With the shear amount of STR properties in the OC MD area and level of competition, i'm curious what your thoughts on marketing costs per year (is it essential to be on Airbnb & VRBO for visibility) and also what would be a conservative expectation for percentage occupancy given your knowledge of the market? These new changes will cause the prospective buyer to go directly to the listing agent to buy the property. The prospective buyer does not want to pay an agents fee nor sign any contracts/agreements in order to see a house. I will not be renewing my membership in NAR when it expires.

What are your thoughts on the old way vs. new way? I believe buyer agents are equally as important as listing agents. Majority of sellers that I've spoken/working with are ok with offering buyer agent compensation still as long as the deal makes sense just like before. Hope my video helps!

My fave is in Glen Burnie, Sunset. In a beach tourist town cakes are usually not that good. Hooked in OC has good ones, though. Also Liquid Assets.

hmm.. way way overpriced.. not that great. for example a condo in that community selling now for 250k was only a few years ago market priced at 150k .. it is a buyers market, if your not asking the buyer to take a serious haircut 40%.. your wasting your money because its just going to lose more value as time goes. On top of it they had the balls to call it Ociean anything when it is nowhere near the ocean is a marketing BS I loath.

Ocean 13 is my favorite! Of the ones in your list The Shark, Sunset Grille, and Barn 34 have been great. Leo's Seafood uptown is a bit of a hidden gem too even if it's more of a lower cost spot.

When I was a kid my grandma had a beach house in Fenwick Island, My siblings and I went every summer with our cousins. But had to stop when my Step dad and mom split up. 25 years later My sister reconnected with our cousins and we've been going back every summer for the last 6 years. Sandly my sister passed 3 years ago and we put her ashes out to sea in Fenwick, we haven't been back since then. My niece (my sisters daughter) called me a few months ago asking to go back and we couldn't say no. But this will be the last trip for us. One last good bye to my sister. Thank you for the video helps me remember all the fun memories!

I can’t wait to go to the life saving museum. That and going to the movies. Usually I just swim in the ocean or hang out at the arcades at the end of the boardwalk. The roller coaster isn’t half bad.

We own that house now and we renovated it!!!

My wife and I are thinking of moving to Delaware. My sister moved into her new home in the Estuary in Dec. While we don’t have that kind of money, I see there are a few places within our price range. One place not far from my sister is a Ryan home complex called Atlantic Shores. Do you know anything about this place. Ryan homes has in the past had a pretty good reputation for building quality homes.

Pro. You own property at the beach and can go any time you want. Con. Going to your place in the summer and finding your neighbors rented their condos out to noisy people with kids or people who party until 4am.

What is the drone thing flying around, I wanna buy one. It looks small and very easy to maneuver. I watched alot of you're videos on tourist stuff in OC. My family and I just visited. Very nice and different place. We stayed at 508 Robin drive. Maybe one day we'll meet for business. It qould be nice to live on the beach!

Great content! Yes, sample rental airbnb use cases would be helpful. I'm thinking about buying a second home in OC but don't know how much rental income it could bring in. Early in the process and browsing.

Rich, good content - I do enjoy the insight type videos, especially from a knowledgeable local, not just from the multitude of 'how-to' real estate channels on YT. We are still in the "too early to know what we need to consider" phase and more of the surfing to see what prices and inventory are doing. If you ever have time and interest, I think a video with some detail on how property managers in OCMD operate would be great - if there are any nuisances to the town vs other locations, what % they generally take, do they handle marketing and/or does the owner also run things like AirB&B, etc. Also, some sample use cases with past clients would be educational for us - what did the property sell for, what is the rental income looking like and what can be expected if you fully rent it vs maybe taking 6 weeks for yourself in the summer, etc. I know you are a busy guy, just some ideas for any future down time you may have and you think it would be of value for folks looking for a place. Keep the videos coming, lets get to 1k subs and keep it going!

Rich, solid job on the technology with he drone fly-through and well done on the acting/opening/presenting skills. A bit too far from the beach for me but a nice looking home with a reasonable price, big yard, etc. Should be a quick seller!

I like North Ocean City the best. It's a little more laid back and the side streets are wider. I stayed on 124th Street last summer and there were many great restaurants within walking distance and two grocery stores.

If you are smart you wouldn't want to be a landlord in a blue state.
