding a job and affordable accomodations? Nice video btw, thanks for the great amount of information
Hey there! That's awesome. I would check with the Town of Ocean City as I believe they have a department that coordinates with J1 students. There is a job fair that they hold at the convention center every year also. The Harrison Group pulls in a lot of J1 help as they have a lot of positions to fill between their hotels and restaurants. I use to bartend over at the Hilton hotel for them and great company. Town of Ocean City and or The Harrison Group should be able to help with housing setup. Hope that helps! This is their website here : www.ocmdhotels.com/employment
Nice one! 🙌🏼 Yes, indeed. Hard to mention them all in this one but I plan on making a vid with my Top 5 restaurants in OC soon. It’s going to be tough narrowing them down😅
Not a 100% fan of them. I’ve read they are suppose to be 15+ miles off shore but not sure what that will look like visually. I’d imagine it will impact marine life and local fishing industry.
Thanks Bryan. Price points can range from $200K to $600K for most places depending if single family, town home, condo, # of bedrooms and the location to the water. No senior housing specific in OC that I can think of but you're right with Ocean Pines which has some sections for 55+ (The Park is one that comes to mind) and they're a few communities a little west of Fenwick in Selbyville, Delaware that are 55+ and or assisted living. All are minutes from the beach. Feel free to send me an email or phone call if you need help with more info. Rich@livebyoc.com or 443.614.3866
What area of OCMD would you recommend looking at for real estate? I've always stayed closer to the inlet, but more recently have been considering buying in the north end near Fenwick. Thoughts?
Hey Gary! I like all areas of OC from downtown/inlet, Mid-Town and North OC. They all have a little different feel. More action downtown and that old Ocean City feel. I've helped a few clients here recently and most were buying in Mid-Town, 30th St. on up 80th St. and into North OC. Mid-Town is nice because of options for places on the bayside and oceanside to invest in. Easy to head either way to downtown if you want to go to the boardwalk or you could head North to get to some different restaurants. Feel free to reach out anytime and I can email over some options of places for sale so you can get a feel of the market. Rich@livebyoc.com or 443-614-3866 Cell
Thanks Tony! 💯Yes, highly rated schools in Worcester County. A lot of families in surrounding counties come over this way for the education and sports programs.
Thanks SKORCAW! I live about 10 minutes outside of OC. Work and play in town. The Pros and Cons I mention in my vid are my opinion. I can’t possibly speak for every single person that lives here as maybe like yourself a concert or big fishing tournament is not your thing. 🤣 Let’s hear yours?
Let me know your thoughts in the comments here on anything you can add from vacationing or living in Ocean City, MD yourself!🙌
I’m living in Ocean Pines, love the area! Here in the Pines you are just far enough away during peak season and close enough to enjoy everything in the off season! Absolutely perfect spot!
Thanks Rob. Love the Pines! Great amenities in there and like you mentioned it’s just a quick ride over to OC. 🚀

You said parking but traffic is a mess on the weekends in the summer time there but we, love the beach and we go all the time thanks for the video.

Good tip and I totally agree that’s the way to do it to beat traffic! Also boaters get to skip any cover charges in most places like Seacrets.
just watched you're video on pros and cons. I thought it was very informative. I liked and subscribed.Just waiting on the next video.
Thanks for subscribing and glad it was helpful Kevin! Let me know any topic you would like to see coming up in my next one. 💯
My wife and myself stayed in OCMD for our honeymoon so much to do and a lot of restaurants we stayed at the Holiday Inn back in 1998
Awesome Joe! Yes, so many things to do in OC for sure.
Did you ever make that restraunts video? I can't find it. Thanks!
Hey there. No, I need to make good on that one. Stay tune and I’ll have that up next! Thanks for watching🙌🏼
Love OC, and would live there now except for the Maryland state taxes as they affect my situation

You forgot the Hobbit! One of the best restaurants in OC 😎
Nice one! 🙌🏼 Yes, indeed. Hard to mention them all in this one but I plan on making a vid with my Top 5 restaurants in OC soon. It’s going to be tough narrowing them down😅
What’s your opinion of offshore windmills?
Not a 100% fan of them. I’ve read they are suppose to be 15+ miles off shore but not sure what that will look like visually. I’d imagine it will impact marine life and local fishing industry.
Great video! I love Ocmd!
Thanks 88Doug! OCMD is the best💯
What is affordable in OC now? Is there any 55+ Communities in OC or senior housing. I know Ocean Pines has a lot of retired people.
Thanks Bryan. Price points can range from $200K to $600K for most places depending if single family, town home, condo, # of bedrooms and the location to the water. Love it there! Sure wish I could live there!!!!
Thanks Brenda! It is a great place to live and visit. I'm partial though, ha!
I was told school systems are excellent !!!
Thanks Tony! 💯Yes, highly rated schools in Worcester County. A lot of families in surrounding counties come over this way for the education and sports programs.
Was going to relocate there..wife said it is dry town???
Hey Bill! Dry as in no alcohol? Plenty of booze flowing here in Maryland. 🍻I’ve heard Ocean City, New Jersey is a dry town.
Do you actually live in OC? And do the locals rate all the events as the 2 best reason to live at ocmd? No.
Thanks SKORCAW! I live about 10 minutes outside of OC. Work and play in town. The Pros and Cons I mention in my vid are my opinion. I can’t possibly speak for every single person that lives here as maybe like yourself a concert or big fishing tournament is not your thing. 🤣 Let’s hear yours?
the mountains are wayyyy better then the beach. sorry not sorry
Ha! I like the mountains too. Nothing beats the sun, ocean and those beautiful water views at the beach though🏖
So you don’t actually live in Ocean City?
He said he lives in Berlin, which is just 10 minutes outside Ocean City.
Kevin got it🙌🏼. I live right outside in Berlin. Work and play in OC.
Its been a shthole for atleast a decade now. I dont care to ever go there again to visit let alone live there
I think you’re on the wrong video then, ha! Where is your preferred beach spot ? 🏖️
