What is the benefit of making a video so hard? If views, likes, subscribers are not? We live in Rehoboth Beach, just received our reassessment and were floored. 45 years in the same house the value was just below $10m at 75 & 73 we are horribly afraid we will have to sell and move. Terrifying to older people.
Hey there. I know Sussex County is rolling out their reassessments for the upcoming year. Had a client mentioned his tax bill increased about $100 for the year. Sounds like you have a very nice property to be assessed at $10million. Have you looked into any exemptions for seniors and it being your primary residence? Missed that episode but love Yellow Stone. That is a tug and war so to speak with anywhere that becomes a desirable destination with higher rents, property prices and traffic for sure. Especially resort areas. Thanks for watching!
I remember when Ocean City was zoned as non-development from about 75th up to the Carousel. But money talks and all that changed into enormous condos...

We have had a time share in lovely OC fir 25 years. Think the annual maintenance fee was only $125 a year 25 years ago. Last year it was over $700 along with a $600 BS fee to cover things. They replaced the grest looking Colonial looking doors with ugly aluminum doors thst look like the ones on hospital ER entrances. Can remember the year they bragged they installed a new pool heater but when water was cold three days in s row asked the maintenance man ehat eas the .problem. Told me that they were too cheap to run pool heater but not to tell anyone. We raised so much hell the gave ue free passes to use the indoor pool at the old 62nd Street fitness center.

The lump should be for straight eating. Crab cakes should be like meatballs. You stretch the lesser parts and season them well to make them amazing. I'm in the minority, but backfin and fried with some tartar sauce kicks the crap out of lump and broiled.
I hear you! I agree some crab cakes that look really good with all jumbo lump can be a little dry and or lack seasoning. It’s truly a balance. I think as long as you have the real deal blue crab meat, seasoned well and cooked right, you’ll have an amazing crab cake 🦀Thanks for watching!🙌🏼

My parents bought a unit in the Georgetown building of the Sea Colony when they were still being built in the late 70s. They bought their 2 bedroom, Ocean Front 7th floor condo for around 70,000!!! There was a glut of units available at the time and there were still had 2 more buildings to be built, I think they were called Harbor and Island but once those last 2 were finished the prices shot up. Makes me sick to think what those units must be going for now but back then there was absolutely nothing to do in the area besides the ocean. Couldn't even get TV reception.

Tower hill vs welches pond which one do you think have more potential for appreciation?
Appreciation potential would be the same for both I think. Both communities offer up some great selling points for buyers. Tower Hill is close to the trails and downtown Lewes. Welches Pond has larger more private lots and a little west outside of the action a bit more but still close to everything.

With the shear amount of STR properties in the OC MD area and level of competition, i'm curious what your thoughts on marketing costs per year (is it essential to be on Airbnb & VRBO for visibility) and also what would be a conservative expectation for percentage occupancy given your knowledge of the market? Glad it helped! Good question on marketing costs. With over 8 million people visiting OC within in a year I've seen quite a few unit owners do very well just utilizing free sources for marketing. Mainly being on AirBnB and or VRBO with professional pictures/video, a good description/title and providing a great overall experience. Stacking those 5 star reviews which leads to more bookings. Posting on social media accounts and building a email list of clientele to keep people coming back. You could check out a great software that gives you a bunch of analytics insight of the STR market anywhere in the US like occupancy rate averages...etc. Check out AirDnA.com. These new changes will cause the prospective buyer to go directly to the listing agent to buy the property. The prospective buyer does not want to pay an agents fee nor sign any contracts/agreements in order to see a house. I will not be renewing my membership in NAR when it expires.
Maybe, as some buyers already have done that in the past as they think they’ll get a better deal but the listing agent can charge more for handling a unrepresented buyer to the seller as they are handling both sides. Really just a little bit more paid by the seller would be similar to a buyer agents compensation. Sellers are still willing to offer buyer agent comp. if the bottom line makes sense just like before. If not, I’d imagine when you get into other negotiable items like inspections and fixes and special assessments…etc that the seller would be non negotiable on these too and that it may be a sign upfront that deal wouldn’t happen regardless. Signing an agreement and committing/hiring a buyers agent is easy and more beneficial. I couldn’t imagine having to go see 10 homes and dealing with 10 different agents that are really looking out for the best interest of the seller and not me the buyer. What state are you a licensed Realtor in? I think you’re selling yourself short as a professional if you think you bring no value as a buyer’s agent. Keep your head up! Cheers🙌🏼
What are your thoughts on the old way vs. new way? I believe buyer agents are equally as important as listing agents. Majority of sellers that I've spoken/working with are ok with offering buyer agent compensation still as long as the deal makes sense just like before. Hope my video helps!

My fave is in Glen Burnie, Sunset. In a beach tourist town cakes are usually not that good. Hooked in OC has good ones, though. Also Liquid Assets.

I’ll have to check them out if ever over in Glen Burnie! OC and surrounding area has a lot of top notch places for a crab cake. I like both those places you mentioned. 🙌🏼
hmm.. way way overpriced.. not that great. for example a condo in that community selling now for 250k was only a few years ago market priced at 150k .. it is a buyers market, if your not asking the buyer to take a serious haircut 40%.. your wasting your money because its just going to lose more value as time goes. On top of it they had the balls to call it Ociean anything when it is nowhere near the ocean is a marketing BS I loath.
All real estate had a nice surged in appreciation once 2020 hit into 2021, 2022. It's still appreciating but at more normal rates. Inventory is still on the lower side and still a Seller's market in Coastal Maryland and Delaware so not sure where you're seeing your data. Still has a good ring to it, Ha!
Ocean 13 is my favorite! Of the ones in your list The Shark, Sunset Grille, and Barn 34 have been great. Leo's Seafood uptown is a bit of a hidden gem too even if it's more of a lower cost spot.

When I was a kid my grandma had a beach house in Fenwick Island, My siblings and I went every summer with our cousins. But had to stop when my Step dad and mom split up. 25 years later My sister reconnected with our cousins and we've been going back every summer for the last 6 years. Sandly my sister passed 3 years ago and we put her ashes out to sea in Fenwick, we haven't been back since then. My niece (my sisters daughter) called me a few months ago asking to go back and we couldn't say no. But this will be the last trip for us. One last good bye to my sister. I can’t wait to go to the life saving museum. That and going to the movies. Usually I just swim in the ocean or hang out at the arcades at the end of the boardwalk. The roller coaster isn’t half bad.

@@RichPrice_livebyoc They're on the left driving west on 54 a little past Harpoon Hanna's across the bridge. I don't recall a cluster of restaurants there, but there may be others. My sister moved to The Estuary in Dec.2023 and has been trying locale places to eat and such. One can eat inside, or there is an outside deck with multicolored picnic tables that overlook the bay and one can watch an Osprey nest as well.

Pro. You own property at the beach and can go any time you want. Con. Going to your place in the summer and finding your neighbors rented their condos out to noisy people with kids or people who party until 4am.

When we found Glen Riddle I searched your videos to find one about the area but didn't find one. We ended up buying a house in Glen Riddle recently and love it.
