I had a house built in 1919. It still got the same roof on. It looks fantastic. Probably asbestos shingles but they’re forever everlasting maybe slate I just put a new roof on this house six years ago with 40 year shingles in Florida and it looks like it’s ready to be replaced already we gotta stop making stuff that fails .
Good stuff definitely a weak spot for EPDM but growing up on roofs I would look just a little bit higher possibly around the skylight bubble itself or where the rubber flashing meets the skylight…not saying that the corner detail isn’t causing issues just pointing out another problematic area

They should outlaw EPDM roofing and BUR gravel
Why epdm? It’s one of easiest to clean and work with
