I have not commented on many TY vids lately.. I watched - or tried to watch one of yours a couple of years ago and the pain of the volume switching and music made me "Do not recommend channel"... I Took a chance today and was blown away by the quality of the video. The sound was consistent and understandable.. I will be watching from now on... Thanks
Our quarter round transition to the floor looks like that...but it's because we took out carpet and haven't moved the 1/4 round down to the hardwood yet
This is why I don't work for investors or property management companies. They want you to take shortcuts, and everyone I know, myself included, has been ripped off by them. I helped a friend of mine a couple of weeks ago, that took a job from a property management company. The company is in NY, the house is in Rockwall TX. My friend got screwed over royally. He ended up not making any money on the job.
I feel so bad for them. I assume they are renters but it could be some HOA that has power over them. Either way if they are paying it's gonna be a couple grand. 😢
@@RogerWakefield being a renter there are laws on her side that would make them fix it. that tub has sunk as well as sections of the floor it is more than just foundation that bathroom needs to be gutted as i bet the floor is rotted and it did look like there was considerable rot around that tub now you looking at potential mold issues, just from this short video there is more than plumbing and foundation issues there are other structural issues going on
I was able to get my landlord to install an ADA compliant toilets in my bathroom it was about $160 for the toilet and install from them cheaper than a plumber but at least if something goes wrong I can blame them
How do you level an existing slab? If you raise a stem wall will the field of the slab follow? Not sure how it's done. Does this create a cavity that must be filled? What do you recommend when a problem like this is on an inspection report for a house in escrow? Thanks, Roger.
@@davidg5629 Yes, it's just more involved as the tension on the cables needs to be monitored and adjusted as the slab is lifted usually through cement injection under the slab to push it up.
@@davidg5629 It is injected underneath the slab through calculated holes the pressure lifts the slab level and then it hardens. It's not something you can DIY, you need a foundation repair specialist.
It's not pointless.. but it's not going to last as long as it should. Consider all the impurities in the tank already.. the anode rode is gonna get ate up quicker than a tank that was properly maintained
@ I think I would be very afraid to work on this job. It being a rental unit and it seems that the owner is only thinking of the bottom line. Think you should try to find her a new place to live and run away from this mess. 👍🖖
Hey Roger, if you can connect me with any plumbers who are looking for an apprentice that would be awesome. I have training and certification. Looking to get more hands on experience
I think if the city requires you by law to have a city tree in your yard, that the city have to pay for the damage that the roots of that city tree will end up doing to your sewer line over time. I really hate some of these code enforcements.
The honesty of telling a customer to do foundation work before plumbing work is on point.

It would be nice to have an update on this one. Hopefully the world can work right for once.
I will try and keep this on my radar
Thank you for video
You bet
That management company and owner won't do a dang thing to fix it. They'll send in Cousin Paco with a shovel to 'fix it'.

She is a renter…very unfortunate
Couple grand is not even in the ball park. 10s of thousands. Blackrock wont fix it.
5 figures for just the foundation issue.
@ Go back to coding. "just a foundation issue". Did you miss the part about the plumbing? This is going to turn into a major repair and demolition.

belly not property installed
😂😂
Hey Roger, I’m 18 and want to become a plumbing apprentice instead of doing college. What do you think the best way to tell my parents would be?
They can and snaked the sink today in the rental I live in and they found the pipe is the wrong size and not secured and it’s in a uninsulated spot
those roaches are living a better life than most ppl in those pipes
Hopefully no one is living in those pipes😂 they are a bit small
Hey Rodger have you seen and or tested those things you put on outside hose bibs that when it freezes thay open and run the water.
Man, the tools they have now are amazing. The snake tells you the footage.
What the heck is that at 7:36? You didn't look under neath the house. If the floor sunk an inch there is damage to the joist.

That's a pretty cheap charge! Nice job, is your landlord better than this one?

Depends entirely on the slab, how thick it is, does it have rebar, does it have tension cables, what is the slab on dirt, fill, gravel etc.
@Cragified can you correct if is post tension?

@Cragified and the injection fills cavities as they are created? How do you know when the injection is completed? Thanks

Do u recommond change anode rod. ? If never change 9 years old bradfort white? Or bolt is rusted?

No, do not invest any money in a 9 yr old water heater
@@fisherbrown903 don’t change it when it’s that old. It won’t do any good.
The flooring at the end of the video looks like it warping a lot. 😬🖖
It is, that's what she was talking about in the beginning of the video
@ k, saw at the beginning at the bathroom, but in the kitchen/living room seeing the floor looks bad too. 👍🖖
Sorry, I meant at the very beginning when she's on the phone, she's referring to the floor in the living room hurting her families feet...
